A: NO - There are no required 'surprise' costs or resort fees. What you pay when you book is all you will pay for your stay.  Q: 'Can I Check-In Early?' A: MAYBE – Our cleaners offer a very limited number of priority check-ins each day that would allow guests to arrive at noon.  The cost is $50 and they must be booked at least 48 hours in advance. They are available on a first come, first served basis. If you would like to add this to your booking, please message us and we will provide additional instructions. Q: 'Can I Check-Out Late?' A: NO – Sorry, but due to the cleaning schedule, departure times cannot be changed. Q: 'Are bath towels and sheets included?' A: YES – We provide sheets for the beds listed and also 1 bath towel and wash cloth per the occupancy of the property you rented. We do not allow bath towels to be taken to the beach, so please make arrangements for beach/pool towels. Q: 'Is parking included?' A: YES - Parking is free for TWO cars. You will receive TWO parking passed per unit rented, which is limited by the HOA. We receive limited numbers of parking passes and then we have to purchase them. Please don’t write on them and return them to the unit before you leave to avoid a replacement charge. Q: 'Can I Pay for an Extra Parking Pass?' A: NO – Sorry, but parking pass limits are set by the buildings due to the limited parking space available. However, in Myrtle Beach, you can contact the Pavillion Parking Garage that will allow you to park at most meters in the City of Myrtle Beach. The cost of a visitor meter pass is currently $50 per week (Spring 2024). Q: 'Are there pool arm bands?' A: MAYBE - Pool arm bands are only required during peak season. During this time, you should receive one band per person staying in the unit. Please be sure to provide an accurate count when booking or you may not be provided with enough. We receive limited numbers of pool bands and then we have to purchase them. Please return them to the unit before you leave to avoid a replacement charge. Q: 'Do I have to clean/make the beds/do the laundry?' A: NO - You are on vacation! However, we do ask that you treat the property with care so it stays nice for others & follow a few guidelines before you leave: Please empty the refrigerator, bag up your trash & take out any excess that won’t fit in the cans, and wash your dishes or load/run the dishwasher (if equipped) before you leave. We do not expect you to clean or do laundry before you check out, but we do ask that you tidy up after yourself with those few items that are not included in the cleaning fee. Q: 'Do you allow pets?' A: MAYBE - Currently, we can only allow dogs and ONLY with pre-approval prior to booking. General guidelines: Small dogs under 40lbs are allowed, must be at least 1 year old, current on all shots, and flea preventative. THIS PROPERTY HAS SPECIFIC BREED RESTRICTIONS, SO PLEASE GET YOUR PRIOR APPROVAL TO PREVENT BEING DENIED ACCESS TO THE BUILDING. These are HOA rules and on-site management has the authority to refuse your dog entry. There is a required pet fee of $75 per dog and a limit of 2 dogs per unit. Q: 'Can I smoke in the unit or on the balcony?' A: NO, sorry – SMOKING OF ANY KIND IS STRICTLY FORBIDDEN in this unit and on the balcony - no exceptions. It is very costly to have a service remove smoking odors - especially in the short time between guests. If we need to have the unit treated because of the smell of smoke or if we find that you have tampered with the smoke detectors to hide that smoking has occurred, it will result in a minimum $250 charge. Please be sure to read the entire rental agreement and house rules for more information about smoking. Q: 'Are there pots/pans/dishes?' A: YES - The kitchen is equipped with the basic items needed for cooking/eating. If there is some specialty small appliance you enjoy, please feel free to bring it along. The condo is your exclusive home away from home. This is not a shared property. You can relax, unwind, and make yourself at home. We pride ourselves on the excellent service our guest appreciate. Please be aware that it is very busy during bike weeks, especially during Atlantic Beach Bike Fest, and the can lead to police managed traffic flows, a lot of traffic, and crowded conditions in the area. In addition, our busiest week is 4th of July week. While parking is ample, it is on a 1st come 1st served basis and you may need to park in overflow lots during the busiest times. This unit is self-catering. Consumable items such as toiletries, cleaning products, and paper products are not included. Starter rolls of toilet paper, paper towels, and hotel size soap and shampoo are provided as a courtesy, but guests will need to bring or purchase additional supplies after these are used up. If case you are traveling in a larger group, we rent other condos in the building. Feel free to contact us at any time should you need to rent another condo. All guests are required to completed the Rental Agreement provided by the Host after booking. Guests who do not sign the Rental Agreement will not be allowed to check-in. The Rental Agreement is the same as the house rules below: THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following: Guest: {{guest_name}} (“Guest”), and Host: {{host_name}} (“Host”). THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host: Mailing Address: {{address}} Hereinafter known as the “Premises.” RENTAL TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Rental Term”). However, Guest agrees that access issues are Guest’s responsibility after 10PM. No refunds will be provided for Guest’s failure to verify they have the door code. · In the case of an unavoidable cleaning delay or should Guest arrive early and move belongings into the Unit, Guest accepts the condition of the unit as-is regardless of condition and cleaners will not complete their cleaning task. In this case, there will be no refunds due to cleanliness issues if cleaners are unable to complete their jobs. · There will be no refunds for late check-in due to delays in cleaning or maintenance. Every effort is made to prepare units on time. However, delays can occur, depending upon circumstances. Guest can assist cleaners in preparing for next guests by following check-out instructions and checking out on time. · Late checkout without written permission from Host will result in a charge of 2x the average nightly rate for the time the guest is staying. OCCUPANTS. The total number of individuals staying on the Premises during the Rental Term shall be a total of {{number_of_guests}} guests. The maximum number of guests is listed in the ad and will not be exceeded. No fraternities, school, civic, or other non-family groups are allowed unless Host grants prior approval. In no event shall Guests assign or sublet the Rental Property in whole or in part. All Guests staying in properties 3 bedrooms or larger must be at least 25 years of age if not accompanied by a parent or guardian (not just the person booking). For 2 bedrooms, this age is 21, and for studios and 1 bedrooms the age is 18. All renters under the age of 21 must inform the Hosts in advance and obtain host permission in advance of booking. Names and identification may be requested by host. BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process. INCLUDED ITEMS, ACCESS, AND SERVICES. Included in this rental is the use of premises and amenities listed in the details of the advertisement during the booking process. No amenities listed on other pages or websites are included with this booking. Departure cleaning is included with this booking if the Guest paid for it in their booking. Daily maid/towel/linen services are not provided, but can be purchased at an additional cost. Consumables, toiletries, food, paper products, and cleaning products are not included in this booking. However, as a courtesy, the guest will receive a limited supply of items as outlined in the listing. AGREEMENT. The Guest agrees to the terms above and to abide by all rules and regulations contained herein or posted on the premises related to the Rental Property. 1. NO SMOKING OF ANY KIND IN UNIT OR ON BALCONIES · SMOKING WILL RESULT IN A MINIMUM CHARGE OF $250 FOR REMEDIATION SERVICES. · MARIJUANA USE and use of other illegal substances will result in a call to law enforcement, eviction without refund, and smoke remediation fees. · Guests caught smoking will be removed by the property manager, security, or law enforcement and no refund will be provided. 2. SMALL DOGS ALLOWED WITH PRE-APPROVAL ONLY. NO OTHER PETS ALLOWED. Only adult small dogs are allowed, and ONLY with pre-approval PRIOR to booking. THIS PROPERTY ALSO HAS SPECIFIC BREED RESTRICTIONS OUTLINED IN THE LISTING. There is a required pet fee of $75 per dog and a limit of 2 dogs per unit. Guests who arrive with their pets without obtaining permission may not be allowed to check in. 3. CONDITION OF PREMISES. The property rented will be returned in the same general condition in which it was rented, and the Guest will be responsible for all damage and/or loss that occurs during my rental period. Guest obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises that Guest uses. · No rearranging furniture. Rearranged furniture will result in an added cleaning charge (to put things back). Damaged furniture (for any reason) will result in replacement charges. If 1 part of a matched set cannot be replaced, the guest agrees to replace the full set. · NO INDOOR FURNITURE ON THE BALCONY - This will result in damage charges if furniture gets wet/damaged. · Broken items not reported on the first night of a stay will result in a charge for damages. · The guest accepts full responsibility for the condition of towels, linens, and other bedding when they use them. Stains and damage that would be unreasonable to use for future guests will result in replacement charges. If 1 part of a matched set cannot be replaced, the guest agrees to replace the full set. · Linens, towels, and bedding provided in the Rental Property will not be removed from inside the property by the Guest for any reason and will not be left on balconies, in hallways, or given to building staff at any time, as they are part of the private rental of the Property and not part of any building's linens program. 4. QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 9:00 AM the next morning. Quiet hours consist of no music, loud gatherings, and keeping all audio at a minimum level out of respect for the surrounding residents. NON-RECORDING DECIBEL METERS MAY BE IN USE TO VERIFY DISTURBANCES. Posted quiet times that differ from these rules will be observed by Guests. 