The open-concept features a cozy queen bed, a dining area and an efficiency kitchen equipped with a two-burner stovetop, mini fridge with freezer, microwave, toaster oven, toaster, French press, Keurig, electric kettle and essential cooking basics. The bathroom includes a stand-up shower for your convenience, making this charming space a perfect blend of comfort and simplicity. Guest access Stroll along the well-maintained hiking trails that wind through the property, leading you to a peaceful meadow and the scenic Cattaraugus Creek. As night falls, unwind by the fire pit and enjoy the soothing sounds of nature while roasting s’mores under the dark skies. View the Milky Way or gaze into the ✨ stars. Get hands-on at the barn. Pet the ponies, feed the goats or try your luck chasing the chickens and ducks. The property features a beautiful 4.5-acre pond, perfect for fishing, swimming, kayaking or canoeing. 🛶 Life jackets are provided and must be worn if you're not a strong swimmer and anytime you're in a canoe, kayak or boat. Both the pond and the creek offer excellent fishing opportunities. The pond is stocked with bass, perch, trout and koi—please note it's catch and release only. Cattaraugus Creek runs along part of the property and follows all NYS fishing regulations. You are just minutes away from public fishing creeks, lakes, and ponds, plus thousands of acres of state land ready for you to explore. Enjoy our cozy covered pavilion. It is complete with seating, lights, outdoor games, a grill, and a playground, and children’s mud kitchen. The property is yours to roam, we ask that you are respectful to your surroundings and nature. Other things to note There is no TV in this studio but Wi-Fi and phone service is strong. There is a white noise machine for sleep. We operate on a well water and delicate septic tank system. The water is tested, treated, filtered and Safe for drinking and bathing but it is different from city water. We do not provide bait or poles for fishing. Life jackets are in the box located on the dock. If you are not a strong swimmer please wear a provided life jacket and also while in the canoe, kayak or boat. Parking: there is ample parking for guests. Please, park under the park here sign. Parallel to the other cars, not blocking the garages. And not at a diagonal. Our barns, garages and fenced horse pastures are not open to guests. If you’d like to meet the horses please reach out so we can help you safely do so. This is a NON- Smoking/non-vaping Property! There are 3 friendly dogs that live on the property. The lab is Finnegan, the middle sized tan dog is Coco and the small black and white dog is Penny. The black cat is Salem. Although Salem is loving and will try his hardest to convince you to bring him in he is an OUTdoor cat Only. Salem is Never allowed inside no matter how hard he tries to persuade you to let him in. This is a working farm that may sometimes include farm noises, animal poop, animals behaving like animals and mud. Surrounded by forest in a valley, our property offers an authentic nature experience (which can occasionally include insects) Please enjoy but keep a respectful distance from wildlife. Be aware that bugs do sometimes bite. Nature does sometimes finds its way indoors. If you happen to notice any uninvited guests during your stay, don’t hesitate to contact us. Please be kind to the Earth and don’t litter. There are stairs leading to the listing. Your space is entirely private but areas of the yard are shared with pockets of privacy which are provided throughout.
