Please note we do not heat the poo during summer, and the other seasons heat is dependent upon the weather. - 1/3 of an acre lot with a wet weather creek / woods running behind the property for great privacy on the back deck. - 5 sleeping rooms, 2 double vanity bathrooms & all beds memory foam - Large expansive private back decking spaces, including private & secluded pool. The back deck (with spa) feels like you are nestled in tree tops overlooking the rolling Hill Country, 7 person spa, fire-pit, - BBQ Weber Grills (runs off house supplied natural gas) - 25mins to Lake Travis boat rentals / boat launches, and plenty of boat parking at our property. - HEB and Whole Foods within 20min of property. All guest must be announced to the host and approved. **Please note our upcoming county road re pavement project: The last 100 yards of road to the property is a rough county road. Driving the 10mph speed limit allows most sedans no issues accessing the property, but drive slow and straddle any rough spots. Hays County has approved engineering plans and repave sometime before March 2026. We are not allowed by the county to maintenance it ourselves unfortunately. Private entrance. Property has travel crib / Pac N play at the listing at all times for use. **Rough road warning** - The last 100 yards to the property is roughly paved road. This is a county road and they will be repaving it in 2026. It was temporarily repaved in 2025 to smooth out the road some. As long as you drive 10mph (posted warning limit) a sedan should be able to access the property. Please do not speed down this road. Noise Monitoring: For neighborhood compliance, the property uses exterior and common-area noise monitoring devices that measure decibel levels only. No audio is recorded at any time, and there are no recording devices inside the home. Pet Policy: For a per pet per stay fee, well trained, indoor dogs are welcomed. Not cats or other animals please. Dogs must be crated when unsupervised, and we kindly ask they not get on couches, bedding, etc which makes it very difficult for our cleaning staff & future guest allergies. On a case by base basis, when our cleaning staff encounters additional charges, we reserve the right to charge for excessive pet hair, uncleaned pet messes, and damages. Cleaning & House Rules: Standard cleaning is included in your reservation.
