Please let us know in advance, and we will make all necessary arrangements to accommodate your four-legged friends. - Pet fee USD 150 per pet per stay - - POOL - Please note that the pool is professionally serviced twice a week during the summer months and once a week during the rest of the year. As this is an outdoor pool, it’s normal for some leaves or debris to appear between cleanings. This does not indicate the pool is unclean—rest assured, all necessary chemicals are properly balanced, and the filtration systems are regularly maintained for your safety and comfort. The pool technician accesses the area through the backyard gate. NOT HEATED POOL Our pool and kiddie pool are not heated/No pool light - jets - No Hot Tub - - The lands keeper will go once a week - Heath, safety, and wellbeing of our guests are of utmost importance to us. For this reason, we use a thorough process of cleaning after each check-out. - NO PARTIES/LARGE GATHERINGS - We hope you use and love our home but must remind you that only registered guests will be allowed over while you are renting our property. If you’re not sure if your stay falls under these restrictions, please consult before booking. - ADDITIONAL NIGHTLY RATE FOR 7 OR MORE GUESTS - Our nightly rate includes the first 6 guests. With each additional guest, a USD 39/night fee will be applied. - CLOSED BEDROOM - The fifth bedroom will only be opened for groups of 8 or more guests and the sixth bedroom for groups of 10 or more guests. - ENTERTAINMENT - All our smart TVs are equipped with streaming apps like Netflix, Amazon, and YouTube along with cable TV. Login info will be provided upon request. - NO SMOKING - No smoking inside the property - USD 750 fine for violation - - SECURITY CAMERAS - For safety purposes we have 2 cameras installed in the front door facing the front yard and In front of the garage facing the cars, this will be recording 24/7 for security purposes not inside the house to keep your privacy. - Please note: Any violation of the house rules will cost the security deposit and it will be no refundable. - The master bedroom has a private jacuzzi-style hot tub (with a heater) - The jets from this tub in the bathroom are not in function - - This home has a garden/pool area. You may see wildlife in the yard and the occasional outdoor insect making an indoor appearance. (IE: Spider, lady bug, ants or even a bee). None of these bugs are harmful and we are happy to remove them we work very hard to keep the house clean and we have monthly pest/bug control - High-speed wifi. No cable. NO WEAPONS POLICY Weapons of any kind are strictly prohibited on the property, including firearms, ammunition, air guns, tasers, and explosives. By booking, guests agree to comply with this policy. RSBM House Rules 1. Check-in time is from 4:00 p.m. onwards. 2. Check-out time is at 10 a.m. max. 3. We must be informed of the total number of guests spending the night and if there will be other guests visiting the property during your stay. 4. Unregistered guests are not allowed. Extra guests spending the night that are not accounted for could generate extra fees. 5. No parties or events of any kind are allowed on the property. 6. We must be informed of all the cars that will be coming for your reservation. 7. All cars must be parked in the property’s garage and/or driveway. Street parking is strictly forbidden. 8. No smoking is allowed indoors. If a guest smokes indoors the monetary penalty will depend on the severity of the incident. 9. Smoking outdoors on the property is allowed. Please make sure all cigarette butts are thrown in the trash. 10. Drugs and inappropriate behavior are not allowed on the property. 11. Garbage is only picked up on the days in certain days by the city, we’ll let you know the night before so you may leave the thrash out from 7 pm onwards so it can be picked up at 7 am of the next day. 12. House-trained pets are allowed with a $100 USD fee per pet which is added to the reservation’s nightly rate. The number of pets you bring with you must be previously discussed and authorized by us. 13. Stained sheets or towels must be paid for to replace them.
