A quiet lake house with so much available to do! The space Lake Winnsboro Peaceful Paradise is a hidden gem in the lake country of east Texas. The house is modern, 2 story, strictly non-smoking, and is located directly on the lake with amazing views of the water. The neighborhood is quiet and perfect for guests looking for a serene atmosphere. There are 3 bedrooms and 2.5 baths. Sleeping arrangements include 2 king size beds and a bedroom with bunkbeds (2 full, 2 twin). There is a screened in sunroom with outdoor furniture making a perfect spot for consumption of coffee. Modern amenities include fiber high-speed internet, washer/dryer, central heat/air, refrigerator, oven, microwave, regular coffee maker and Keurig coffeemaker, roku smart televisions (living room and bedrooms). Parking is available in the driveway for 3 cars. Garage is not available for guest use. There is a pier for guest use with one open covered boat stall. Fishing is excellent. There are 2 kayaks available for use. Guests can have fun playing washers and cornhole. Swimming in the lake is refreshing after getting hot playing outside. Marina is 2.7 miles and boat launch is 3.2 miles away. Winnsboro is an amazing community to visit. There is always something going on. The downtown area has multiple antique shops, an amazing spa (Copperleaf), a top notch wellness clinic (Directional Wellness), an art gallery, the Bowery, and incredible dining. Area lakes that are a close drive beyond Lake Winnsboro include the world renowned Lake Fork, Lake Cypress Springs, Lake Bob Sandlin, and Lake Quitman. Eagles Nest mini golf in Winnsboro provides fun for the whole family. For an 18 hole full course golf experience, The Links at Lands End is a short 25 mile drive. The world’s largest flea market (Canton First Monday Trade Days) is a short 46 mile drive from the house. The North Pole of North Texas is a short 18 mile drive and offers a free train ride and free hot chocolate. The Kilgore Oil Museum is 55 miles and the Southwest Dairy Museum is 31 miles. -This is not a party house. It is located in a quiet neighborhood. Loud music or other loud behavior is strictly prohibited and will not be tolerated. -Smoking of any kind (tobacco, marijuana, vaping, illegal drugs) is strictly prohibited -The property is on a septic system with sprinklers that go off periodically in the back yard. Maximum guest number is 8. -Pets are not allowed. Guest access Entire house except the garage. There are some cabinets and closets that are locked to allow the owner's to store supplies necessary for upkeep of the house. Other things to note Access into the house is by a wifi enabled front door lock. Code will be provided prior to guest arrival.
