Furnished Room w.prepaid apps, big TV on red line

Nearest of 2 baths shared with a woman in her early 20s. Game nights, walk to DC's metro, bus to NIH, use of bikes or scooters, sporting events, free grocery delivery. All common areas cleaned regularly. Kitchen is always usable and all dishes are sterilized. Free Unlimited coffee, tea, spices, popcorn, etc. A 50" TV has prepaid subscriptions to Disney+, Paramount+, Hulu. HBOmax, Amazon Prime, Netflix, Fandango @ Home, CBS, ROKU channel, Tubi, ad-free youtube, SHOWTIME, and ESPN select. The space This site has an excellent non-discrimination policy. However, the rules have a clause, analogous to the so-called "Mrs. Murphy Exemption", for cases where a co-host has access to a shared bath. The idea is to not force someone to share a bath with someone of an opposite gender in cases where that's a preference. Pursuant to those rules, for this room, at the present time we can only accept female prospective tenants. Ironically, it's not actually due to the sex of either co-host, per say---it's more because of a wish of a female tenant who shares the nearest bath that happens to be allowed by the rules due to the gender of a co-host. If you identify as male, please consider another room we might have opening up. We mostly rely upon accepted guests (not all candidates are accepted) having a little common sense rather than a million rules. The common areas are cleaned anyways, so it's not too hard. The room's temperature can be anything between 60F and 80F. Polar bears and jungle tarzans are equally welcome! The pillows, pillow cases, and linens are all either new or will be carefully washed and the like our dishes, the entire room will have been sterilized with thermal treatment that kills everything. Guest access Pretty much the whole house can be used excepting areas of bedrooms used by others. So there's the movie room, gym, deck, kitchen, etc. Even our guest room could probably be used, but you'd need to get permission for that. Other things to note Guests can engage with others if they want or if they are busy introverts that's fine as well. New studies claim that most diseases are correlated to one's microbiome (the set of bacteria, viri, fungi, and protozoa that may live inside of a person)! Here, all of the dishes are sanitized pursuant to NSF protocol #184, and disposable ones are free anyways. Speaking of which, there are tons of free things in raidable closets for things like laundry detergent, paper towels, TP, etc. (Nobody likes stinky people, so anything related is on the house.) The room has a minifridge and microwave but the kitchen has it all.
