The Riverview in Downtown Melbourne - All 4 Units!

Welcome to The Riverview! This listing is for ALL FOUR units in this house, listed individually as: A. Riverview Studio B. Riverview Green C. Riverview Yellow D. Riverview Blue Each unit has its own entry from the main hallway. In total, this house has 4 bedrooms, 4 bathrooms, 4 kitchens, and a laundry room. Located on quiet, conveniently located Riverview Drive (East of US1), everything Downtown Melbourne has to offer is just a short walk away. The space Units A and B are on the first floor. Units C and D are second floor units. Unit A is a 300+ sqft efficiency, where Units B, C, and D are all one bedroom apartments with living rooms. Please visit the individual listings to see even more photos! Guest access Your group will have access to this entire home. Each of the four units has its own entrance (and smart lock), and there is one laundry room with a separate entrance behind the building. Detergent, fabric softener, and even an iron are all provided. TV You will be able to watch live TV through my SlingTV account, and hundreds of additional shows and movies are available through Amazon Prime. There are no "local channels" available, but you are welcome to log in to any streaming services you are subscribed to (Netflix, Hulu, etc.) as well. Other things to note CHILDREN Typically, we do not allow children in the units in this building, but since this listing is for all four units, we are willing to consider this on a case by case basis. Please note that there are several breakable items throughout the house, so it may not be suitable for young children. PRICING A note about pricing: You may notice that the daily rate fluctuates as you browse through my availability calendar. This is because I use a third-party software that automatically updates my listings' prices to ensure they remain competitive and stay BELOW the market rate for comparable properties in the area. Daily prices change due to season, hotel occupancy rates, last minute availability, and so on - basically supply and demand. It's a very nifty tool that ensures my prices are fair and leads to us having close to 100% occupancy all year long. CANCELLATION POLICY/TRAVEL INSURANCE Please note that we follow Airbnb's "Firm" cancellation policy. We are running a small business and are not able to make exceptions to this policy to provide refunds beyond the Cleaning Fee if you are unable to stay with us and need to cancel your reservation within 30 days of your arrival date for any reason, including any weather-related events, like hurricanes and red tide. It is strongly recommended that you obtain Travel Insurance for your trip, in case any unforeseen circumstances happen which would lead to you cancelling your reservation. A simple online search for "travel insurance" will provide you with many options. ITEMS LEFT BEHIND Please double and triple-check the unit prior to leaving to make sure you have not left any personal items behind. Anything left in the unit after you check out will be discarded unless it it obviously something of value. If you do leave something of value behind, please contact me immediately so I can notify my housekeeping team. They charge $25 to return items left behind, which includes up to $10 of postage and packing materials. For any larger items that require additional postage, the cost to return them to you is $20 + exact postage. PESTS We have regular preventative pest control services at all of our properties and very rarely see any bugs because of this, but this is Florida, and the occasional pest (or cute gecko/anole) could find its way inside. In the unlikely event that you do see a bug, we would be happy to send pest control to retreat the property (this is part of the service we pay for), but you will not be eligible for any type of refund because of this. MY OTHER PROPERTIES There are three other units in the Riverview that you may want to consider, should this one not be available or if you prefer a first floor unit. In addition to the Riverview, we also own Tranquility, an OCEANFRONT quadplex located about halfway between downtown Melbourne Beach and Sebastian Inlet. These fully-renovated one bedroom apartments are 625 sqft each and are fabulously decorated. In late 2021, we purchased the historic Crane Creek Inn. Located directly on Crane Creek, this property is even closer to the heart of Downtown Melbourne and has a heated pool and stunning views.
