Set among the trees on 2 peaceful wooded acres, this cottage delights with gothic architecture, sun-filled rooms, and a bathroom for every bedroom. Relax in the hot tub under the stars, sip local wines, eat oysters. Take a sunset boat cruise or learn oystering and crabbing from a local waterman. Farm stands, markets, and sea-to-table local fare. THE COTTAGE : This delightful cottage has plenty of room to spread out. As soon as you enter your eyes go to the light-filled sun room overlooking the headwaters of Carter's Creek. The living room’s comfortable and eclectic style makes you feel right at home. The fully stocked open kitchen has a great layout (everything within reach), while the living room with built-in tv and gas fireplace will welcome you home after a busy day out-and-about. The primary sleeping quarters and bathroom with double sink and soaking tub are up one level. You will love the bedroom doors that open to let in the breeze and the sounds of nature. The lower level has a queen room and a room with two twins, each with it's own ensuite bath; twin bathroom also accessible from the hallway. The queen room opens to the patio facing the trees and creek, with outdoor shower, hot tub, comfortable seating, and the welcome sounds of nature. The home is sited at the headwaters of Carter's Creek. In summer the view of the Creek is obscured by the trees, but you can hear it rushing at high tide and the frogs are always singing! The slope to the creek is steep and there is not a defined trail so we do ask folks not to venture down there. We do have a lovely kayak dock to which you can walk on a nature trail in the community to get a view, and there are of course many ways to visit the water in the area, including walking the beach at nearby Hughlett Point Nature Preserve, dining waterfront at the Tides Inn in Irvington, and renting kayaks through local kiosks run by PaddleOn. Just a quick note to let you know that, for the comfort of all our guests, dogs are not allowed on the lower level. Thanks for understanding! Sailing cruises, power boat charters, in-home massage, sound baths, and aerial and mat yoga classes. HOT TUB: We do our best to keep the hot tub in great working condition, but sometimes mechanical issues beyond our control can cause it to malfunction — this could happen right before or even during a stay. If a replacement part is needed, please note that we might not always be able to get one immediately. The hot tub is private and has very specific rules regarding its use, as it is expensive to maintain and repair. Failure to follow the posted rules or any instructions shared here may result in a monetary claim to cover damages, downtime, or related expenses. We truly appreciate your understanding — and hope you have a relaxing time enjoying the hot tub! POOL: The pool is a community pool. That said, it's a super small community. You may be the only folks using it some days. It also has a nice wisteria arbor with tables and chairs, and some bbq areas. Full rules will be at home with instructions. Please take all trash as there are no cans. Dates of opening and closing vary according to calendar and circumstances but tend to be Memorial Day to Labor Day, sometimes beyond. WHAT ARE THE TENTS?: Modeled after the Wharton Grove Campground, a Baptist tent camp revival site and steamboat stop established in the late 1800's in nearby Weems. Over time, those canvas tents evolved into proper frame cottages in a distinctive carpenter Gothic style of arched windows and Victorian gingerbread. As Steve Hendrix of the Washington Post described the tent community, "it's a splendid...setting for a rural retreat among the vines." HISTORY: George Washington was born and lived his first three years at a large farm along Pope’s Creek. The lovely site, along with a large Visitor Center, recreations of the homestead, natural trails and farmland, and beautiful views of the tidewater lands similar to what George would have experienced, are preserved for the public. It’s a wonderful place to learn about Washington’s upbringing and future as a Virginia gentleman farmer. Visit Reedville, where Maine sea captain Elijah Reed purchased the land in 1874 and began the menhaden fishing industry. Its location on a peninsula, jutting into Cockrell’s Creek, with a deep harbor and quick access to the Chesapeake Bay, made Reedville an ideal fishing port. The menhaden industry was so lucrative the town, with only 500 inhabitants, was once known as the wealthiest town in the United States. ENTERTAINMENT CENTER: To keep the kids happy, the Cottage is close to the new "Compass" Center, with 6 screen movie theater, go-carts, mini-golf, and rock climbing. Drive 10 min. to the larger town of Kilmarnock for shopping and more dining options. STATE PARKS:There are also 3 lovely Virginia State Parks along the shoreline of the Northern Neck—Caledon and Westmoreland border the Potomac River, and Belle Isle hugs the Rappahannock River to the south. All of that