Providing a magical, light-filled space and with all the amenities to ensure a perfect stay, you will be guaranteed a luxurious getaway whatever the season and weather. Whilst Rockcliffe allows you to bring up to two pets we politely ask that they are not allowed upstairs. Stair gates are provided. There are security cameras in external areas around the property. The whole house is yours to enjoy 😊 You will have ample private parking for your vehicles at Rockcliffe. Aberdovey has two train stations operating Cambrian Line trains which can take you on a spectacular coastline journey should you wish. Bus services run regularly from the village to neighbouring towns. Your host Lisa will be available by telephone throughout your stay to ensure a smooth and hassle free holiday Rockcliffe is in the village of Aberdovey and from the balcony you can see the championship links golf course opposite, which is a must play if you’re a golfer. Aberdovey is full of things to explore on foot. There are plenty of independent shops, cafés, bars and lovely restaurants to enjoy. The beach is very popular with many water sports on offer. You can book a paddle board lesson, go surfing, sailing or even kite surfing. If the tides permit, you can even stroll along the sand all the way to Tywyn. In Tywyn visit Talyllyn Railway where you can experience a traditional journey through the Welsh countryside or venture further afield to Dolgoch Waterfall. Other attractions include Corris Mine Explorers where you can partake in excursions into an underground mine, Fairbourne Railway or how about the challenging hike up Cader Idris if you’re feeling active? The main open-plan living area is stylish and airy with a cosy log burner and underfloor heating which will keep you snug throughout the cooler months, perfect for relaxing and enjoying the company of all those travelling with you. The well-equipped kitchen, living room and dining area all blend into a light and seamless space where you can chill out in front of the Smart TV, create delicious meals for all to enjoy or just marvel at the stunning views from the open-plan dining area with a large 2 leaf table with seating for 10, where you can gaze out to sea over a glass of wine. When it’s time to unwind, five spacious bedrooms await, the first being conveniently located on the ground floor, which features plenty of storage space, and there’s a shower room next door. Upstairs are the remaining four, two doubles one with an en-suite shower room. The remaining two comprise an adult-size bunk bed and the other with two single beds, for all possibilities. Large doors open the whole of the property to the stunning patio and private sun deck, bringing the outside inside, with magnificent views over the Dyfi Estuary. The property is built into the rock and so the deck feels elevated to give the feeling of being high, overlooking the dramatic coastline below. On the deck, you will find something for every mood sunbeds, dining furniture, a BBQ, all will provide you with a luxurious holiday experience and unforgettable memories. For more entertainment at the house there’s a games room with pool table, comfortable sofa, and wall mounted LCD TV with Freeview making it fun for your younger guests to enjoy. We have tried really hard to think of everything you may need whilst you are here and hope we have covered everything, please let us know if there is anything we have missed or we can improve on. We value your feedback! The house should be in full working order however from time to time, like all houses, they have their quirks and Rockcliffe is no different. Day time. 09.00 hrs to 17.00hrs 01654 767143 Out of Hours. 17.00hrs to 09.00hrs 07816863667 The Heating System Rockcliffe has a very modern, eco-friendly ground source heat pump. Bore holes have been drilled deep into the rock behind the house, water is fed down pipes into the ground which is then heated by the warmth of the earth and returned to the house. The house should be set up to suit the weather perfectly however if you need to adjust the thermostats, please contact Scrub A Dub who will contact the engineer to alter the temperature remotely. The downstairs of the house has underfloor heating, the upstairs bedrooms have fan radiators which you can adjust by lifting the flap on the top and switching to 1, 11 or in the middle which is off. The house can get very warm When the Sun is shining, this is because the front of the house is south facing and gets the Sun all day, please open the doors and windows were needed. The log burner in the lounge is ideal for those chilly days, nothing beats a real log fire. Wi-Fi Code: Eds2sugar The Wi-Fi password can be found on the home hub in the corner of the lounge on top of the cabinet and the front of the TV in the lounge. Downstairs bathroom. The vanity unit has a built-in Bluetooth speaker, which