The layout includes: Bedroom 1: King (1) Bedroom 2: Queen (1) Bedroom 3: Queen (1) Bedroom 4: Queen (1) This cozy home is located in a space of 1,700 sqft. Short Term Rental License #21-22 approved by City of Northglenn. Check in - 4pm Check out - 10am 24-hour check-in. Contactless check-in and departure. Late check-outs are not allowed. Please make sure all guests' belongings are cleared from the home by that time. Access to the whole house with the exception of the owner's store room. This home is professionally managed with assistance number. Guests must be 25+ to book and we kindly ask that the booking guest stays at the property. A valid ID is requested to help ensure a smooth check-in. -------- To keep the space fresh and comfortable for all guests, the home is smoke-free (including vaping). Any violation will result in a $250 cleaning fee. -------- Pets may be considered with prior approval. A $100 pet fee per pet, per stay applies -------- If you’d like to arrive early, we may be able to accommodate for $75 + tax, subject to availability. Check-ins before 1:00 PM require an extra night. Just let us know at least 24 hours ahead and we’ll do our best to help. -------- Please be aware that there is an extra charge of $50 per night for each guest beyond the 6th guest. ------ This home is thoughtfully set up for quiet, comfortable stays. Parties and events aren’t permitted -------- To avoid electrical issues, EV charging and cryptocurrency mining aren’t supported on-site. By completing the reservation form and payment, you acknowledge your reservation and agree to Allevo Homes' Terms and Conditions. The primary guest must be at least 25 years old and stay in the home throughout the booking. Failure to comply will void the reservation, and all guests must vacate the property without a refund. *************** A. BOOKING CONFIRMATION Reservation confirmed upon deposit receipt. Guests receive a Booking Confirmation to review details, such as names, arrival/departure dates, rates and property. Arrival instructions emailed up to 2 days before check-in. We advise checking your junk or spam mailbox. *************** • Guests can cancel until 5 days before check-in for a full refund, and you won’t be paid • If they cancel after that, you’ll be paid for each night they stay, plus one additional night, plus 50% for all unspent nights. No refunds for late arrivals, early departures, or unused days. We reserve the right to modify or terminate rental contracts without compensation. In the rare case of property change, we'll aim to relocate your reservation to a similar or better property. If relocation isn't possible, we'll refund all payments. Once confirmed, a home cannot be substituted without financial penalties. *************** C. CHECK-IN/CHECK-OUT • Check-in is at 4PM (Door codes are activated for a 4PM check-in) • Check-out is 11AM • No late check outs are permited Please ensure all items are removed from the home by that time. *************** D. ALLEVO HOME PROPERTIES • All homes come with basic toiletries and kitchen supplies; guests must provide additional supplies. • Smoking is prohibited; a $250 fee is charged for smoking detection. • Guests must follow trash and parking rules to avoid fines. • Authorized pets are allowed with a fee of $100 per pet.If an unauthorized pet is discovered on the premises, we will require its immediate removal and impose a non-refundable fee of $500. • Maximum occupancy is strictly enforced; no more than the legal limit is allowed. • Underage drinking is prohibited; violators will be reported to authorities and asked to vacate without refund. • Guests must respect neighbors and keep noise levels down, especially during early mornings and late evenings. • Care must be taken with uncovered food to prevent pest issues; additional pest control costs may be passed to guests. • Bed bug presence presumed to be caused by guests unless proven otherwise; treatment costs are the responsibility of guests. *************** E. LIABILITY Allevo Homes assumes no liability for injuries to guests or visitors on the property, including the unit or grounds, nor for any loss or damage to personal belongings. We are not liable for matters beyond our control, such as acts of God, construction nearby, or utility failures, though we strive to minimize disruptions. We do not accept responsibility for lost or stolen guest property; guests should report such incidents to the authorities and then to Allevo Homes. Guests are responsible for supervising children and using provided amenities, at their own risk. Children under 18 must not be left unsupervised. *************** F. FORCE MAJEURE We cannot accept liability or provide refunds for 'force majeure' events, including but not limited to war, riots, errorist activities, industrial disputes, technical difficulties with transportation, natural or nuclear disasters, fire, adverse weather conditions or other events outside our control.
