Other things to note HOUSE RULES & LIABILITY ACKNOWLEDGMENT By booking and occupying this property, the Guest agrees to comply with the following House Rules and acknowledges that these rules form part of the short-term rental agreement, governed by the laws of the State of Illinois and Kendall County and all applicable Federal, County, and local laws. 1. Occupancy & Visitors We completely understand that you may wish to have family or friends visit you during your stay. Unfortunately, Kendall County has very strict occupancy regulations that we are required to follow. For this reason, only the guests included in your reservation are permitted on the property. Daytime and overnight visitors are not allowed unless they have been added to your reservation. If you would like family or friends to join you during your stay, please let us know before your arrival so we can update your reservation. We can accommodate up to 9 guests in total, subject to our maximum occupancy limits. Additional guest fees may apply. We truly appreciate your understanding and cooperation in helping us comply with these county regulations. Please note that failure to comply may result in a $1,000 per day fine imposed by Kendall County and could also require us to terminate the reservation without a refund. 2. Quiet Enjoyment & Neighbor Respect This is a peaceful conservation area where you can often hear birds singing throughout the day. We invite our guests to relax, unwind, and connect with nature during their stay. To help preserve the tranquility of the neighborhood and respect our neighbors’ privacy and comfort, outdoor music is not permitted. If guests choose to play music indoors, the volume must remain at a respectful level and comply with Kendall County noise regulations at all times. We kindly ask all guests to respect Kendall County quiet hour regulations and help us maintain the peaceful atmosphere of the neighborhood. Any excessive noise that disturbs neighbors is not permitted. Please note that violations of local noise ordinances may result in fines issued by local authorities (which can be up to $1,000 per occurrence), involvement of the Kendall County Sheriff, and may also lead to cancellation of the reservation without refund and removal from the property. 3. Property Boundaries & No Trespassing - The private access road is narrow and shared by vehicles traveling in both directions despite its one-way configuration and may have limited or no posted signage. Guests must proceed with extreme caution at all times and obey the maximum speed limit of 15 miles per hour. Guests are responsible for operating their vehicles safely and yielding as needed to oncoming traffic. The roadway is for vehicle use only. Pedestrian use (walking) on the private road is strictly prohibited and will be considered trespassing. Guests must remain strictly within the boundaries of the property at all times. Failure to comply may result in cancellation of the reservation without refund and removal from the property. Entering, walking through, photographing, or otherwise accessing neighboring properties, driveways, land, or structures is prohibited. To maintain a peaceful environment for our neighbors, parties, events, gatherings are not permitted. 4. Riverfront Property – Assumption of Risk This is a riverfront property. Access to the river is not restricted and is undertaken entirely at the guest’s own risk. • Diving or jumping into the river is strictly prohibited at all times, regardless of water level or apparent depth. . There is no lifeguard on duty. • Swimming, wading, boating, fishing, or entering the river is voluntary and at the guest’s sole risk. • Guests who do not know how to swim should not enter the water. • Children must be supervised at all times when outdoors near the river. Winter Conditions and Ice Warning During winter months, the river may freeze or appear frozen. • Ice conditions are unpredictable and unsafe. • Walking, standing on, or attempting to cross the frozen river is strictly prohibited. • Falling through ice may result in serious injury or death. By occupying the property, guests acknowledge and accept the inherent risks associated with natural bodies of water, seasonal conditions, and winter ice. 5. Fireplace and Fire Pit Use This property includes a fireplace and an outdoor fire pit. Use of these features is subject to the following conditions: • Fireplace and fire pit use is limited to adults only. • Fires shall never be left unattended. • Only clean, approved firewood may be used. Burning trash, paper, accelerants, or unapproved materials is prohibited. • Fires must be fully extinguished before leaving the area or retiring for the night. • Fire pit use may be prohibited during high winds, burn bans, or unsafe weather conditions. • Guests assume full responsibility for the safe use of the fireplace and fire pit and any injuries, damages, or losses resulting from improper use. Children must be supervised at all times around any fire feature. Any damage resulting from misuse will be charged to the Guest. 6. Alcohol & Safe Use of Amenities Guests are expected to use good judgment and exercise caution when consuming alcohol, particularly in connection with river access, kayak use, and fire pit or fireplace use. 7. Weather & Natural Conditions Guests acknowledge that weather and natural conditions may affect the property, river, outdoor areas, and terrain, including but not limited to rain, flooding, ice, mud, fallen branches, uneven ground, or changing river conditions, and agree to exercise caution at all times. 8. Damage & Safety Reporting Guests agree to promptly notify the host of any unsafe condition, damage, or maintenance issue so it may be addressed in a timely manner. 9. Pets Pets are not permitted on the property. This restriction does not apply to trained service animals as defined by applicable Federal and State law. Emotional support animals, comfort animals, and therapy animals are not considered service animals under Illinois law and are not permitted. Guests are responsible for ensuring that any service animal remains under control at all times and does not create a disturbance, safety issue, or property damage. Failure to comply with this policy may result in immediate termination of the reservation without refund. 10. Guest Responsibility & Enforcement Guests assume full responsibility for their own safety and the safety of all members of their party, including minors. Failure to comply with safety rules or house rules may result in immediate termination of the stay without refund if guest conduct poses a risk to persons or property. 11. Illinois Liability Waiver & Release To the fullest extent permitted by Illinois law, the Guest acknowledges and agrees that the property includes inherent risks, including but not limited to river access, water activities, kayak use, outdoor fire pit use, indoor fireplace use, outdoor terrain, and weather-related conditions. The Guest voluntarily assumes all such risks and releases, waives, and holds harmless the property owner from any and all claims, demands, or causes of action arising from ordinary negligence, except where prohibited by law. This waiver does not apply to gross negligence or willful misconduct. The Guest agrees to supervise all minors at all times and assumes full responsibility for their safety and conduct. The Guest acknowledges that this property is a private residence and not a supervised or commercial recreational facility. 12 - ELECTRICAL APPLIANCES: For safety and to prevent electrical overload, only electrical appliances provided by the Host at the property are approved for use. Guests may not bring or operate high-wattage or high-current appliances, including but not limited to air fryers, electric pressure cookers, portable electric grills, electric kettles/water heaters, hot plates, space heaters, or similar devices, without the Host’s prior written approval. Unauthorized appliances may overload or interrupt the home’s electrical system and therefore must not be used. If the use of an unauthorized appliance results in a tripped circuit, electrical interruption, damage, or a service call, the guest may be responsible for the actual reasonable cost of the required service visit or repair
