The space Renovated in 2021 in down-to-the-studs make-over, this 1500 square foot home features open concept great room with combined living, dining and kitchen area, 2 bedrooms, a nicely appointed bathroom, and a deck to end all decks. Grill, eat, lounge, play, and even watch your kids camp out in the meadow overnight. All the home comforts and none of the hassle of everyday life. Bring your furry friends too. We love pets. Living area with floor to ceiling casement windows and slider to the deck features leather sofa, comfy arm chairs, dimmable lighting, and a wood-burning fireplace. Plenty of board games and puzzles along with RokuTV with options galore. Sonos speakers and Bluetooth speaker for tunes. Internet/TV via cable and home WiFI signal is excellent. Cell service via WiFi is recommended. Gleaming gourmet kitchen features wood countertops, glass top range, convection oven, microwave, toaster, blender, frig with icemaker and bottom freezer. Baking pans and equipment galore along with basic supplies, spices, condiments. Pretty much anything you need to cook is here. Full-on barista station with many options for your caffeine needs. Ample china, flatware, serving pieces and barware. Craftsman dining table seats six (2 folding chairs comes with tablecloths and cloth napkins. Deck/front porch offer endless relaxing possibilities. Big table seats six with cushioned chairs and patio umbrella. More guests? 4-top and 2-top cafe tables as well as loungers. Deck box has toys, noodles and floaties, flippers, pump, croquet and badminton set. Wildlife every day, resident herd of deer, foxes, bobcats, amazing variety of birds. Large meadow rolls down the hill from house holds a garden with figs and grapes, nut trees, persimmons. Master bedroom features nice firm California king with memory foam topper, high thread count sheets and plenty of pillow. Twin day bed has pop-up trundle for the kiddos. Big closet with lot of storage as well as bureau and nightstands. Deck access. Back bedroom features a 4 poster mahogany full bed with matching bureau and a workspace nook with antique desk/chair and printer. Large modern tiled bathroom has double vanity, separate water closet for privacy, large walk-in tile shower with nice soap, plenty of nice towels, beach towel. First aid supplies, bug spray and sunscreen always on hand. Plenty of storage for your toiletries. Small laundry utility room has stacking washer/dryer combo that does a big load, drying rack, iron, laundry essentials. Central heating and cooling via heat pump system is highly efficient and quiet. In power outage, whole home can be heated with fireplace as well. Guest access Guest can access all areas of the house. Owner has two locked closets. Garden shed and kayaks are off-limits. Other things to note We bring our dogs and even a cat occasionally, so your pets are also welcome. We have plenty of dog dishes, placemats, a retractable leash, and poop bags. Please be aware you are in the woods and make sure your pets have been treated with flea/tick medication in advance of stay. Spray yourself too--mosquito and chiggar bites are no fun. Snakes are plentiful in the Arkansas woods and waters, so use common sense. Watch where you put your feet and hands and don't poke snakes. We do have rattlesnakes, copperhead, and cottonmouths, but they are usually scared of you too. Raccoons will get into the trash. That is why there is a rope tie down. Please use it. Other things to note Your rental comes with up to $1500 of damage insurance protection: Waivo™ Security Deposit Waiver If You have purchased a Waivo™ Security Deposit Waiver, then the following terms and conditions are now part of Your vacation rental property lease agreement. I. AGREEMENT A. On behalf of Beaver Lake Vacation Rentals, LLC, the party authorized to rent the vacation rental property and the owner of the vacation rental property, Waivo has assumed the responsibility for damages as outlined below and waives Your security deposit up to $1,500, the waiver limit purchased by You, the renter, for your stay at the vacation rental property. B. Waivo is hereby responsible for theft or damage to real or personal property of the vacation rental property as a result of Your acts or omissions. Waivo will pay the lesser of the cost of repairs or the cost to replace the property up to $1,500. This waiver does not negate your responsibilities as a renter for items outside of Waivo’s responsibilities. C. This is not an agreement to provide insurance. You are buying a waiver of the security deposit otherwise due as part of Your vacation rental property lease agreement. II. EXCLUSIONS A. This Security Deposit Waiver will not pay for damages or theft resulting from: 1. Acts of god 2. Prior damage, or normal wear and tear 3. Theft without a valid police report 4. Loss of use of the vacation rental property 5. Rodent, termite, bed bug, infestation, animal, or pet damage 6. Damage to a motorized vehicle 7. Fine art or collectibles B. This Waiver will not pay for damage or theft of property owned by You. C. This Waiver will not pay for costs associated with odor, debris removal, mechanical breakdown. III. CONDITIONS A. Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the waiver, and shall exercise that authority in a reasonable manner. B. Waivo reserves the right to determine if damage is eligible for reimbursement at actual cash value. C. This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. A stain or spillage is considered damage. D. This Waiver is only effective for a one-time single continuous stay for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property. E. This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 3 days of Your departure from the vacation rental property. F. Waivo will not respond to damage or theft under $50 US dollars. G. If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial. IV. DEFINITIONS You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children and any other person the renter invited on to the vacation rental property during your stay at the vacation rental property.
