The space This award-winning home, recognised with a prestigious RIBA award, is a rare blend of old and new. At its heart is a 220-year-old Cotswold stone barn, seamlessly connected to a Victorian farmhouse and a striking contemporary section with vast glass sliding doors that frame views of the surrounding fields. It is both striking and welcoming, designed for comfort as much as for style. The house is a lived-in and loved family home, so it is full of warmth and character. It offers five generous double bedrooms and four bathrooms, along with an additional WC, making it ideal for families, groups of friends or multi-generational stays. The interior combines natural materials, thoughtful design and plenty of space to gather together or find a quiet corner. The Victorian farmhouse holds a cosy snug with a large open fire, the perfect place to read or settle in for film nights. Upstairs in this section are three comfortable king bedrooms and a shared family bathroom with a roll top bath and a larger shower. The contemporary section of the house contains a beautiful open-plan kitchen filled with natural light, a long dining table for shared meals, and another fireplace. Along one side, you will find an additional shower room and a further WC. This leads to a spacious bedroom with a complete glass door that opens directly onto the decking, allowing you to open it fully. This bedroom features a lovely en-suite bathroom with a roll-top bath that offers a window view of the garden. The Cotswold stone barn is the dramatic centrepiece of the property, with double-height ceilings, exposed beams and an impressive fireplace. From here, you step through to the master suite. The bathroom opens out onto the garden with French windows, a glass-walled shower and a roll-top bath positioned to enjoy the view. The master bedroom sits just above, with an emperor-sized bed, a sitting area with a sofa and chairs, and a television. This space also connects to a mezzanine level, a quiet nook ideal for reading. The glass-fronted kitchen space seamlessly connects the three sections of the house, allowing light to flow throughout the day. It opens directly onto the garden and fresh water swimming pool, Please note the pool is a freshwater natural pool, heated seasonally, and will not look or feel like a traditional heated chlorine pool. (more info below), creating a seamless connection between indoor and outdoor living. Step beyond the house and you will discover rolling fields and walking routes from the door, perfect for autumn rambles, bracing winter walks or spring mornings when the hedgerows come alive. The grounds are made for children to run free, for family games, and for gathering on warm days. In the summer, the naturally filtered, fresh swimming pool becomes a highlight, it can have a lake like appearance due to the lack of chemicals and it is heated over the warmer months, and great for cold plunges in the cooler ones, set against the open sky, while in the colder months, the house comes into its own with fires, blankets, and boots by the door. You are in the heart of the Cotswolds, one of the most sought-after areas in the country. Burford Garden Company is just five minutes away, Bamford and Estelle Manor are both twenty-five minutes, and Soho Farmhouse is around forty minutes. The area is filled with classic Cotswold pubs, whether you are in the mood for a hearty Sunday lunch, a fireside pint or a cosy dinner. This is a house for all seasons. It feels expansive and bright in summer, yet atmospheric and intimate in winter. Whether you are sliding the glass doors to let in the light or settling down by the fire as night falls, it is a space designed for connection, relaxation and pleasure. To manage expectations, there is a working live workspace and agricultural barn located just behind the house, which the owners use. These do not affect your privacy or access, but we like our guests to know in advance. A note on the pool: The pool is not heated all year round. Heating runs from mid-spring through to mid-autumn. Outside of these months, the pool is unheated and can be used as a cold plunge if you wish. This is a freshwater, chemical-free natural pool, so it behaves very differently from a traditional chlorine pool. At times, the water can appear slightly lake-like, this is completely normal and part of its natural filtration system. The water quality is excellent, but it won’t always look crystal clear in the way a chemically treated pool does. Because it is a natural pool, it is only ever heated to around 25–26°C. This can feel fresh, particularly on cooler days, but the water is beautifully soft and clean to swim in. Please bear in mind that this is very much a natural swimming experience, closer to swimming in a lake than a hotel pool, which is why we love it, it is a lovely pool to swim in. Guest access Guests have access to the entire house, gardens and pool, as if it were their own, while they are here. There is one room that will be closed off for storage. Otherwise, it is all here for you to enjoy.
