Also, you will enjoy use of Unit 2’s full sized washer and dryer. A new limestone 2-car driveway way created for Unit 2. Only registered guests are allowed on premises, due to liability. Other things to note HOUSE RULES AGREEMENT AirBNB *Must be 22 yrs old to rent *Maximum of 2 people. * MAY be able to book consecutive maximum of 28 day blocks, if planning a longer stay. Please contact the host for possibility of consecutive 28 day blocks. * Not suitable for guests 12 years old or under * No pets/animals (cats, dogs, birds, snakes, ferrets, etc.) ***Guests under age 18 must have adult supervising him/her/them** Guests under the age of 18 years old and service/ support animals cannot be left alone on the premises. Service and Support Animals must be fully housebroken, current vaccinations, person assigned to animal must pick-up of feces daily and dispose of it daily in separate baggie and place in outside city garbage can. **All information listed in the property listing, house rules, amenities, etc. are acknowledged as part of the House Rules Agreement. *ALL ADULT registered guests must read and understand these rules prior to booking the property. -The Lack of knowledge or understanding of these rules/full listing does not dismiss the Guest from the legal ramifications and obligations. Guests understand the following: *ALL Airbnb adult guests are required to undergo the driver's license/government ID and picture verification process in the Airbnb sign up system. First and last names of ALL guests are required. The primary guest and all adult guests may be asked to provide Government issued photo ID when at property. *The person who made the booking must be the person staying at the property. - Third party bookings (booking on behalf of someone else) are not covered by Airbnb’s insurance policy. * Booking discounts or coupons aside from my Airbnb applications do not convey to direct bookings with the owner *This property is outfitted with security/audio cameras on the exterior of the property. There are no cameras in the interior living spaces. Guests are not to tamper with the security cameras in any way as they are there for the safety of the guest and the safety of the property. Tampering, covering, or adjusting the security cameras without express permission from the hosts can be cause for immediate expulsion from the property. Failure to comply in any of these instructions is cause for immediate expulsion from the property without refund. *Guests are invited to use any of the comfort supplies provided by the Host, but are asked to do so at a reasonable level. The Host will charge the guest a fee for the taking of supplies in excess to reasonable usage. Items include but are not limited to; food condiments, bathroom supplies, toiletries, soaps, cleaning supplies, towels, power cords, decorations etc.. It isn't a hotel, where it is reasonable to take the small toiletries, etc. they offer. *All check-ins are reviewed via the onsite security cameras. If number and image don't match booking identification of Guests, possible additional fees or expulsion from property may be imposed without refund. Failure to pay these fees will result in your expulsion from the property without refund. - *NO Parking of an RV/boat *Single ply TP is the only thing that can be put down the toilet, due to the septic system. If a septic pump out or plumber’s visit is required and it is determined that the guest was negligent and flushed something other than single ply TP, the Guest may be required to pay for Unit 2’s septic pump out or plumber’s cost. *Please remove SHOES when inside the Property to keep interior floors/carpets as clean as possible *Guests are to immediately inform via Airbnb email or text to the host of any dangerous items, malfunctions, broken and or damaged items within the property. -If the guests fail to notify the host of the above mentioned, the host will charge the guest accordingly to remedy the situation. *Shoes or sandals are to be worn when in the yard, parking pad at all times. Any damage to bare feet, etc. is not the responsibility of the Host. -The yard and parking pad have exposed roots, etc., and variations in elevation in some areas that may trip a guest. Guests acknowledge this hazard and will not blame the host for damage from such happenings. *Guest acknowledges that the floors in the house and the patio and walkway can be very slippery when wet and they are to clean up anything spilled on these floors immediately with the cleaning supplies provided. Bathroom mats, Shower Mats, doormats, and area rugs are provided, but slipping is a hazard that must be taken seriously. Guests who slip or fall in the house, the shower, the patio, or yard have acknowledged these known hazards and will not hold the host accountable for their damages. - *Guest acknowledges that there is a towel bar to enter the shower and a towel bar within the shower. Guests are not to hang, stand on, sit on or use the bathroom towel bars in any way except for the intended *Windows and Doors must be kept closed and locked when the Guest(s) leave the Property OR in the even of Inclement Weather. *We look forward to giving our guest/s a high, 5 STAR ***** rating from us. *We ask our guests to leave the property in the SAME clean CONDITION they received it, as well as no missing items. - The PATIO should be picked up of all personal patio trash. -The WASHER/DRYER & their housing area must be in the SAME condition as when the Guest(s) received them. -If ANY APPLIANCE is in need of service or replacement due to Guest's negligence, the Guest will be BILLED for the entire REPAIR and/or REPLACEMENT of item. - Any kitchen items used by the Guest must be cleaned (including refrigerator/freezer) and returned to their original spots. *Prior to check out , Dirty towels used by the Guest(s) must be put in the clothes bag Host supplies. - Please do not put the bedding on the floor-just leave it on the bed :). *We do not charge a CLEANING FEE for BASIC cleaning and typical wear and tear, however if additional cleaning is required, the Guest/s will be charged accordingly. *Host asks Guests to pick up after themselves. - Any product spilled, stained, chipped, odorous, etc. on the furniture, bedding, carpets, floor, shower, sink, counters, etc. must be immediately cleaned up as it occurs. The floors and furniture, etc. are porous and can be stained. *After checkout, Stained linens and towels will be put through a spotting process with the launderers. - If the stains cannot be removed, the cost of the linens, will be billed to the guest(s) after checkout. Photos will be provided. *For Excessive sand/dirt/staining of linens, rugs, bathroom, floors and furniture, etc. will require heavy duty cleaning. Once the item is deep cleaned, but is still too damaged, the Guest will be notified after departure so replacement fees for each item can be billed to the Guest. Photos of damage will be provided. * In the rare event excessive cost of time and materials to replace/repair damages occurs to the interior and/or exterior of the space, and any loss of money for non-use of the property due to replacement/repair time, will be billed to the Guest. Photos will be provided. *Late-night noise complaints by neighbors will be taken seriously and may result in immediate police enforced expulsion and a loss of the Guests' entire booking fee including future days in the booking. *Guests are to report broken items within the house when they break and will be charged a fair replacement fee for such items. *Airbnb Guests will receive their door code prior to arrival. They will find it in their online messages and /or their AirBNB emails, if they set the messages to forward to their email. Guests can always call Airbnb and tell them to look up your Remotelock pin code in your message history if you cannot find it. - Guests are required to leave the property by their check out time- No later than 11AM. ** Please text me when you depart. *LATE check-outs after 11AM will result in a minimum of $100.00 fee. *Fees are MANDATORILY applied if the guest interferes in the cleaning and preparation of the unit. - In addition to the minimum $100 LATE check-out fee, there will be cleaning by the hour fees applied, as well. - Cleaning is charged by the hour (living wage paid to cleaners), so if the space is not vacated by 11 AM, ALL additional fees, plus the $100 minimum fee will be billed to the Guest. *Absolutely NO ILLEGAL drugs or products of any kind are to enter the property's interior or exterior. *Illegal activities will result in immediate police enforced expulsion and a loss of the Guests' entire booking fee including future days in the booking as it is non-refundable. *Any police visits to the property for illegal activity or disturbance of the peace complaints may result in immediate expulsion of the property, as well as the loss of current and future booking fees. - *The normal use of utilities is included in the price of the booking. Normal use constitutes any activity within the confines of items provided by Hosts and activities of registered Guests that coincided with vacation stay activities. Normal use includes: - -Turning lights off when not in use -Turning off/Raising/Lowering A/C or Heat depending upon the season *If electric bill exceeds $150 (usually $100) or water bill exceeds $100 (usually $50) each month, the Guest will pay the difference and will be sent a request for payment after new utilities billing cycle is completed. *Vehicles are not to be washed on the property using the utilities. *Excessive computer use, such as bitcoin mining, or server hosting are expressly forbidden on the property. - Non-confirmation to these rules may result in the loss of the booking fee, immediate police enforced expulsion and legal action. - It is expressly forbidden to access, order, or download any illegal items using the provided internet connection. - This includes but is not limited to: pirated media, pornographic paraphernalia, and illegal international or domestic product ordering. -Access to the dark web is strictly prohibited. - Any illegal action recorded through the router at the ISP will be turned over to the authorities with video/audio surveillance and any and all identifying information. **Guests are NOT to RECEIVE MAIL or PACKAGES and are not to SEND mail or packages from the property. Guests will need