you will be able connect to your smart phone and play all your favourite tracks whilst relaxing after a tiring day on the beach. Code: 1540 Pets We love pets and are happy for you to bring your four-legged friends with you to stay, after all they deserve a holiday too! All we ask is that you do not let them upstairs, (there is a stairgate provided for this purpose) or on the furniture. We also ask you to clean up and dispose of any dog waste in the GREEN bin please. We have lots of children staying and doggie doo is just not very nice generally! We have provided some poop bags to get you started for your walks etc… Please be aware dogs are not allowed on the beach between the Lifeboat Station, (start of the beach), and the start of the sand dunes/end of the car park – between April and September. The Beach The beach is just beautiful. Buckets, spades, crabbing lines and bait are available from most of the shops, (you really have to try crabbing if you haven’t before, the jetty is the ideal spot for this!) You can get to the beach by turning right out of our road and walking down the hill, keep an eye out on your left for a little short cut, just past the allotments, if you go down here you will walk past some new houses built in 2020, carry on straight and you’re on the main road, turn left, cross over when you reach the shop and post office, then walk down the side of the Neaudd Dyfi, under the railway bridge and you are on the beach - dogs are fine here. If you turn right you can walk for miles, ending up in Tywyn – look out for dolphins on a nice day. If you turn left, it will take you into Aberdyfi village. As you get to the end of the dunes on the way to Aberdfyi you will see a big wooden pole in the middle of the sand, this is the point after which dogs are no longer allowed, even on a lead. We usually go up the steps and walk along the top next to the car park. These can be found by the children’s playground at the end of the car park. They are from the local donkey sanctuary, which you can visit. They are happy, loved and well cared for rescues. The money raised goes to the upkeep of the sanctuary and the donkeys are rotated so they aren’t out there every day. They also love all the fuss and attention! The walk into Tywyn is lovely – it’s about 4 miles so bear this in mind as it can be a lot more tiring walking on the sand (and in the heat) The public transport is quite infrequent especially on a Sunday, so check the bus and train times if you’re planning just to go one-way. It may be easier to get the bus/train there and walk back then you won’t get stranded anywhere. There are car parks on the main road to Tywyn by the Treffeddian Hotel, (huge hotel perched on the hill on the right as you are leaving the village), and on a few bends further on opposite the Cemetery. Both of these are good as you can access the beach across the golf course, (please watch out for flying golf balls) it is often much quieter there. Both of these involve crossing the railway line so please read the signs, look and listen well, making sure you have your little people and dogs close to you at all times. Rubbish and Recycling We would be grateful if you could help us by placing cans, tins, clean foil, aerosols, plastic bottles, tube, trays, cartons, newspapers, magazines, cardboard, glass bottles and jars into the BLUE recycling boxes. Food waste goes in the Brown Food Bin. (Please do not confuse this with the much larger brown bin as this is for garden waste) In the kitchen you will find a small food waste bin and bio-degradable bags to use, please use these prior to transferring them into the larger bin which is collected weekly and take them along with the BLUE and GREEN bins down to the outside of the back gates at the bottom of the slope on a Thursday evening ready for Friday morning collection, (they can come as early as 6am!). The green bins are only collected every three weeks and it would make life so much nicer for future guests if you could do this for us as we can’t be there to pop up and do it ourselves. Please see the calendar in this folder with the dates: It would be very helpful if you would leave all boxes and bins outside the front gate 2023 GREEN BIN – Please check the calendar as the bin is collected every 3 weeks. Please place outside the gates on a Thursday evening ready for collection early Friday morning. Blue Box & Food Bin – Are collected every Friday (please put outside the gate on a Thursday evening). The Garden Rubbish will be put out by the gardener Safety at Rockcliffe For your own safety and that of your family, please adhere to the following points regarding our house and grounds. • The rear bridge leads to the land above the property. This area is out of bounds, the steps are very steep and the land is inaccessible and very dangerous – please keep out! • There are brambles, old trees