Please reach out before booking to verify current conditions.] Welcome to the property manager Our charming A-frame home is set in a wooded area in the quiet community of Dorrington -- a perfect year-round destination. Visiting Big Trees State Park? Use our pass and one car goes for free! CENTRAL AIR CONDITIONING CENTRAL HEAT* and the WOOD STOVE will keep your family nice and warm in the winter! LIVING ROOM & DINING ROOM The open living room/dining room area is a lovely place to spend evenings looking out the cathedral ceiling windows, curled up in front of the wood stove, or relaxing in front of the Smart TV. The DINING ROOM table seats eight. The KITCHEN has a dishwasher, microwave, gas range, oven, refrigerator, toaster, and coffee maker, and is equipped with plenty of pots and pans, dishes, silverware, and accessories. SLEEPING SPACES (Sleeps 11): Ground Floor * Bedroom #1 - One KING bed. * Bedroom #2 - One Queen bed. Upstairs * Classic open LOFT (not a separate room with a door) * Two Queen beds * One Twin bed * One Full-size FUTON BATHROOMS: 3 full bathrooms: 2 in the main house (upstairs and downstairs) and 1 in the Game Room. GAME ROOM - Above the detached garage is the Game Room, which includes: * Smart TV with Roku * Air Hockey Table * Foosball * PacMan Video Arcade Game * Wii game console with "Just Dance," "Just Dance 3," "Mario and Sonic London 2012 Olympic Games," Wheel of Fortune, etc * Nintendo Switch game console with Mario Kart, etc. * Table for cards or puzzles PARKING * FLAT Driveway, with plenty of parking (3 cars). We keep it PLOWED all winter, but in a big storm, you may have to clear doorways yourselves with available shovels. * You may also park one car in the GARAGE PET POLICY: You are welcome to bring along up to two well-behaved, house-trained dogs. We charge a flat $125 for up to two pets. Please describe your furry friends and their behavior/personality when you book! Other things you will LOVE: * Two Kayaks and life vests * Several sleds and snow shoes * EV charger available (Level 2 J1772 plug) - see fee below. * FAST WIFI (250+Mbps download speed) * Xfinity cable TV * Netflix, Prime Video, Disney+ , HBOMax, ESPN+ INCLUDED * Lots of Board games and books (especially kids' books). Note for LARGE GROUPS: We think our chalet is most comfortable for groups of 8 or fewer -- plenty of sleeping options and room to spread out. However, we can sleep up to 11, although it will be snug. Also, due to the extra wear and tear, especially on the septic and water usage, we charge an extra-person fee for groups over 8 guests (automatically added to the quote). We do not live locally but are available by phone, email, or through the app. Our wonderful cleaner is available on-location for immediate needs. SEPARATE RENTAL AGREEMENT Immediately after booking, we'll send a quick link to sign our standard rental agreement (must be completed within 48 hours). TRASH REMOVAL FEE ($150): For your convenience, we have installed a bear box with both a trash and recycling can. Trash day is every MONDAY morning and recycling is picked up every other MONDAY. We installed the bear box in the hopes that you won't have to take your trash out with you. But we obviously can't guarantee that the cans will be empty when you arrive. At checkout, please take any trash that does not fit in the bear box with you to the local dump. There is a convenient free trash dump on your way out of town in Avery (more directions/instructions provided after booking). If you choose to leave overflow trash INSIDE THE CABIN or INSIDE THE GARAGE, we will charge a $150 trash removal fee because we will have to pay someone to take it to the dump. If all of your trash fits in the bear box, there will be no charge. EV CHARGING FEE (per charging station) We charge $0.50/kWh for charging. Depending on your booking platform we will either charge the credit card we have on file or request the payment through the listing site after checkout. WEATHER AND OUTAGES: No refunds for storms, poor regional air quality, or weather-related outages (Comcast, PG&E, etc). In the winter we strongly encourage you to drive a 4-WHEEL DRIVE (AWD) vehicle and/or be experienced with tire chains. We encourage you to stay informed as best you can about weather forecasts and any planned electric utility outages. The cabin has an automatic generator to supply power to the house during a power outage. The generator will not, however, maintain broadband internet or cable television if the Comcast substations go down due to a widespread power outage. We may have an emergency internet workaround, but that is not guaranteed. We do the best we can to provide you with full amenities, but rural mountain life has its challenges! We encourage you to consider purchasing a separate low-cost travel insurance policy that can provide you coverage for last-minute cancellations. As part of the Evergreen Dorrington booking process, we offer you the option to purchase trip insurance from a 3rd party provider. CELL PHONE COVERAGE Please note: cell phone reception is limited in the Arnold/Dorrington area. VERIZON (and its partners like Tracfone, Xfinity Mobile) tends to be the only provider that works. For this reason, we provide a landline phone.
