Be our guest in this Bret Harte Highlands sanctuary, set on a ridge with incredible views of the Bay between San Rafael and Greenbrae. Our one-bdrm ADU has the feeling of a cozy cottage, with a queen bed in the bdrm and a queen American Leather sofabed. Newly remodeled bathroom has full size washer/dryer. Kitchen has essentials with large fridge and local coffee supplies. Use of EV charger, jacuzzi and BBQ w/ prior notice. Fast n easy new Tri-band WiFi-7 Mesh WiFi, best of any local Airbnb. The space The Southern Marin Sanctuary is a small (~700 sq ft) standalone home, with a full kitchen, a dining area, a small living room (super comfy American Leather brand sofa) with a smart tv and furnace, a full sized bedroom with a full set of nice bedroom furniture from Scandinavian Designs, a nice mattress and 2 sets of sleeping pillows, lots of drawer space and large closet (~35 sq ft... not a "walk-in" but you can walk in), and finally, a beautifully remodeled and large tile bathroom with a nice, roomy shower and a full size washer and dryer for laundry. On top of that, the views of the Bay, the waterfront, and up the Ross Valley are incredible. There's a small, private deck to sit on where you can watch the Sunrise/Moonrise across the Bay, stargaze at night, or look NW up the Valley at the end of your day towards the colors of the Sunset. There is ample, free street parking in our super safe cul-de-sac, and lots of great walking and Mt Tam views on the quiet streets and trails that are available from your doorstep. In terms of the location, we're about 5 minutes from the Larkspur Ferry Terminal, with at least 1-2 boats per hour heading to downtown SF, or the SMART Train that goes North to Santa Rosa. We're also about 15-20 minutes to the Golden Gate Bridge, downtown Mill Valley, Novato, Sausalito, Berkeley, Mt. Tam hiking/biking trails, and several beaches. The property also has a jacuzzi, ping pong table, and BBQ on the deck of the main house that are available for you to use with prior notification and during reasonable hours. Guest access Guests will be able to use the entire ADU, as well as the ADU's deck looking out toward the Bay and the waterfront. Ample free and safe parking is available directly in front of the property on the street. From there you'll enter the property through a well lit gate and descend a short stairway (about 15 steps) to your front door. The door has a coded lock, and you'll receive the code 1-2 days prior to your scheduled arrival. Once you're in, make yourself at home, come and go as you please, and contact the host for anything you need, including scheduling time to use the jacuzzi, ping pong table, or gas BBQ. A brief orientation is always available from your host, but is optional. We try to do our best to attune to our guests' preferences for more or less contact from us. Other things to note Unfortunately, we are not able to allow cats. While we allow "pets" generally, we are both allergic to cats and will not be able to allow cats in the unit. Best In Class WiFi: Our property uses a Tri-Band WiFi 7 Mesh internet system, with speeds in our Airbnb unit between 500 and 950 mbps "down" and between 30-45 mbps "up." Our IT consultant designed and installed this system specifically to provide our guests with the most stable, reliable, private, convenient, and lightning fast internet capabilities for all of our guests. We made a significant investment in the latest and greatest new system hardware, professional network design, and professional installation with the ambitious objective of providing our guests with the best internet access of any hosts in our area. Most probably won't notice LOL, but in any case, we hope you love it!
