Other things to note ******************************************** RENTAL AGREEMENT / HOUSE RULES ******************************************** ---> Check-in time is 4:00 PM and check-out time is 10:00 AM. Early check-in and late check-out may be available upon request, subject to availability and additional fees. ---> 30 days or longer bookings For bookings of 30 days or longer, we will provide toilet paper, coffee, creamer, sugar, shampoo, and body wash for the first week of your stay only. For the rest of your stay, it is your responsibility to purchase your own supplies. Housekeeping services are available for an additional cost and are subject to availability. Please contact us for more information and to schedule a housekeeping service during your stay. ---> Invoices The guest must pay all outstanding invoices prior to check-in. The Client/Guest agrees to pay the invoice(s) by the due date(s) specified. Unpaid or overdue invoices may result in suspension or termination of the agreement ---> Code of Conduct & City Ordinances We ask that you and your guests be respectful of the rental property and its neighbors. Excessive noise, parties, or any other behavior that disturbs the peace will not be tolerated. We ask that you follow all city ordinances in effect during your stay. City of Los Angeles Short-term rental ordinance & City of Los Angeles Noise ordinance in placed. No house party, No loud music & loud outdoor activities between 10pm - 8am & No parties and no filming without written notice from the host. ---> Smoking Policy Smoking is not allowed inside the rental property. Smoking is only permitted in designated outdoor areas. ---> Pets Unless approved by the host, Pets are not allowed in the rental property. If the unit is allowed/approved to bring pets, the Guest shall be held responsible for any damages caused by their pets during their stay, subject to the prior approval of the property management/owner. Such damages include, but are not limited to, harm to the property, furnishings, and other guests' belongings. The Guest agrees to indemnify and hold the Host/Owner harmless from any and all claims, damages, or expenses arising from their pet's actions. The Host/Owner reserves the right to charge the Guest for any damages caused by their pet, such as repair costs, replacements, or cleaning fees. The Guest is obligated to keep their pet under control at all times and to clean up after their pet both inside and outside the rental unit. The Guest acknowledges that any breach of this pet clause may result in the termination of their stay and cancellation without refund. ---> Service Animals Faking a service animal is punishable by law under California Penal Code 365.7. It is illegal to falsely represent an animal as a service animal. Any person found guilty of violating this law may face civil penalties and fines. Please note that our property strictly adheres to this law and reserves the right to deny accommodation to any guest who falsely represents an animal as a service animal. The host / landlord may require confirmation that the animal is a trained service animal and performs specific tasks related to the tenant's disability. The tenant shall assume full responsibility for any damage caused by the service animal and shall ensure that the animal is kept under control at all times. The service animal must not be left alone inside the rental unit at any time without his/her handler." If the service animal poses a direct threat to the safety or health of others, Landlord may request the animal to be removed from the rental unit. ---> Fire & Safety devices The tenant agrees not to remove, block, or alter any smoke detectors, carbon monoxide detectors, or fire extinguishers provided by property management /owner in the unit. Such safety equipment is necessary for the safety and security of the Tenant and other occupants of the unit and is required by law. Tenant shall be responsible for any damage to or loss of such safety equipment caused by Tenant's actions or negligence. ---> Damage or Loss You are responsible for any damage or loss to the rental property and its contents caused by you or any guests in your party. You agree to pay for any such damage or loss in full. ---> Liability For the safety of all guests and to prevent any accidents or injuries, any guest with children under the age of 18 must be accompanied by an adult at all times while on the rental property. The property management and property owner will not be held responsible for any accidents, injuries, or damages that may occur as a result of a child being left unsupervised on the rental property. The guest acknowledges that they will ensure that their children are supervised at all times while on the rental property. The host/Owner is not responsible for any injury or damage that occurs during your stay. You agree to release us from any liability for injury or damage caused by you or any guests in your party. ---> Disclosure of Security Cameras For the safety and security of our guests, our rental property is equipped with surveillance cameras that are located outside & in public spaces and no cameras in private spaces. We respect our guest's privacy and therefore would like to disclose that these cameras are in place to ensure the safety of our guests and their belongings. By accepting this rental agreement, the guest acknowledges and consents to the use of security cameras in the public areas of the rental property. ---> Additional Expenses and Reimbursements The guest is responsible for any damages caused to the rental property and its contents during their stay. In the event of any damages caused by the guest, the guest agrees to reimburse the host for the cost of repair or replacement of any damaged property or items. The host will provide a detailed invoice of the cost of repairs or replacements to the guest, and the guest agrees to pay the invoice within seven (7) days of receipt. Failure to pay the invoice may result in legal action being taken against the guest. By agreeing to this rental agreement, the guest acknowledges and accepts their responsibility to reimburse the host for any damages caused during their stay. In the event that the rental property is left in a condition that requires more than normal cleaning, an additional cleaning fee may be applied. This fee will be assessed at the discretion of the property management and will be based on the extent of the additional cleaning required.The client will reimburse the Business for reasonable expenses incurred by the Business in the provision of services under this Contract. ---> Rescheduling / Revision of booking dates In the event that the original booking dates are revised, extended or rescheduled, the terms of this agreement shall remain in full force and effect. Any changes to the booking dates must be agreed upon by both parties in writing, and all terms of this agreement shall apply to the revised booking dates. The Guest acknowledges that the revised booking dates must be paid in full prior to the start of the revised rental period. The Owner reserves the right to deny any request to revise, extend or reschedule the booking dates, and any such request shall be subject to availability and the Owner's discretion. ---> Cancellation Policy: We understand that plans can change unexpectedly. Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in. ---> Violation of the terms and agreement of this contract will result in cancellation without a refund and eviction and fines.