5. CLEANING/DEPARTURE. Cleaning that is INCLUDED in Guest departure cleaning rate is as follows: vacuuming, dusting, surface cleaning, towel/linen laundry, making beds, and putting away clean dishes. The Guest is responsible for any additional cleaning. PRIOR TO CHECKOUT, the guest will perform the following tasks: · Wash dirty dishes (or run the dishwasher if there is one). If the unit has a dishwasher, only dishwasher detergent will be used in it (not liquid dish soap). · Empty the refrigerator · Pick up all visible debris from the floors and furniture · Bag all trash and remove excess trash (excess is defined as more than 1 bage per can) to designated trash areas for the building. · Set wall air conditioners to 69 degrees OR standard thermostats to 73 degrees prior to leaving · Leave drapes open, if applicable 6. LAWFUL USE. Guest agrees not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation. 7. INSECTS AND WILDLIFE. The guest understands that they are visiting a subtropical climate, that insects and other wildlife live outdoors, and that insects, including (but not limited to) native Palmetto Bugs may enter the unit through an open door or window. The guest will keep doors and windows closed except for ingress and egress (unless screens are present and AC is not running) to minimize the possibility of insects entering the property. Property is maintained by regular extermination. No compensation will be provided for the occasional insect entering the unit through an open door or window. The Host in in no way responsible for the Guest encountering any form of wildlife during their visit. 8. ACCESS TO PREMISES. Guests hereby acknowledge and grant specific permission to Manager, Owner, HOA, or their Staff to enter premises at any time to resolve cleaning or maintenance issues or for inspection purposes. · THE GUEST WILL NOT DENY ACCESS TO ANY EMPLOYEES OR CONTRACTORS SENT TO SERVICE THE PROPERTY OR REALTORS SENT TO SHOW THE PROPERTY, IF APPLICABLE. · REGULARLY SCHEDULED EXTERMINATION SERVICES ARE MANDATORY AND GUESTS WILL NOT DENY EXTERMINATORS ACCESS. 9. RETURN OF PRIVATE PROPERTY. The guest will replace all private property, pool bands, parking passes, keycards, keys, tokens, and/or fobs (as applicable) back to the premises in the place they were found prior to departure with the exception of disposable (Tyvek/paper) pool band. 10. PARKING. Parking pass quantities may be limited by the resort and may be changed without notice by building management with no compensation to guest. It is the guest's responsibility to verify if enough passes will be provided for their needs PRIOR TO ARRIVAL. · In general, most properties do not allow any kind of trailers, campers, RVs, or boats. · Many properties do not allow motorcycles. · It is the guest's responsibility to verify parking rules. · There will be no refunds if parking is full, if there are not enough passes provided, or if there are restrictions by the building. · Building parking passes do not allow for free parking at city lots and meters. · The host is not responsible for guests' vehicle being towed, damages to vehicles, or personal belongings left in vehicles. 11. BACKGROUND CHECK. Guest gives permission to the property manager to use a third-party to verify guest's identity and check criminal databases to confirm guest's reservation. Complete terms regarding the guest verification can be provided by the property manager upon request. Guest may receive an email to complete their background screening. Guest should check their spam inbox for this email and contact the property manager if they have any questions. Guests who do not complete this screening will not be allowed to check in. 12. VIOLATIONS. · Violations of the rules herein may result in the removal of the Guest from the premises by the manager, owner, building, security, or local law enforcement. Removal for violations of the rules will not result in any refund of the rental fees paid. · Guest will pay for all damages, stains, missing items, additional cleaning fee, and charges for fines/fees incurred by the owner/manager/host as a result of the misuse, whether accidental or purposeful, of this rental, and any/all legal and collection fees incurred by the owner/manager/host plus the statutory maximum interest rate for any unpaid portions of these charges after 30 days of non-payment. · In instances where a guest damages a part of a set of items, charges may include replacement of the entire set should identical replacement items be no longer available. · Specific Charges Include: $10 per silicone pool band, $20 per standard key, $100 per special key or any keycard ($250 at Barefoot Resort Havens or Ironwood), $5 per standard parking pass, $10 per laminated parking pass, and $100 per plastic pass. 13. HOST/MANGER/OWNER LIABILITY. · If the owner/manager does not hear from the guest by 9pm on the evening of arrival, it will be assumed that the unit is acceptable to the renter and in good condition. If a guest has a cleaning or maintenance issue, they will provide documentation or additional information, if requested, and will give the manager the opportunity to correct the issue in a reasonable amount of time during normal business hours. No compensation will be