The guest bedrooms include a king bed and a queen bed with firm spring mattresses, ample closet space, and reading lamps. An additional air mattress is available for extra guests. Modern Living Space: The main living area is spacious and filled with natural light. Relax on the comfortable seating and enjoy your favorite shows on the 70” Smart TV. High-speed WiFi is available throughout the house. Our house has a garage, but guests do not have access to the garage. I am available by text or phone. Please note that for stays longer than 28 nights, a security deposit and additional cleaning fees apply to ensure the home remains in top condition for the duration of your visit. Biweekly cleanings are mandatory. - Deposits - A security deposit is required and is charged in addition to the booking cost. This deposit is refundable upon inspection after your stay. - Crew - If you are booking on behalf of a “crew” or “company,” please let us know in advance and confirm if you will be staying at the property yourself. - Rental Agreement - All bookings require a signature on our standard Rental Agreement, which outlines specific house rules and liability policies. We are happy to provide a copy of this agreement in advance upon request for your review prior to booking. We’re excited to host you! To ensure you have a wonderful stay and to help us keep our home in great shape for future guests, please review and follow these rules. 1. Check-In & Check-Out Check-In: Starts at 4:00 PM. You will receive your door code on the day of arrival. Check-Out: By 11:00 AM. Our cleaning teams arrive promptly; staying beyond this time without prior approval may result in late fees starting at $55/hour to cover their waiting time. 2. Reporting Pre-Existing Damage (Arrival Inspection) Arrival Inspection: We strive to have the house spotless for your arrival. Please inspect the property when you arrive. Any pre-existing damage, stains, or maintenance issues must be reported to us within your first night of check-in. Presumption of Cause: Any damage or stains reported after this window—or discovered by cleaning staff after departure—will be presumed to have occurred during your stay. 3. Accidents & Damages During Stay Report Accidents Early: We realize accidents happen! If something is accidentally broken, damaged, or stained during your stay, please notify us immediately or prior to checkout. Reporting this promptly allows us to treat stains early and arrange repairs or replacements so the house is ready for the next guests. Waiver Coverage & Unreported Damage: Your Damage Waiver only covers promptly reported accidental damage. Unreported damage or stains found after checkout are not covered by the waiver, will be considered tenant responsibility, and will be charged to the payment method on file. 4. Noise & Neighbors Be a Good Neighbor: Please keep noise to a respectful level at all times. Quiet Hours start at 10:00 PM. 5. No Parties, Smoking, or Drugs Strict No-Party Policy: No parties or events are allowed under any circumstances. Smoke-Free Home: No smoking or vaping of any kind (tobacco, marijuana, etc.) inside the home. A minimum $250 cleaning fee will be applied to remove odors and stains. Unpermitted Use: Any unpermitted use is a breach of this agreement and may lead to a $1,000 fine and/or immediate eviction. Illegal Activity: No illegal drugs or unlawful activity. Violations will result in immediate eviction without a refund and notification of authorities. 6. Occupancy & Visitors Permitted Guests: Only the number of guests listed on your reservation are allowed on the property. Extra Guests: Your reservation covers standard occupancy. If your guest count exceeds standard occupancy, extra guests are $25/night per person (up to maximum property capacity). Please notify us to add guests. Unrecorded fees will be added to your guest portal. Crew & 3rd-Party Bookings: An additional security deposit is required for company/crew bookings or third-party bookings. Please notify us if the person booking will not be staying on site. Unapproved Guests: Exceeding authorized occupancy is a breach of agreement and may incur a $500 fine or eviction. 7. Parking & Property Care Parking: Please park in the driveway only. No parking on the grass/yard. No large commercial vehicles. Furniture: Please do not move or rearrange furniture. 8. Cleanliness You will find the house clean upon arrival. Please leave it "neat and tidy"—remove your trash and ensure no mud or chemicals are tracked inside. Excessive cleaning or extra trash removal will result in additional fees. 9. Pet Policy (Pet-Friendly Homes Only) Pre-Approval Required: Pets require pre-approval, a $130 fee, and a $150 refundable deposit per pet. Pet rules will be sent upon approval.
