Vibrant Spot! Kids Luv Queen Bunkbed, Pool, Dog OK You so are important to us!! We know how to treat our Guests! Enjoy our vibrant but quiet cottage! Beds are super comfy. Loaded kitchen. Pool is right across from cottage. Cable, Wi-fi and Netflix provided along with new GR8 AC!! 1 Minute drive to boat launch, 10 Minute drive to beach/ downtown shopping and 10 minutes to Goose Island State Park. We are pet-friendly and packed with cozy-comfort! We are located 10 minutes from town on the north end of Rockport. Pool is shared by cottage community. 1 Minute drive to boat dock and surf fishing at Copano Bay...we have room for 19' boat. If you drive further north, you will cross the Copano Bridge--you will find great fishing at Goose Island (pay to enter). Don't forget a photo op at the Big Tree! Dolphin and Bird Watching tours in Fulton, where you will find some dining opportunities, a little shopping and the marina. Downtown Rockport offers plenty of bait shops, fun boutiques and stores selling works from local artists, hand-painted furniture, sea shells and much more including some very good restaurants. *We are on the Texas Coast and you may encounter a 'water bug', commonly known as a roach. Our cottage is under regular maintenance with pest control, but the sneaky little buggers will come through on occasion* Guests have access to whole house and share access to swimming pool— which is gated and open 24 hours--not heated. Pretty much everywhere is right off of Business Hwy 35 --the main drag. The scenic route from the cottage is a great little drive. Turn left on N. Fulton Beach Rd. which eventually turns into Broadway--that will take you right into town. You will find several great places to eat and drink on Broadway Street: Charlotte Plummers, Benchwarmers, Moondogs, just to name a few. Also, keep on driving and you will you will find Austin Street (it turns into Austin at the 4/5 way intersection near Wells Fargo (I wish I knew all of this when I first came to town--the adventure is half the fun!) and this is where you will find historic downtown Rockport--complete with boats, beach, museums and shopping. Host will be available via text, email and phone. Please feel free to reach out for anything you may need. Electronic Door Lock (on actual door)--Code provided day of arrival. We do not use Lockbox on wood banister!!!! Our cottage is at north end of Rockport. We are close to Copano Bridge, Goose Island, public boat ramp, Fulton and N. Fulton Beach Road --a great place for a walk. Our neighborhood population consists of short-term rentals and Winter Texans, sprinkled with a few year-round residents. The driveway into the community is lined with mature oak trees and the swimming pool is right across from the Sandy Pelican. Please be careful when exiting the neighborhood--you feed out right onto Highway 35 and the speed limit is 55 mph until you get closer to the airport, where it drops to 45 mph. Super comfortable cottage with pool right across from our porch. BBQ grill right outside for your convenience along with chairs and tables for relaxing and watching the day go by. The cottage décor is beachy and fun with whimsical finds we hope you enjoy. Most all décor is from local shops which we invite you to explore. The 2nd bedroom has Queen-over-Queen bunkbed--weight capacity is 600 lb's on both top and bottom bunk for a total of 1200lb's. 2 leather sofa's to sink into at the end of the day1 sofa is a Queen sofa sleeper. Bedding is comfortable. Our kitchen has all the small appliances you'll need if cooking for your group including pots, pans, baking dishes, mixing bowls, foil and plastic wrap. The bed linens and towels are nice quality and there is an ample supply. There is a small capacity stacking washer and dryer for your convenience. We keep extra blankets and pillows in the master bedroom closet. The covered porch offers sitting area and baby gate. We do have a BBQ grill and grilling tools on site--just bring lighter fluid and charcoal. Easy access to the pool, as it is right across from the cottage and includes a table, umbrella, and chairs. There is 1 designated parking space by the stairs leading to our covered porch. Cottage located at the north end of Rockport- 1 minute from public boat ramp and 10 minutes from town, restaurants and shopping. We happily offer recommendations to help plan and enhance your trip--so feel free to ask/ inquire--we're here to help! Note: We are directly adjacent to Hwy 35 N and this is very convenient. Please be aware of potential for road noise. HELPFUL TIPS AND HOUSEHOLD POLICIES Check-in is at 3:00 PM Cottage is 594 ft.² PLEASE NOTE: There is one assigned parking place for the cottage and additional guest parking, which is first come, first served. Do not be alarmed if cars are parked in front of cottage--these are GUEST PARKING PLACES. **Nothing to be flushed in toilet besides toilet paper ** Rockport loses electric and Wi-Fi from time to time—it is an ongoing issue on the island. Refunds will not be given for temporary interruption of electricity or Wi-Fi. POOL IS NOT HEATED. Pool is cleaned on Fridays. When the wind blows, leaves may accumulate in the pool between cleanings. Bugs and flying critters land in the water sometimes—just how it goes— but there is a net available for scooping, if needed. What To Bring: • Beach Towels, Beach Chairs, Beach/ Pool Toys, Sunscreen • Charcoal • Phone Charger • Ice Appliances Available: 1. Washer and Dryer--We do not supply detergent 2. Stove/ Oven: Pots and Pans are kept above the stovetop 3. Full Size Refrigerator 4. Dishwasher--Washing powder is kept under the sink 5. Toaster 6. Dual Keurig--A few Coffee Pods and ground coffee and filters are available. 