provided for issues where the Host has made an effort within these terms to correct the issue or where the guest fails to or refuses to adhere to the guidelines above. · The owner/manager is not liable and there will be no compensation for failures of appliances, electronics, utility outages/issues, locks, pools, hot tubs, amenities, elevators, building mechanicals, fabric stains, for weather related issues or evacuations, or for any cancellations or closures of amenities, events, or area businesses by any 3 rd party entities. To the extent that any of these issues are in the control of the host or owner, every reasonable effort will be made to assure that appliances and decor will be and remain in good working order. · The Host is not responsible for the Guest's failure to read the listing description regarding amenities and guest access, and no refunds will be given for this. · In the unlikely event the Host is unable to make Rental Property available due to extenuating circumstances, the Guest agrees to accept a reasonable, like substitute offered by the Host. Should a substitute be unavailable, the Guest agrees that Host's sole liability as a result of this unavailability is to provide a refund of all monies paid under this Agreement and Guest expressly acknowledges that in no event shall Manager be held liable for any special or consequential damages which result from this unavailability. · Manager may terminate this Agreement upon the breach of any of the terms hereof by Guest or misrepresentations made when booking. Guest shall not be entitled to the return of any rental monies paid under the terms of this Agreement and shall vacate the Property immediately or face removal by the host, management, security, or law enforcement. 14. INDEMNIFICATION. · The renter assumes all risk involved with use of this condo, the balcony (if applicable), and all other areas of the resort property or association grounds for the renter and all persons, including minor children, entering the property. · The renter agrees to save, indemnify and hold harmless the owner, property manager, resort, homeowner’s association, contractors, their respective insurers, and any animals owned by any of those entities for any/all loss, damage, expense, penalty, personal injuries (including death), or loss of property sustained by any person whatsoever as a result of the use of any portion of the premises or surrounding area of the property. The renter assumes full responsibility for all person's entering the premises during the renter's contracted time of stay. 15. JUSISDICTION. This Agreement shall be enforced under the laws of the state within which the Rental Property is located, including any applicable rental acts of that state, and represents the entire Agreement. · Any amendments must be in writing and signed by both parties. In the event of a dispute, legal action may only be instituted in the county within which the Rental Property is located. · If any part of this Agreement shall be deemed unenforceable by law, that part shall be omitted from this Agreement without affecting the remaining Agreement. · Host shall conduct all brokerage activities in regard to this Agreement without respect to the race, color, religion, sex, national origin, handicap, or familial status of any Guest. 16. CANCELLATIONS. · BOOKING DOT COM GUESTS ONLY - No Refunds - SEE POLICY ON BOOKING DOT COM WEBSITE LOCATION: Just walk out the back door of the resort to dip your toes in the sand, ride the waves, or simply settle down with a new book. If you need a break from the beach, try out one of the area’s many miniature golf courses or check out one of the many 18-hole golf courses within a 5-minute drive of the condo, including Pine Lakes Country Club, Grande Dunes, Arcadian Shores Golf Club, or Dunes Golf & Beach Club! For a little “retail therapy”, check out one of the two Tanger Outlets in the area, head over to the Coastal Grand Mall, take a walk around The Market Common, or wander into one of the many beach shops along Ocean Blvd. or King’s Hwy. Take in a show or concert at the nearby House of Blues, Alabama Theater, or Carolina Opry. At Legends In Concert, you just might see Elvis! For some entertaining dining, you can watch a joust at Medieval Times or hang out with pirates at Pirate’s Voyage. Broadway at the Beach is just about 5 miles from the condo, where you’ll find a premier shopping center filled with everything from amazing shops and live entertainment to zipline, helicopter, and jet boat excursions. Here you can enjoy a day of shopping, feed a stingray at the fantastic Ripley’s Aquarium, take the kids on a carnival ride at the Pavillion Nostalgia Park, or check out Wonder Works for some educational fun. If you’re hungry, enjoy one of the many restaurant selections, including the famous Hard Rock, Wahlburger’s, Dave & Buster’s, or Margaritaville. For the very best experience, we recommend that guests have a car. There is so much to do that the freedom of a car is very nice. However, other transportation options are available. There is a bus line that runs the length of Ocean Blvd. There are also plenty of taxi cabs available - including a taxi stand at Broadway at the Beach in case you need a ride back from the clubs. Uber and Lyft are plentiful and inexpensive.
