BEDROOM #2 * Features a king-size bed, 55" smart TV, and a dedicated desk area ideal for quick emails or focused work without taking over the room. * Dresser, ceiling fan. BEDROOM #3 * Queen size bed and a 50" smart TV. * Dresser, ceiling fan. * A three-quarter bathroom (Full vanity, walk in shower and toilet) is located in the hallway. BEDROOM # 4 * Two bunk beds are available for guest use. Use ladders and guardrails; no climbing on rails, jumping, or rough play. * Bunk #1: Queen over queen * Bunk #2: Full over full. Disclaimer: Adult supervision of minors required at all times. Guest accepts responsibility for safe use and supervision. Obey local laws, ride only where permitted, and avoid riding after dark unless you have proper lights and reflectors. Please return bikes to the storage area when finished. Practical amenities include air conditioning, heating, a washer and dryer, and free parking both on the premises and on the street. Safety is a priority, with features such as smoke detectors, a carbon monoxide detector, a first aid kit, and fire extinguisher. Long-term stays are welcome, and luggage drop-off is allowed for added convenience. Please note, while this home is a haven for humans, it is not pet-friendly. Guest access PARKING: * Guests can park in the driveway or the garage. * Home includes a 3-car garage. The left single bay is reserved for the owners; the 2-car bay is available for guests. A cleaners’ closet in the garage is off-limits. Other things to note Terms and Conditions: - Terms and Conditions agreement and guest verification must be completed within 24 hours of reservation confirmation or prior to check-in whichever is sooner. - Accidental Damage Protection Every stay at Irvie Homes comes with peace of mind, featuring up to $3,000 in accidental damage protection. Coverage Details: Protected: Accidental damages to furniture, fixtures, and appliances. Not Covered: Damage from smoking inside, intentional or pet damage, landscaping damage, violations of house rules, and damages exceeding $3,000. Additional Exclusions: Motor vehicles, aircraft, watercraft, personal items of occupants, credit cards, money, firearms, precious metals, business property, & electronic data. Losses due to gross negligence or criminal acts are also excluded. Claims are subject to approval by the underwriter. Any damage not covered by the waiver or exceeding the coverage limit will be the guest's responsibility. MAIL DELIVERY: USPS does not regularly deliver mail to the home. Guests are encouraged to obtain a PO box from the post office or use FedEx or UPS for urgent deliveries. We are not responsible for package delivery or any issues with late packages arriving after your departure. Guests can indeed receive mail during their stay. Upon arrival, you will find a key to the mailbox located in the kitchen drawer under the wine glasses. Please remember to return the key to its original location before your departure. For urgent deliveries, we still recommend using FedEx or UPS. We are not responsible for package delivery or any issues with late packages arriving after your departure. TRASH: Sunday night for Monday morning pickup. HVAC: The home is equipped with two central air conditioning systems controlled by Honeywell thermostats. The control panel for one is located by the kitchen and the other at the end of the east hallway. You can adjust the desired temperature using the arrow keys on the thermostats. The home also features radiant heating, with controls on a room-by-room basis. During winter months, it is suggested to use radiant heat in the north-facing rooms: the Office, Dining, Guest Room, and Bathroom. This method usually keeps the home comfortably warm. Please note that radiant heat takes time to warm up, and should not be turned up in all rooms at once as it can lead to overheating and take hours to cool down. PETS: No pets are allowed at the property. OUTDOOR WATERFALL AND POND: There is an outdoor waterfall and pond. If you would like it drained prior to arrival for safety reasons, please let us know. Notice to drain pond must be given at least 48 hours in advance. Pond Disclosure: The property features a man-made pond. It is not for swimming, wading, or boating. Water depth and edges can be hazardous. Children must be actively supervised by an adult at all times near the pond. Surfaces may be wet or slippery; keep a safe distance and use designated paths only. Do not climb fences/rocks, or throw objects into the water. Guests are responsible for their own safety and agree to release and hold harmless the homeowner and Irvie Homes from injury or damage related to the pond. Trampoline Disclosure: A backyard trampoline is available for guest use at your own risk. Children must be supervised by an adult at all times. One jumper at a time; no flips or rough play; close the safety net/zipper when in use. Do not use if wet, windy, after dark, or if any part looks damaged. Remove shoes; no food, drinks, alcohol, smoking, or pets on the trampoline. Guests are responsible for the safety of their group and any visitors and agree to release and hold harmless the homeowner and Irvie Homes from injury or damage related to use. HOUSE RULES: • No local guests are allowed to book within 50 miles of property. • Must be 25 years of age to book. • No pets are allowed at the property. • Guests must complete Check-In Form and agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival. • Quiet hours 9pm to 8am. • No smoking of cannabis or tobacco, vaping, or consuming illegal substances of any kind on property. • No parties or events. • No moving furniture or appliances. • The occupancy limit is 14 people. • Secure the home by locking all doors and windows anytime you leave the home. • Reservations over 30 days may require a security deposit. • For stays over 30 days, a monthly cleaning fee will be applied. • Unreturned and/or lost house keys will result in a $100.00 fee to replace it. • The Guest agrees to report any issues at home to the Host immediately. • NOTE: Your safety matters. There may be a Ring doorbell security camera, exterior cameras, and a Noise-Aware antiparty device or similar devices at the home. - Gatherings are not allowed. PLEASE RESPECT OUR HOME AND NEIGHBORS. Any reports to the police will not be tolerated. If the police are contacted, we too are contacted. This will result in your stay being terminated with no refund. We want you to enjoy your stay and have a wonderful time in our home but do not want to put our home or neighbors at risk.