7. Microwave, and other small appliances 8. Iron and Ironing Board Televisions: 1. Smart TV's 2. You will find Username and WIFI Password once inside the cottage Bathrooms: 1. We supply: Shampoo, conditioner, body wash, hand soap, hand sanitizer, make-up remover pads, cotton balls, ponytail holders *We do keep a few extra toothbrushes and razors on hand in case you need one 2. Towels and washcloths are kept inside shower room, and more are available under the sink CONSUMABLES Consumable items in cottage are a Courtesy. Items may not last entire stay. We welcome Guests to use items in cottage but once items have been used/ consumed, Guest will be responsible for procuring more. HEB, Walmart and The Dollar Store are in the town of Rockport. OUR HOUSEHOLD 1. When you leave the house for the day, please lockup 2. QUIET HOURS--10PM to 6AM 3. Do not store any garbage/beer can or bottle accumulation on the porch or beside the house--garbage should be deposited in the dumpsters approximately 50 yards towards the back of the neighborhood (left side) 4. Noise--Be considerate of your neighbors. Keep noise down as much as possible while still having a good time-- it gets too loud; management will be notified, and a request will be made to cease/ reduce noise. IF A SECOND REQUEST IS MADE AND IGNORED, YOU AND YOUR PARTY MAY BE ASKED TO LEAVE--Your money will be forfeited and not eligible for refund 5. NO SMOKING INSIDE AT ANYTIME--This includes cigarettes, e-cigs, pipes, bongs, cannabis or anything else people may smoke--If we do find evidence smoking has occurred, we will pass on charge to remediate. Do not discard cigarette butts on cottage grounds--we will collect additional fee for clean-up. Don’t spit chew on the porch—double please!! 6. Up to 2 dogs Allowed-must be approved. Dog(s) may not be approved depending on size/ breed. We charge a minimum of $50 for damages, pet clean-up of any kind, inside or out. Please do not tie your dog to the trees—it hurts our heart. 6A. Cover sofas with sheets found in pet basket above dryer--this will catch pet hair, dander and sandy/ muddy paws. Pet hair, dander, accidents and damages will be charged extra fee--$50.00 per hour charged by housekeeping, passed on directly to Guest 7. Do not apply Hair Dye at the cottage--dye damages not only linen's but also sinks, bathtubs, tile and faucets--Very high fees will be charged if this occurs 8. No Glitter or confetti--Clean-up will incur additional charge 9. Non-Guests (those not included in reservation) will cause your reservation to be canceled and you will lose your entire fee. If people are staying in the cottage, they need to be listed on reservation and this includes people of all ages including babies. The cottage is less than 600 sqft and would not be suitable for a group over 6 people 10. We reserve the right to place cameras on the outside of property facing the parking area and the stairway into the cottage. There are no cameras on the inside of cottage or pointing from outside of cottage into the cottage 11. If BBQ grill was used, return it to back corner of cottage and empty cold coals and discard in dumpster--DO NOT EMPTY ON THE GOUND **Nothing to be flushed in toilet besides toilet paper / organics** We hate to mention it, but additional charges could be assessed for excessive mess left behind and/ or Checkout tasks not completed—this includes pet hair, pet dander, pet poo or potty and any other damage or accidents. A $50.00 per hour fee required by Housekeeping will be assessed. Charges also applied for damages, breakage and/ or theft of Cottage property—both inside and out, caused by human or dog. Smoking Fee charged if we find smell or any other evidence of smoking on property. If bedding is ruined or disappears, we charge to replace. Problems During your Stay: Check-Out is at or before 11:00 AM—Enforced to allow cottage to be sanitized and ready for next guests. Housekeeper arrives promptly at 11AM. CHECK-OUT PROCEDURES Please… 1. If you brought a pet, wash pet blanket and sheets used to cover sofas, wash out our pet bowls (if used), vacuum furniture to catch any dog hair/ dander, pick up poo in yard—Remember, the Pet Fee is not a Cleaning Fee—only an agreement between Host and Guest that one dog is allowed to be in Cottage during your stay, but it does not cover clean-up of dander, pet hair, accidents or destruction. Charges are not negotiable and fee collection is enforced 2. Load the dishwasher and run/ turn on cycle 3. Take all garbage to dumpster That's it! Don't forget to: Grab your groceries—Empty freezer and refrigerator If anything was moved, please place it back where you found it :) Return remotes to the room in which they belong Don’t take our stuff—this includes bedding, towels, washcloths, cups, utensils, paper towels, toilet paper or cleaning supplies —we need it for the next Guests checking in If you leave something behind after check-out, we will gladly return item, but Guest will be responsible for supplying FedEx/ UPS/ USPS shipping label POLICIES ARE STRICTLY ENFORCED--this allows us to always put our best foot forward and give everyone an amazing experience and we do appreciate your help to achieve this goal Arrival details Host will text keypad code on day of Check-in between 1pm and 3pm. Check-in is at 3:00 pm unless otherwise agreed upon. We reserve the right to cancel in-progress reservations if maximum number of guests (6) is exceeded- with NO refund.