to set up a temporary PO box or a use a business that can receive/send mail on the guests' behalf. Food delivery may be received. **Do NOT use this ADDRESSS for any type of account creation/ establishing residency/ financial/legal statements or transactions, etc. *Professional photography and videography can be shot on the property with express permission from the Host, but will require an additional negotiated property use fee. Failure to request permission to shoot and negotiate the use fee with the host pre-check-in will incur a mandatory post-check-in use fee of $500.00 per day of the reservation. - *Expulsion from the property for any reason will result in the Guest losing their entire fee(s) for the days that were booked. -Expulsion may result in criminal prosecution, legal action for any financial remuneration, and enforcement of fees listed within these rules, as well as a low rating with a filed grievance to Booking Company. *There is NO smoking of any type in the house. - Any burn marks OR evidence of tobacco, pot or illegal drug(s), on the patio floor, chairs, furniture, or housing will result in a minimum $100.00 fee per item per offense to reimburse for the cost of damages, as well as the time of Host to repair damages, including odor removal. -Any evidence of cigar, cigarette style butts, etc. found in the yard or in the property will result in a $100.00 clean up fee, per each offense. - Ash of ANY KIND is never to enter the home. - Any indication of ash, cigarette/cigar/pipe smell, marijuana, etc. in the home will result in a mandatory $100.00 cleaning fee per incident. - * No candles or incense, etc, are to be lit INSIDE the home. Candles, Incense, etc. will be considered ash and will require a cleaning fee of a minimum $100.00 dollars per incident. *Each violation of house rules will be billed to the Guest, which may be in addition to the minimum $500.00 security deposit. *This space isn't for permanent renting and offers no tenant’s rights. *Not responsible for Guests' vehicle/s. *Garbage pick up by City of Orlando comes early Monday and Friday mornings. So Guest(S) is responsible for putting out garbage Sunday and Thursday evenings and bringing city garbage can back to side of property on Monday/Thursday evening. ***Please NO Food Or Drink in the BEDROOM areas. -For your sake and mine, let’s not attract any bugs to that area. -Thank you 🙏 in advance. ***** *Florida is known to have many power outages that may last for a moment or possibly days. Also, the WIFI provider sometimes has outages that are not weather related, which may affect the guest's ability to use their WIFI or cable use. *The Host is not responsible for said outages and any inconvenience the guest(s) may incur. IF the A/C, heater, hot water, refrigerator, cooking appliances, TV or WIFI, etc. are not working due to the power and/or internet outage, NO financial reimbursement will be given to the guests since it is out of the Host's control. *A $500 security deposit will be required to cover damages, excessive cleaning, missing items or non-compliance of Listing/House Agreement, etc. -However, It will be FULLY REFUNDABLE upon a favorable departure inspection :) -However, it is not an all- inclusive fee; meaning, if additional cleaning, non-observance of house rules, damages, etc. require payment to the Host, there will be additional fees imposed in excess of the $500 security deposit after Guest's stay has ended. *Inclement Weather/Unforeseen Acts of God/War, etc.: If there is a storm, hurricane, tornado, winds, flooding, or any other unforeseeable Act of God, no refunds will be given unless the Federal, State or Local Authority order a MANDATORY evacuation in the area where the property is located. If such mandatory evacuation order is given, we will refund any unused portion of rent from currently registered guests, covering the period during which the property cannot be occupied. *The guests MUST LEAVE IMMEDIATELY if it is MANDATORY evacuation. Guests are not allowed to stay in a MANDATORY EVACUATION situation. *However, if it is a watch/warning or suggestion by the Federal, State or Local Authority for any of the above mentioned, etc. , which is not declared MANDATORY, the guest must decide to either leave the rental or stay and accept responsibility for his/her/their choice(s). However, there may be situations when the Host will step in and require guest(s) evacuate the property immediately. The Host is not responsible for any personal injury of guest(s) or his/her/their property damage incurred if the guest decides to stay if it is not a Mandatory order. Also, the Host is not responsible for providing other types of housing should the guest choose to leave if they feel it is in his/her/their best interest to do so. If power, water, cable, WIFI fail due to any of the above -mentioned categories or any other reason, it is out of the Host’s control and no refund will be issued. *The Guest is responsible for keeping up on the above- mentioned categories and their ongoing status and will not hold the Host responsible for disseminating any type of news in any of these situations *All local, state federal laws must be adhered to by the Guest(s).
