Set in the heart of Atlanta’s Hotel District, this renovated condo is designed for easy stays, whether you’re here for work or a quick getaway. - Sleeps 3 | 1 bedroom | 1 bed | 1 bath - Entire condo in downtown high-rise - Kitchen, in-unit washer & dryer - Flat-screen TV & WiFi - Dedicated workspace & self check-in - Walkable to stadiums, attractions & MARTA HEATING AND AIR: this is an old system that is limited too hot or cold, not both. In the fall and spring, the units are switched from heat to air or vice versa. Therefore I would describe it as heat OR air. WASHER AND DRYER: Located in the closet. Also, commercial unit available ($1.75 per load) is in on the basement level. ANIMALS: Per HOA, animals are not allowed. PARKING: is not included. There are several conveniently located paid lots surrounding the building. We recommend the garage at 31 Baker St. 30308 as it is the most secure. We do not recommend the surface lot at 17 Baker St. 30308 - Prices vary based on demand. BEDS: There are 3 "beds". Specifically defined as a King Bed, Folding Futon and standard couch. Once inside, enjoy the convenience of keyless entry—no need to worry about carrying or losing keys. Convenient parking options are available—a surface lot is located right next to the building, and a parking deck sits just a block away. Please note: parking fees are not included with the rental and are paid separately. Sleeping arrangements The condo accommodates up to 3 guests and includes 1 bedroom and 1 bathroom. Guest Contact: Please provide a valid, working phone number that is accessible to the host throughout your stay. 2. Occupancy Limit: The maximum number of guests is 4. Any additional guests beyond this limit are considered trespassing and will be asked to vacate the property. A $40 charge will apply for each person over the limit. 3. Guest Suitability: The host reserves the right to refuse any guest deemed unsuitable for the property and may relocate guests to a comparable accommodation within the building if necessary. 4. Photography/ Videography: Professional photography or videography is not permitted without prior written consent from the host. 5. Access for Complaints: If a complaint is made regarding the property (e.g., amenities, cleanliness), you are authorizing the host to access the property to resolve the issue to a satisfactory standard. 6. Smoking Policy: Smoking is not permitted on the property. A $500 cleaning fee will apply for violations. 7. Late Check-Out: Late check-out without prior approval is subject to a $50 charge. If check-out exceeds 2 hours past the designated time, a minimum $200 fee will apply, along with potential lost revenue for any subsequent bookings. 8. House Rule Violations: Any violation of house rules may result in immediate termination of your stay, without a refund, at the discretion of the host. Important Note: If you encounter any issues during your stay, please let us know immediately so we can resolve them promptly. Our goal is to ensure a 5-star experience for you! Please understand that no refunds will be issued after the fact if we haven't been given the opportunity to address the issue directly.
