Relax at this peaceful bay front property! 🏝️The main house is 40 steps down a staircase from street level and the bunkhouse with 2 decks overlooking Irondequoit Bay. Main house first floor includes a large kitchen, living room with dining space and a full bathroom. Upstairs, a spacious primary bedroom with full bathroom, and 2 additional bedrooms. The bunkhouse has 2 sets of bunkbeds that sleep 4 and a small sitting room. The space The main house consists of 3 bedrooms with a queen bed in each, sleeping a total of 6 people. The bunkhouse includes bunk beds that sleep 4 with a private patio overlooking the bay. The Bunkhouse and Parking The BayShore Beauty hillside property, nestled among large trees and ample wildlife, provides numerous million dollar views of Irondequoit Bay. At street level, the property provides 3 private parking spaces 🚗 with additional public parking spaces across the street. The bunkhouse 🛏️ , on the backside of the 2 car garage, has french doors opening up to the adjoining brick patio and a view of the bay. The Yard As you descend the 40 steps, you will find the main house with side yard including a campfire pit 🔥 and enough wood to get you started with your evening of fireside chats and s’mores! A gas grill 🍗 is conveniently located for barbecuing. The Kitchen In the main house, a well stocked kitchen makes staying-in a breeze for those who like to cook. A gas stove and oven, dishwasher, large refrigerator, and a coffee bar with Keurig, Auto Drip Coffee maker, and French press are ready for your use. Additionally, a crock pot, a rice maker and most basic seasonings and condiments are provided. Enjoy the bay views and Rose of Sharon bushes through the large kitchen windows while sipping your tea and coffee at the cafe table. The Bedrooms Upstairs in the main house, there are 3 bedrooms, each with a queen bed and premium linens, as well as large closets. The master bedroom has an en-suite full bathroom. Please note that the second full bathroom is located downstairs adjacent to the kitchen. Two of the bedrooms provide beautiful partial views of the bay while the third bedroom offers a birds-eye view of the side yard. Each bedroom includes windows with screens that allow you to hear the peaceful sounds of nature. The whole house fan upstairs amplifies the beautiful bay breeze! For those warmer days, the house includes central A/C. The Dining Space and Living Room Walking through the large kitchen leads to the large extendable dining table accommodating up to 8 people. The large living room provides comfortable seating around a gas fireplace while enjoying the panoramic views of the bay through the large windows and double sliding glass doors. Laundry Located in the basement, a washer and dryer are available for use with detergent and fabric softener provided. TV, WiFi, Games and Entertainment A large Roku TV with streaming capability is available in the living room. Greenlight 1 Gig/sec fiber optic WiFi provides fast streaming and internet access throughout the main house. Please note that the Bunkhouse does not have WiFi access. Board games, playing cards, and books are available on the living room bookshelves for those rainy days. In the basement, you will find several outdoor games including Cornhole, Washer Pitching, Spikeball, and Kubb. Outdoor Decks In addition to the Bunkhouse brick patio, there are 2 large outdoor decks offering panoramic views of the bay. Attached to the house is a large deck with dining table and umbrella with a smaller café table nearby. The 40 foot sun deck at the water’s edge provides unrivaled space for dining and relaxation! Take a dip in the bay off the floating dock with the retractable ladder. Kayaks, Canoe and Water Floats There are 2 single kayaks, 1 double kayak and 1 canoe with paddles available. Life vests of all sizes are available in the basement and are required for all who use the kayaks and canoes. Several inflatable personal rafts and an electric pump are located in the basement. Wildlife Fishing- Northern Pike, Bowfin, Chain Pickerel, Channel Catfish, Brown Bullhead, Rock Bass, Pumkinseed, Bluegill, Small and Largemouth Bass, Black Crappie, Walleye, Yellow Perch Birding-Bald eagle, hawks, Blue Heron, Wood duck, Canada goose, Belted Kingfisher, Cormorant and more. Fishing and Watercraft Access Whether fishing or ice fishing, Irondequoit Bay offers it all! We have several fishing rods available for use, adult and child. Please note that New York State requires fishing licenses for those over 16 years of age. Find more details with the NYS DEC website. There is 1 manual boat lift and 3 manual Jetski lifts available if you are arriving with your own boat or Jetski. There are marinas offering rentals nearby! Please note that New York State requires a Boating Safety Certificate for use. More information can be found at NYS Parks website. Nearby Attractions Located just minutes off of Interstate 590 Highway, the BayShore Beauty is just minutes from all that Rochester has to offer! Downtown Rochester is just a 10 minute drive on the highway, with the famous Highland Park-location of the internationally known Lilac Festival every May. Take the family to nearby Seabreeze Amusement and Waterpark, just an 8 minute drive up the bay or the Seneca Park Zoo, a 14 minute drive across town. The famous Wegmans Supermarket chain is a 4 minute drive up the road for all of your grocery needs. Guest access The 2 car garage space is available only with permission. Other things to note Pets are welcome on a case by case basis! A $25 per pet, per night fee is charged. There is a cap of $150 per pet per booking. 🐶 🐈
