Please, inquire for rates, which are based on the season. Great location for Spring Training, Golf and Tennis championships sites! EACH GUEST ROOM IS IN SEPARATE WING OF THE HOME and NOT one is next to another with no shared walls! Complements of the home floor plan! So important! Our home is the only property in the West Valley of Phoenix that offers UP to 13* INDIVIDUAL BEDS* for a larger of up to 24 paid guest groups. To book entire home with 6 rooms and 4 full baths booking must have a min 20 paid guests OR inquire to upgrade! We welcome smaller or larger groups! If your booking for a min 15 paid guests it's for 5 rooms (#1,2,3,4,6 as pictured),4 full baths:11 individual beds to share. Reservations for up to 14 paid guests are for 5 rooms(#1,2,3,4,5 as pictured), 3 full baths: 10 individual beds to share. The upgrade is available for an apartment suite(#6 as pictured) if you desire to add 3 more queen beds and 4th FULL bath to expand for smaller(14 or less guests)groups, inquire for rates. Any invitees MUST be on the reservation count! No exceptions! Please, contact us if you need to customize accommodations for your group's specific needs to get a quote. Great for golf, baseball and tennis groups as well as an extended family stays with friends or colleagues when individual sleeping accommodations are desired. Early check in and late check out is $50/per hour to check in earlier than 4pm and check out later than 10am, based on the home`s availability. LARGER maybe ...hhmm It is very true of a DOWNSTAIRS MASTER suite that features a sitting area and its bath to have the biggest travertine finished shower, raised vanities, and a GIGANTIC JETTED tub. You know, those bubbles under running water? ...well, you are on vacation! OOH and AAH! We make it easy and provide shampoo, conditioner, body wash and hand soap in ALL bathrooms! We even provide hair dryers, one in each bath! Even More room in your suitcases! Yey! Those traveling with you will feel equally pleased with elegant guest suites, ALL have a minimum of TWO or THREE beds, except master that has 1 king bed. Dining in? Guest access Welcome to Palazzo Toscano! To receive access code to the lock box on timely manner, per HOA rules and state law, please, message the list of all guests` first and last names with one valid picture ID/DL prior arrival! Code will be send via messaging at around 4pm on arrival day, unless otherwise arranged in advance. There will be 1 front door key inside the lock box, located on the front door, and 1 two car garage remote on the kitchen counter with home`s rules and check out instructions. Best Regards, Anastasia Other things to note When desired, a separate payment request will need to be sent to facilitate hot tub and pool combo heating during October-April reservations. Usually $100 night, except for Dec, Jan. Feb. and March, which is at $125/night+tax. Please, keep in mind, while you can use only hot tub or pool, we do not separate heating bill for just one or another, since system is on one pump and its only for the entire stay, billed per night. Notice and payment for the hot tub/pool combo heat must be made at least one week prior to arrival date.
