We are close to Syracuse NY, Jamesville Beach,and Tully. You’ll love our place because - Well, its a Hobbit House :). Very cozy 12 by 12 cabin set in the back of my land right where the woods start. Small cabin good for a couple and maybe a child or two but no more than that. It has an outhouse. If this is sounding too basic or off the grid then please don't book! :) because that's exactly what is. But you also get to say you stayed in a cozy little hobbit house. The space Great way to have fun and social distance at the same time! There is a full size bed. I have a cot for another child or single blow up bed. It has an electric Edison light and a electric flame lantern that really gives a cool effect to the house at night. There is box fan under the bed if it's hot outside. We have electricity to the Hobbit house with a power strip by the bed. New Note! 11/26/19* We now have a fireplace that does a wonderful job heating the Hobbit house for the winter. I've spent a few nights testing how warm it stays and its been great, It went down to -4f this past week and it was still cozy, but I think thats limit for guests anything colder and I would probably cancel the stay for that night. Everybody's Idea of cold is different, so I have to account for that. Also Its more expensive in the winter because of the heat costs, I only increase the price $5 to $ 70 a night. Winter Staying in the Winter is something new we're doing. The shire is so beautiful in the snow, its seemed a shame not have it open for the Winter. . I've had guests sleep in it in temperatures down to 15 deg so far, and they said they were cozy (for winter camping) with the electric blankets. Like any cabin you'll be cozy but bundle up at night. :) New Note 11//26/18 We've been hosting a few months now and its been going great. People are really liking the other-worldly LOTR getway. I do have to reiterate that this is not a hotel and Its rusticness is part of its charm. It has an outhouse as I mentioned , the cabin smells of pine cones and incense which may not be for everybody but for a heated hobbit house in the woods , It's cozy as can be. We did have a guest that missed this part of the listing. I mention this just to be sure people know they're going to be in the woods not at a hotel. It has an outhouse about 15 feet to the right of the house in the woods. You're welcome to use the bathroom in the house in the morning after 8am. Just send us a call or message :) If you need to take a quick shower, you are welcome to use the house shower in the morning. We weren't planning on doing that but we understand people are traveling and need to shower. Just be quick and let us know when you plan to use the shower ahead of time if need be. I have the book and audio book of the Hobbit on cd with a cd player if you want to just chill and relax listening to the hobbit in the Shire. Tinker Falls & Labrador Hollow are close by for hiking. Also we live in classic rt 20 farmland- big hills, cornfields and dairy farms which attracts bicyclists from all over and just people looking for pretty country to joyride around in. Guest access You'll be able to drive your vehicle up to the hobbit house on dry days. Please drive slow and be mindful of the grass. If it's been raining a lot and you don't have 4 wheel drive, you should park by the house and walk back to the hobbit house. There is a fire pit area across the yard with 3 chairs for bonfire or cookout. Because the hobbit house is nestled in the pines I didn't want the bonfire area to close to the trees. Other things to note No smoking cigarettes or gas grills etc in the hobbit house.
