While each suite has undergone extensive, high-quality renovations, please note that the common areas retain the original character of the building. Guests will have full access to the entire home. We kindly ask that you avoid entering the basement/crawl space, as it is reserved for maintenance use only. We love getting to know our guests! To ensure a seamless arrival, we ask all guests to confirm their travel plans and group details via the message thread. Once we have these details, we will provide the check-in instructions. We recommend confirming these at least 24 hours in advance to avoid any delays upon your arrival. Age Restriction: 21 years old and above Early check in and late check out requests: Early check in fee: $20 per hour Late check out fee: $20 per hour Both requests are subject to availability. Our neighborhood is sensitive to noise. We kindly ask that you deliver the same level of respect you’d want from your own neighbors and please be mindful of your noise levels while at our home. We are thrilled to welcome you and your furry companion! Please note a pet fee of $75 per pet, along with an additional $300 deposit per pet, applies. Guests are responsible for managing all pet bathroom breaks, including those in the yard. To maintain a clean environment for all, we kindly ask that you promptly pick up any droppings; failure to do so may result in extra cleaning charges. If your pet tends to shed, please be mindful and avoid allowing them on the furnishings, as cleaning of certain fabrics can be time-consuming and costly. We also host guests with allergies, so thorough cleaning after pets is a top priority. ☞ Please do not move any furniture in the home - a charge will be billed if any pieces of furniture have been moved. ☞ If the house lists a BBQ, or Fire Pit, we do not propane tanks or fire wood. ☞ Please remove your shoes once inside the home. ☞ Please do not eat meals in the beds as this results in damaging the linens. ☞ Excessive waste/mess left behind, and/or damages, will be billed to the guest. We hire professional independent housekeeping companies to perform each turnover cleaning. If a guest leaves large messes/damages beyond what is typical for a standard stay, these contractors may charge additional fees beyond the cleaning services advertised in the listing. Terms of Service: To abide by all legal requirements and house rules, please be advised that guests may be required to complete and sign a digital rental usage agreement prior to check-in. As part of the verification process, guests may also be required to provide a valid government-issued ID and a photo of the payment card used for the reservation, with sensitive information permitted to be covered except for the last four digits and cardholder name. For third-party bookings, the booker is required to provide the full names of all guests staying at the property along with at least one direct contact number for an occupant staying onsite. Please note that a Security Deposit may also be required to secure the booking. Failure to complete the required verification process may result in denial of check-in instructions and property access. A violation of the house rules can lead to the immediate removal of any and all guests/occupants without a refund. ✔ Quiet hours are between 9 PM and 9 AM. ✔ Do not damage the home or furnishings; keep it clean and tidy. ✔ Report any damages or missing items to your host. ✔ Comply with all city and building bylaws. ✔ Must get permission for late checkout before arrival. ✖ No unauthorized events/parties. ✖ No drugs or illicit behaviour. ✖ No smoking, vaping or marijuana inside the home. (we have smoke sensors) ✖ No excessive noise or loud music after 9 PM. ✖ No moving of furniture within or outside the home. ✖ No pets in the home without approval prior to check-in. ✖ No shoes in the home. ✖ Only flush toilet paper, no paper towels, wipes, or feminine products. ✖ No tampering with any of the home security systems NOTE: If there is significant damage to the property caused by the guests or natural causes, the guests must allow our team access to assess the situation and determine if all occupants may remain or vacate the rental Rule Violation Fees: ⚠ $500 fee for unauthorized parties/events. ⚠ $500 fee for violation of the house rules. ⚠ $500 fee for security to remove any or all guests/occupants. ⚠ $500 fee for smoking ⚠ $50/hr fee for unauthorized late check out every hour past your check out time. The property may have an exterior security system with camera(s); if so, the camera(s) are always on and only positioned at the egress points of the home. The security system may monitor sound decibel levels. We respect your privacy; thus, our security systems DO NOT record audio or video inside the home. Central/Downtown/Transitional.
