First Floor: Main living room, dining room, updated kitchen and half bath Basement: Finished basement is the perfect for extra living space, attached to a full bathroom and laundry room Second Floor: 2 bedrooms, each with a full bed. Bonus room is currently set up as an office but could easily work as a small 3rd bedroom or nursery Featuring leafy streets lined with historic mansions and Victorian townhouses, Chestnut Hill is known as the city's garden district. Home to the Morris Arboretum and its canopy walkway, the neighborhood is the perfect escape from the city, but close enough to commute! Picturesque Germantown Avenue is lined with antiques shops, art galleries, tearooms and farmers' markets. -No parties, smoking or excessive noise. -Long term rentals welcome, please reach out for rate details! -No parking included, but street parking is normally easy. After booking, guests must authorize a security deposit or pay a damage waiver. The rental agreement must be signed and we must conduct an ID check before providing check-in details Welcome to Philly! House Rules: they’re listed on your reservation. Failure to report an issue directly to us first, to give us the opportunity to rectify, will nullify any subsequent claims or complaints made to any booking platform. Check-out: 10:00 AM. Unauthorized late check-outs will be subject to a fee. Damages: Please report any accidental damage immediately. Guests are responsible for the cost of repairs for damages caused during their stay. Toilet paper only in the toilet—keeps the plumbing happy! Age Requirement: Guests must be 21 years or older. Location Requirement: We don’t rent to local residents of Philadelphia – this helps us maintain a vacation-friendly atmosphere. Fee Schedule: $500 for removing any or all guests/occupants. $500 for excessive noise. $500 for smoking. $500 for breaking any house rules. $1000 for clogging toilets with inappropriate items like baby wipes or small objects. $50 per hour for unauthorized late check-out. $50 per person for unlisted guests or exceeding the booked number of guests. We may remove any retaliatory reviews related to violations of these rules. Guests agree to cover any damages resulting from rule violations, including property damage, damage to common areas, and lost revenue due to canceled reservations.
