Please do not park in or block the other garage spaces. ✔ Courtyard / Driveway: The paved area in front of the home is a shared courtyard that also functions as a driveway. For this reason, the central lane must remain clear at all times so vehicles can move in and out. ✔ Outdoor Amenities: The BBQ Grill and Firepit are for guest use only. ✔ Shared Spaces: Only the driveway/courtyard lane is shared with the ADU tenants for vehicle access. Other things to note Your safety and comfort are our top priorities! ✔ Security cameras are installed around the property’s perimeter for peace of mind. ✔ Noise monitors are installed inside the home (living areas only) to measure decibel levels only (no audio recording). ✔ There are NO indoor cameras — your privacy is fully respected. House Rules & Important Guidelines 🚭 NO SMOKING – Smoking is strictly forbidden on the property. Any violation will result in forfeiture of your security deposit and an additional $1,000 fee for odor removal (including ozone treatment). 🔇 QUIET HOURS – 9 PM to 8 AM. Loud music or outdoor gatherings are not allowed. If noise complaints occur, one warning will be issued. Continued disturbances will result in a $250 fine and may lead to eviction without refund. 👥 GUEST COUNT – Please provide an accurate guest count at booking. Unregistered guests incur a $50 per person, per night fee after 9 PM. 🚫 NO PARTIES OR EVENTS – Unauthorized gatherings are strictly prohibited. Violation results in a $1,000 fine and immediate cancellation without refund. Thank you for helping us keep the home peaceful for neighbors! 🐶 PETS – Allowed only if disclosed at booking. A $100/night deep cleaning fee applies. Undisclosed pets will result in additional fees. 🗑 TRASH – Dispose of trash in designated bins. If your stay includes Wednesday, please place bins out Thursday morning for collection and return them after. ⚠️ FOOD DISPENSER NOTICE: No food or waste down the sinks. Clogging due to food is subject to a $500+ fee. ➤ SECURITY DEVICES – Do not tamper with cameras, smoke detectors, or safety monitors. Tampering results in a $500 fine and possible eviction. ➤ EARLY CHECK-IN / LATE CHECK-OUT – $50/hour if available. Unauthorized early/late stays are billed at $100/hour. ➤ CLEANLINESS – No shoes inside. Furniture must be returned to its original place or a $100 fee applies. 🚪 DOORS – Keep doors closed to prevent insects/animals. Guests are responsible for locksmith fees if locked out. 💧 FRIDGE NOTICE – Water and ice dispensers are disabled. Please use bottled water or provided kitchen essentials. Courtyard & Parking 🚗 Shared Courtyard / Driveway – Please note: the courtyard is primarily a driveway shared with guests in the main home. Guests have access to the surrounding space by the front door of the back unit. The central lane must always remain clear for vehicles to move in and out. ✔ Guest Parking: You have one dedicated spot in front of the garage (see House Manual). ✘ Do not park in or block the far right garage spot, the gate, or the driveway lane.
