The space The Art Suites is a thoughtfully curated urban sanctuary where industrial character meets modern comfort. • Living Area: A space designed for relaxation, featuring a black leather reclining sofa perfect for kicking back after a game. Enjoy the ambiance of the electric fireplace, challenge your partner to a match on the glass chess table, or stream your favorite shows on the flat-screen TV. The room is framed by 9ft exposed concrete ceilings and floor-to-ceiling windows. • Kitchen: A sleek, European-style kitchen equipped with glossy white cabinetry, a dark tiled backsplash, and full-sized stainless steel appliances (fridge, stove, microwave, and dishwasher). It comes fully stocked with essentials, including a kettle and toaster for your morning routine. • Dining & Workspace: To maximize space and utility, the unit features a versatile light-wood drop-leaf table. It serves as a charming dining spot for two or easily transitions into a dedicated workspace for the remote professional. • The Bedroom: A cozy, stylish retreat featuring a Queen bed with a dark brown headboard and integrated reading lights. Geometric art prints and soft lighting create a calming atmosphere for a restful night's sleep. • Bathroom: A pristine, spa-inspired washroom with dark slate tile flooring, a modern vanity, and thoughtful touches—including extra towel storage and uplifting decor to start your day right. Guest access The Private Suite You will have exclusive, private access to the entire unit during your stay. The Art Suites is not a shared space—the bedroom, bathroom, kitchen, and living area are all yours to enjoy in complete privacy. Building Amenities Beyond your front door, you have full access to Glasshouse Skyloft’s premium shared facilities: • Fitness Studio: A professional-grade gym located on the 2nd floor (Open 24/7). • 21st Floor Rooftop: Features fire pits, loungers, and panoramic city views (Available seasonally, Spring to Fall). • Private Theatre Room: A cinema-style screening room located on the 2nd floor (Available for use unless reserved for a private event). • Penthouse Lounge: A social hub on the top floor with a billiards table and kitchen (Available for use unless reserved for a private event). Other things to note By booking with us, you agree to the following guidelines to ensure a 5-star experience for you and a respectful environment for our neighbors. The Golden Rules for a Great Stay • Occupancy (Max 2 Adults): To comply with city bylaws and condo rules, our suite accommodates a maximum of 2 adults. We cannot accommodate unregistered overnight guests. • Quiet Hours (10:00 PM – 7:00 AM): We want you to relax and enjoy yourselves, but we kindly ask that you keep noise levels low during these hours. Building security patrols the floors 24/7 to ensure everyone enjoys a quiet environment. • Breathe Easy: This suite and the entire building (including balconies and common areas) are 100% smoke-free, vape-free, and drug-free. • Zero Parties: To protect our home and our neighbors, parties, large gatherings, and excessive noise are strictly prohibited. Parking Details • Finding a Spot: Parking is not included with the booking. We highly recommend using the Indigo Parking App to find spots in adjacent surface lots or the connected parkades (Alt Hotel or St. Mary Ave). • Event Nights: On game or concert nights at the Canada Life Centre, parking rates in the area may surge and traffic will be heavier than usual. • Street Parking: If you park on the street during winter, please be aware of Winnipeg's snow routes and traffic bans. You can check availability by calling 311 or using the "Know Your Zone" app. Navigating the Building & Security • Secure Access & Fobs: This is a highly secure residential building. Please keep your key fob safe at all times, as a $150 replacement fee applies for any lost or unreturned fobs. • Luggage Storage: Please note that the building does not have a front desk or concierge for luggage storage before check-in or after check-out. • Food Deliveries: Treating yourself to delivery? Please meet your driver downstairs at the main entrance, as condo bylaws do not allow delivery drivers past the lobby. • Letting Friends In: If you have daytime visitors, please go down to the lobby to let them in using your key fob, rather than repeatedly buzzing them through the intercom. • Mail & Packages: We do not have mailbox access and cannot receive packages or mail on behalf of guests. • Shared Amenities: You have access to the fantastic building amenities! Please note they may occasionally close for cleaning, maintenance, or private condo board reservations without notice. We cannot issue refunds for amenity closures. Privacy & Pets • Privacy First: There are NO cameras inside our suite. We do use a privacy-safe, industry-standard sensor that monitors noise levels, temperature, humidity, and cigarette & vape smoke solely to protect the unit and ensure a quiet stay for everyone. For your peace of mind, the building has security cameras in all shared common areas. • Pet-Friendly! 🐾 We welcome up to 2 registered pets for a $100 fee per pet, per stay. Please let us know their size and breed when you book. ⚠️ The "Not-So-Fun But Necessary" Stuff Because we operate within a strict condo building, the board issues heavy fines for rule violations. To avoid passing these fees onto our guests, please help us by following the rules above. Violating the occupancy, party, drug, or smoking rules will result in immediate eviction and cancellation without a refund. Condo Board Fines & Fees (Charged to Guest): • Smoking/Vaping Violation: $250.00 • Noise Complaints: $200.00 (This is the exact fine the building charges us when neighbors are disturbed). • Unregistered Pets: $150.00 (Please just let us know they are coming!). • Lost/Unreturned Key Fob: $150.00 replacement fee. • Late Check-Out: $100.00 per hour (Our cleaning team runs on a tight schedule!). • Damage/Excessive Cleaning: Varies based on repair costs or the hourly rate of our third-party cleaners.