shoreline offers beautiful views, boating, and birding. ON THE WATER: Virginia’s Northern Neck is a peninsula surrounded by unique and beautiful marshes, creeks, the Potomac and Rappahannock Rivers, and the Chesapeake Bay, so water views are all around you. When the weather is fair, you’ll find lots of opportunities to get out on the water. Bring a boat and explore the Lancaster and Westmoreland Water Trails. Rent a canoe or kayak at one of the state parks to explore smaller marshes and creeks. Arrange a fishing charter or a scenic river cruise on the Rappahannock, or cruise across the bay to remote Tangier Island for fresh blue crabs and a look at the watermen’s life. Or rent kayaks or paddleboards at the iconic Tide's Inn on Carter's Creek (call ahead to reserve) and relax afterward at their casual creekside restaurant. Or book a fancy meal at their upscale restaurant, and kick back with a cocktail overlooking Carter's Creek. IMPORTANT: Please note that this is a residential community that has some vacation rentals, it is not a vacation community and the cottage is a home, not an investment property. Depending on the length of your stay and your group size, you may need to purchase additional supplies. TRAVEL PROTECTION HIGHLY RECOMMENDED We strongly recommend purchasing travel insurance to protect your investment. Unexpected events such as illness, injury, family emergencies, severe weather, flight disruptions, or other circumstances can arise before or during your trip. There’s no bathroom on the main level, but we’ve got two bedrooms and two baths on the lower level, plus one bedroom and bath upstairs. Just a heads up—dogs aren’t allowed on the lower level or on the beds or furniture, but don’t worry, we’ve got a cozy dog bed ready for them! Rental agreement required and sent separately. We greatly appreciate if you fill this out promptly and thank you for doing so. Access instructions will be sent as long as we have received the agreement. Many thanks for your cooperation! DOGS: We love dogs! $25 per night per dog fee, max of 2 dogs. You must clean up after them outside (waste) and inside (fur). No dogs on furniture including bed (without covers) and no wet dogs inside. Dogs may not be locked in any rooms and should be crated if you leave the house. You'll find Nature's Miracle to help keep the home clean. Additional fees will be charged if there is any damage. POOL: Please note that the pool is a community pool. HOT TUB: WAIVER OF LIABILITY FOR HOT TUB and AMENITIES and DAMAGES: Guest understands that there are special health risks that may be involved in using the hot tub, as well as safety risks using other areas of the property ( barbeque, dock, kayaks as examples). In particular, Guest understands that there are potential dangers that these amenities may present to children who are not carefully supervised as well as danger to any person using the hot tub if a person has health risks, is intoxicated or using any kind of drugs or medication, or if pregnant. The hot tub should be kept at a temperature that is less than 104 for personal safety. Guest agrees to explain the risks of using all of the amenities and hot tub to any other guests at the property and to be fully and solely responsible for any accidents, medical conditions, or injuries their guests may incur. Guest understands the risks discussed above and agrees that they will assume all responsibility for themselves and their guests for the consequences of those risks. Guest agrees to waive any claim whatsoever against Owner or Property Manager for accidents, medical conditions or claims arising from their own use or their guests’ use of the amenities or hot tub. Guest also understands and agrees that he or she is responsible and liable and will pay Owner upon request for any damages that occur to the amenities and hot tub and its support equipment through their own or their guests’ misuse and/or negligence, for example, but not limited to, using the incorrect detergents in the dishwasher or clothes washer, neglecting to extinguish all fires in the grill or fire pit, failing to replace and secure the hot tub cover, walking on or otherwise damaging the hot tub cover, or damaging the hot tub filtration system with foreign objects, soaps or oils, or causing excessive water overflow. CHEF BRENDA CATERING: This is a local, third-party service that the managing host is assisting to arrange, and is NOT affiliated with the property owner. By booking this service, the guests understands that it is not affiliated with the property owner, and the guest agrees to release, indemnify, and hold harmless the property owner for any and all claims related to any third-party activities. WILDLIFE: The house is located in a natural & wooded area, so you may see & hear bugs, furry critters of all sizes (including but not limited to deer, squirrels, and rodents), & reptiles. Our property has regularly scheduled pest control, however, we cannot guarantee that bugs will not be visible