This unique 4BR property includes a main home and separate guest house, perfect for families, work stays, or extended visits. This property is thoughtfully designed to comfortably host larger groups while still allowing for privacy and flexibility. Main House (4 Bedrooms) • Primary Bedroom – King Bed • Bedroom 2 – Queen Bed • Bedroom 3 – Two Queen Beds • Bedroom 4 – Queen Bed + Bunk Bed (3 beds total) Spacious living room, fully equipped kitchen, dining area, and direct access to the backyard. Perfect for: • Extended family • Couples within a group • Guests who prefer additional privacy • Longer stays or work-from-home setups 🌴 Outdoor Area (Main Highlight) • Private pool (not heated) • Hot tub • BBQ grill • Outdoor dining + lounge seating • Large backyard ideal for gathering This is where most guests spend their time—whether enjoying the Texas sun or relaxing at night under the stars. NO WEAPONS POLICY Weapons of any kind are strictly prohibited on the property, including firearms, ammunition, air guns, tasers, and explosives. By booking, guests agree to comply with this policy. - PET-FRIENDLY: House-trained pets are welcome with a $150 fee per pet. Register your pets and clean up after them, especially in the backyard. - No Parties/Large Gatherings: Only registered guests are allowed. Contact us if you have queries or need clarification before booking. Perfect place for small gathering with your family. - ADDITIONAL FEES: From the seventh guest onwards, a $39 fee per guest per night applies. The fourth bedroom opens for groups of 8+ guests. - ENTERTAINMENT: Smart TVs with streaming apps are available. We'll sign out of your accounts if you forget to do so. - No Indoor Smoking: A $500 fine applies for violations. Smoke outdoors and dispose of cigarette butts properly. - POOL : Please note that the pool is professionally serviced twice a week during the summer months and once a week during the rest of the year. The pool is NOT HEATED. As this is an outdoor pool, it’s normal for some leaves or debris to appear between cleanings. This does not indicate the pool is unclean—rest assured, all necessary chemicals are properly balanced, and the filtration systems are regularly maintained for your safety and comfort. Please notice that the pool and kiddie pool are not heated, and the kiddie pool jets are not usable. The pool technician accesses the area through the backyard gate. - - GUEST HOUSE: There is an independent guest house on the property that may be occupied by other guests during your stay, as it is rented separately. The guest house has its own private entrance, backyard, and amenities, so the spaces are fully independent. - SECURITY CAMERAS - For security, we have installed two cameras: one at the front door overlooking the yard, and another in front of the garage facing the cars. These cameras record 24/7. To respect your privacy, there are no cameras inside the house. - Pest Control: Pest control service is monthly. Contact us if you encounter bugs. RSB Living House Rules 1. Check-in time is from 4:00 p.m. onwards. 2. Check-out time is at 10 a.m. max. 3. We must be informed of the total number of guests spending the night and if there will be other guests visiting the property during your stay. 4. Unregistered guests are not allowed. Extra guests spending the night that are not accounted for could generate extra fees. 5. No parties or events of any kind are allowed on the property. 6. We must be informed of all the cars that will be coming for your reservation. 7. All cars must be parked in the property’s garage and/or driveway. Street parking is strictly forbidden. 8. No smoking is allowed indoors. If a guest smokes indoors the monetary penalty will depend on the severity of the incident. 9. Smoking outdoors on the property is allowed. Please make sure all cigarette butts are thrown in the trash. 10. Drugs and inappropriate behavior are not allowed on the property. 11. Garbage is only picked up on the days in certain days by the city, we’ll let you know the night before so you may leave the thrash out from 7 pm onwards so it can be picked up at 7 am of the next day. 12. House-trained pets are allowed with a $100 USD fee per pet which is added to the reservation’s nightly rate. The number of pets you bring with you must be previously discussed and authorized by us. 13. Stained sheets or towels must be paid for to replace them.
