WEEKLY SERVICES: There are various service providers that visit and maintain the exterior of the property on a weekly basis and the days they visit vary from week to week. These services include lawn care, exterior pest control, trash handling and where applicable, pool and spa cleaners. Some properties may have other specialty service providers. If you see them outside, they are just on site to do their job and keep the home in its best condition for the enjoyment of our guests. Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7. Guests must be 21 or older to book. This home is not pet friendly. NOISE LEVELS: There are long term tenants living in the house behind the home you've rented. We ask you to be considerate of the tenants in the other house by keeping noise levels down and observing quiet time per St. Johns County ordinance from the hours of 10pm until 8am. LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee. Rental Agreement Please read the rental agreement carefully you will be required to sign this rental agreement before you begin your vacation. By signing this agreement, you are agreeing to adhere to the house rules contained in this link: Any monies received by the property manager LLC for occupancy of vacation property indicated the acceptance of the terms of our vacation rental agreement in full. All policies are strictly enforced. It is the responsibility of all guests and members of their party to be familiar with all policies pertaining to rental. Reminders Check-In Time: We ask that guests arrive and complete check-in before 10:00 PM. Please be aware that our team needs time to rest as well, and this helps us serve you better.If you have plans to arrive after 10pm, please let us know to ensure you know the back up method in the case you need it. Office Hours: Our office hours are from 9:00 AM to 5:30 PM. If you require assistance during this time, we are here for you! For any urgent matters outside of these hours, please leave us a message, and we will get back to you as soon as possible. Renter requirements For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit card holder. This person is considered to be the guest. Down payment/ payment Final payment will be required prior to checking-in to your vacation rental. Damage policy As a condition to the rental of all vacation properties, the property manager LLC reserves the right to charge the guest's credit card for any and all uncovered guest/invitee caused losses and damages sustained to the vacation property throughout the duration of their period of occupancy. In the event of any uncovered guest/invitee-caused loss or damage to the vacation property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, plus all applicable taxes, the property manager LLC is hereby granted the right to charge the guest's credit card. By written or electronic endorsement of this agreement, the guest hereby agrees to pay for all such charges, as defined above and on the proceeding pages. Upon arrival If there are concerns or issues with your rental property, please immediately contact our office (leave a message if there is no answer). No refunds or considerations are given unless we are notified of problems during your stay. Emergencies/ maintenance In the event of a problem getting in the vacation rental or if there are problems with condition or functionality of the vacation rental, please immediately contact the office (leave a voice message if there is no answer!).