in the property. Please try to keep the doors closed, and do not leave food outside to prevent entry of unwanted critters. Do not feed any wildlife. Heads up! Jellyfish are prevalent in the Northern Neck in warmer months, so please use extra caution when swimming or wading in the water. We also recommend wearing water shoes for added protection. Stay safe and enjoy the water! This is not just a vacation rental, it is also my home. Please treat it as if it were yours. Please have all adults in your group read these rules and policies and agree to follow. HOT TUB It is imperative that you not wear lotions, oils, or anything else on your skin prior to entering the hot tub. If you have recently applied any lotion or oil, please use the outdoor shower first. If the hot tub requires extra cleaning, there will be a separate fee depending on cost to clean it. Also, no foreign objects, bubble bath, or anything other than yourselves may go in the hot tub. Please do not use gray spa headrests as seating; it breaks the clamps inside. No pets in the tub. No horseplay and please do not sit on, lay on, jump on, or misuse the hot tub cover in any manner. Additional posted rules. Hot tub use is entirely at your own risk. By renting this cottage, you agree to defend, indemnify and hold harmless Harmony Tides Cottage, LLC, and it’s owners, employees, and contractors, from any and all claims, damages, liabilities, or losses whatsoever arising out of or in any way associated with the guest's use of the tub, including but not limited to death, personal injury, or property damage. Keep cover on and locked when not in use. DOGS We want our furry guests to relax with the rest of you but we do not allow dogs on beds or furniture. Dog hair on beds or furniture will result in an extra cleaning fee. Please feel free to bring along your dog bed! Unless you trust your dog implicitly, please bring a kennel for when you are not at the home. We can offer dog sitting services, please reach out! ICE BATH Galvanized steel tub for ice bath available. Use hose and attach to outside shower faucet. Buy ice at Walmart. Empty tub when not in use and when you depart. In the summer we don't want to breed mosquitos. QUIET HOURS People come/live here for the peace and quiet. Please respect that and observe quiet hours between 11:00 pm and 7:00 am. THERMOSTAT Please do not turn the AC lower than 76 in the summer or the heat higher than 72 in the winter. Set thermostat at 68 in colder months and 78 in warmer months upon check out. DOGS We love dogs!Please keep dogs leased when on the community roads. Of course pick up after the dog. No dogs inside the pool enclosure. No dogs in hot tub. FURNITURE Please do not move furniture. POOL PASSES Are hanging from hooks near the stairs to the lower level. There is a $25 fee or each pool pass not returned. Please observe all pool rules, on back of pool pass and posted in the cottage. MAKEUP TOWELS Please only remove makeup with the black "Makeup" towels that are placed in the bathrooms. Makeup stains on the white towels may result in a replacement charge. CHECK OUT PROCEDURES The night before check-out or first thing in the morning, please run the dishwasher. (Would like the cycle to complete before you leave). **Leave sheets on unmade beds. Please do not strip or start any laundry. **Place all towels in tub/showers. **Take out trash to cans inside stockade fence. Our trash service comes on Wednesdays and Sundays. A nice man named Dean Ball in a white pick-up truck. If you have more trash than fits in the two containers with lids, please let me know and I will ask him to come and take it. Alternatively, you may drop it off at the Refuse and Recycling Center at the end of White Pine Road. It's close and on the way out if heading toward Kilmarnock. Easiest just to Google it. **Turn off lights. Close and lock all windows and doors. Turn heat/ac to setting noted. Have a safe trip back! Please come again. Maria the fine print: AMENITIES Owner is not responsible for mechanical failures of non-essential items, including but not limited to hot tubs, televisions, internet/telephone/cable access, dishwashers, washer/dryers, fireplaces, air conditioning or any other mechanical device that fails to operate during your stay. Owner will make every reasonable effort to repair any malfunctioning item during your stay; however, no refunds will be provided for any mechanical failure out of Owner’s control. ACTS OF NATURE No refunds will be issued for any utility disruption including, but not limited to power outages, water outages, satellite and/or Internet outages, etc. These failures are beyond Owner’s control. LOST ITEMS Owner is not responsible for lost, stolen, or forgotten personal belongings. Please check thoroughly for any personal belongings when leaving. If you happen to leave something behind, please notify Owner and we will make all reasonable efforts to search for the item(s) and mail them to you at your expense plus a $20 handling fee.
