Cozy cottage overlooking Cuba Lake with beautiful lake views, a private hot tub on the deck, and a fire pit for relaxing evenings. Just a short drive to Ellicottville and Holiday Valley Ski Resort. In the winter, enjoy skiing, snowmobiling, and ice fishing. In the summer, take advantage of lake activities like boating, jet skiing, and swimming. Extra parking available for a boat or trailer. Garage and downstairs apartment are off limits. Other things to note Please note: The lower level of the cottage is also completely separate active rental. There is no access inside the house from top to bottom- both are fully private and separate. If you are interested in booking the full house, please let me know and I will give a discounted rate. Lawncare is scheduled weekly on Mondays typically between 12 and 3pm. 🚫🚬 No smoking on the property ($250 smoking fee) 🐶As I am pet friendly, I do ask that you please clean up after them so that guests afterwards aren’t stepping in anything. 🌊 🐟 The lake gets lowered 6-8 feet for winter, by the first of November. Refilling typically happens in end of March, depending on severity of the winter months. ❄️🥶 Western New York winters can and will be brutal at times. Please note that the driveway to the cottage is steep, but I do have a plow guy as needed. Four wheel drive or AWD has no issue no matter the conditions of the driveway.