and steep drops all around. Please ensure that all children are aware of this and are not left unattended in these areas. • On most windows there are window locks, take care when children are in the house also be aware that some of the lower parts of the windows do open. Be careful when walking around the property if the downstairs windows are open. • The steps at the rear and front of the house to the gardens are steep and, in some places, a little loose. They can also be slippery in wet weather. It is advisable to ensure great care is taken in the garden at all times. • Please avoid standing too close to the fence surrounding the garden and property as there are steep drops. Please do not lean or climb on the wooden railings or glass around the patio areas. • The trees and the walls in the garden are old and the rock face can become loose, they are therefore not appropriate for climbing or walking on. • Pets are to be kept on a lead or restrained and are not left unattended as there is wild life around and they could come to harm if they chase them. Fire Precautions In the event of a fire in the house or surrounding area, please leave the building as quickly as possible, ensuring that everyone, including pets are out and call the fire brigade. Only if you feel confident and it is safe to do so, should you try and deal with the fire by using the fire extinguisher provided. PLEASE DO NOT PUT YOUR LIFE AT RISK, NOTHING IS MORE VALUABLE THAN YOUR SAFETY! IF IN DOUBT – GET OUT – CALL THE FIRE BRIGADE – STAY OUT! Please contact Aberdovey breaks immediately if you have a problem with any of the fire safety equipment. It is checked regularly however it is helpful to know straight away of any issues. Property information Gas Emergency / Control Valve The Gas Emergency Control Valve is located on the outside (west side) of the house. If you smell gas, please turn it off immediately and call the Gas Emergency Contact Number: 0800 111 999 then inform Aberdovey breaks. Electricity Power Cut National Emergency Contact Number: 105 Fuse Board The fuse board is located in the utility room. The Water Main Stop Tap This is located behind the tumble dryer in the utility room. Accidents and Spills We know accidents and spillages happen, we have small Grandchildren ourselves, just let Housekeeping know about them so they can make the cleaning team aware. Any serious damage to furniture, carpets etc…will be charged for. Breakages and Breakdowns The same goes for the above, we know how easy it is to drop the odd glass or plate, just let housekeeping know so they can replace it for the next guest. Larger breakages will need to be replaced or paid for. It is important that you report any breakdowns in the property ASAP so we can attempt to repair or replace the item as soon as possible. BBQ There is a gas BBQ stored in the large storage box at the rear of the house for your use - be careful as it is heavy and will need 2 people to lift. Please remove any food/fat deposits from the grill and clean once you have finished. If the gas bottle runs out during your stay, please call housekeeping who will arrange for a new one to be brought up to you. If you think it is getting low towards the end of your stay – please inform housekeeping so they can get one ready for the next guests. Please use the BBQ on the patio area NOT on the wooden decking as this is a fire hazard Logs Logs are available to buy from the following stores: Aberdfyi Stores – Aberdyfi. Co-operative Store – Tywyn. The Spar Garage – Tywyn. Travel Cot The travel cot is located under the bed in the bunk bedroom. If used please leave the Travel Cot Assembled High Chair The high chair is located in the utility room. Please wipe clean and return after use. Finally, when you are ready to go home… We kindly ask that the property is left as clean and tidy as you found it, ensuring that you have: • Emptied the sink/dishwasher – please do not leave items on the draining board or in the dishwasher • Strip all the beds leaving the mattress and pillow protectors on • Please check you have taken all your belongings with you, including any food/perishables • You have taken out all the rubbish and recyclables placing them in the appropriate bin/box and leaving them outside the front gate. • Please refrain from moving any of the furniture and items in the games room (Pool table, Football table + other games machines), you could cause injury to yourself & damage the flooring. Please return the key to the key safe and leave the gate fob on the hall cupboard. There is a visitor’s book on the cupboard in the hall please leave a comment, we hope you fall in love with Rockcliffe and enjoyed your holiday and made lots of happy memories. Please check all widows are closed and doors leading outside are locked, checking the door from the lounge to the decking as this is often left unlocked.
