IMPORTANT PROPERTY INFORMATION CHECK-IN & CHECKOUT • Check-in: 4:00 PM • Checkout: 10:00 AM • Early check-in and late checkout are permitted only when approved in advance. OCCUPANCY & VISITORS • Maximum overnight occupancy: 25 guests. • All overnight guests must be included in the reservation. • Reasonable daytime visitors are permitted as long as the total number of people at the property remains within the property's maximum occupancy, all house rules are followed, and the gathering is not a party or event. • Parties, receptions and events are prohibited. PARKING • Gated on-property parking is available for up to 2 cars. • RVs, campers, trailers and oversized vehicles are not permitted on the property. • Free street parking is generally available nearby. PETS • Pets are permitted only with advance disclosure and approval. • Pet fee: $250 per pet. SMOKING • Smoking is strictly prohibited inside the property. • Outdoor smoking is permitted where lawful. All cigarette butts must be properly disposed of. NOISE • Please keep outdoor noise to a minimum after 10:00 PM and until sunrise the following morning. • Guests are responsible for respecting the surrounding residential neighborhood and applicable local noise regulations. POOL & HOT TUB SAFETY • There is no lifeguard on duty. • Guests use the pool and hot tub at their own risk. • Children must be supervised by a responsible adult at all times. • No diving. • No glass is permitted in or around the pool or hot tub. AIR CONDITIONING • Please keep all exterior doors closed while the air conditioning is running. • Leaving doors open can affect AC performance and may cause the system to freeze. PLUMBING • Only toilet paper may be flushed down the toilets. • Do not flush wipes, paper towels, feminine products or any other items. TRASH • Please place all trash in the designated property receptacles. • Our maintenance team handles moving the bins for municipal collection. ROUTINE EXTERIOR SERVICE Routine exterior vendors may access outdoor areas during scheduled service windows for pool service, landscaping, trash collection or other property maintenance. These teams do not enter the home without prior notice except in an emergency. EXTERIOR SECURITY CAMERAS Exterior security cameras are located at the front driveway, front door, side of the home and backyard. There are no cameras inside the home or in guest living or sleeping areas. Cameras are used for property protection, safety, access oversight and house-rule enforcement. They are not routinely or continuously monitored. Recorded footage is generally reviewed only when reasonably necessary to investigate property damage, safety or security incidents, suspected house-rule violations, access issues or guest/neighbor complaints. CLEANING The property is professionally cleaned, reset and inspected between every guest stay. ICE Ice is not provided or guaranteed. PERSONAL BELONGINGS & DELIVERIES • Please take all personal belongings with you at checkout. • If an item is left behind, we will check with our team and make reasonable efforts to locate it. Return shipping may be available at the guest's expense. • We cannot guarantee the receipt, storage or safekeeping of packages or deliveries sent to the property. THE SPACE Villa Ciao Bella is a private, fully fenced and gated 6-bedroom, 4.5-bath Miami villa designed for larger families and groups. The property is divided between a front house and a separate back house, with a private courtyard, pool, hot tub and outdoor living space connecting the two areas. This setup gives larger groups room to spread out while still enjoying the property together. FRONT HOUSE The front house includes: • Bedroom 1: Twin-over-twin bunk bed and twin-over-full bunk bed • Bedroom 2: Two queen beds • Bedroom 3: Two full beds • Bedroom 4: Queen bed • Dedicated game room • 2 full bathrooms and 1 half bathroom • Large living room • Full kitchen • Indoor dining area • Smart TVs throughout GAME ROOM The dedicated game room includes: • Pool table • Arcade game • Darts • Smart TV BACK HOUSE The separate back house includes: • Bedroom 5: Two twin-over-full bunk beds • Bedroom 6: Queen bed • 2 full bathrooms • Separate exterior entrances for both rooms • Interior connecting door between the rooms • One bathroom is attached to a bedroom, with the additional bathroom conveniently accessible near the exterior entrance • Smart TVs There is also a mini refrigerator located in a covered exterior area of the back house. KITCHEN & DINING The main kitchen is located in the front house and includes a full-size refrigerator/freezer, stove and oven, dishwasher, microwave, coffee maker, toaster, cookware, pots and pans, dishes, utensils, glasses and mugs. The indoor dining table comfortably seats up to 12 guests, with an additional outdoor dining table seating 8. ADDITIONAL FEATURES High-speed Wi-Fi is available throughout the property. Smart TVs are located in the main living areas and most bedrooms. The washer and dryer are located outside the front house, and laundry detergent is provided. Clean linens and towels are provided for all sleeping arrangements. Additional towels, blankets and pillows are available in the bedroom closets. Hangers, shampoo, soap, body wash, hair dryers, irons and ironing boards are also provided. Gated on-property parking is available for up to 2 cars, with free street parking generally available nearby.
