GUEST RESPONSIBILITY • Guests are responsible for their valuables, please check all areas of the home prior to leaving as we are not responsible for any items left in the home. • Property use is limited to vacation stays—no commercial use allowed. • Violations may result in eviction without refund. NO PARTIES/EVENTS • We must respect the neighbors. No loud music or noise after 10 pm. • The home has Minut (a device that measures volume decibels; does not record), which notifies us when noise at the home exceeds the set limit. Violating noise ordinances is an initial $500 penalty. • Violations may result in eviction without refund. NO SMOKING/VAPING or DRUG USE • Smoking/vaping of any kind inside is prohibited. • Violation incurs a $750 cleaning fee if detected from your stay. • Recreational drug use or any illegal activity at the property is strictly prohibited. Failure to comply incurs a $500 penalty. NOISE & QUIET HOURS • Quiet hours: 10 PM to 7 AM —sound travels easily across the water, please be mindful. • No indoor or outdoor music after 10 PM. • Excessive noise may result in fines or eviction. • This is a residential area. Neighbor complaints may lead to eviction without a refund. NO PETS • Pets are not allowed at this property at any time. • Violation incurs a $500 cleaning fee if detected from your stay. • This will result in immediate eviction without refund. GUEST COUNT & VISITORS • The primary guest must be present during the stay. Only registered guests are allowed. • Unapproved guests: $150 per extra guest • Possible termination without refund. • Max occupancy is 8. Day visitors are ok but must not stay overnight. You need written approval for any visitors. There is a $250 per person fine for overnight guests over the max occupancy. MAINTENANCE & UNEXPECTED ISSUES • Landscapers are permitted to access the front and backyard every Thursday, during your stay to ensure a clean and beautiful experience for you and your guests. • Please report any maintenance issues to us right away so we can have them corrected for you as soon as possible. • Note that this home is in the country so things may occur and we will do our best to provide assistance within our abilities as quickly as resources allow. MAIL AND PACKAGE POLICY • Guests do not have access to the mailbox. • Packages can be delivered via UPS to the front door as needed. • We are not responsible over any guest related shipments or lost items. CHILDREN & SAFETY • Children are only allowed with these stipulations: 1) Guests are responsible for any and all necessary 'child-proofing'. 2) Children under age 13 must be supervised by an adult at all times. • Always use caution and have adult supervision over children when walking near the boat launch, glass railing, and on the dock. SEPTIC SYSTEM • The home is on a septic system. All pipes lead to the septic tank. Please follow these basic rules, as fees may apply if we need to repair the tank. 1) Never flush anything other than toilet paper. NOT EVEN flushable wipes. 2) Use the trash for all waste disposal. Food debris, cooking oil, fats, grease, coffee grounds, etc., must go in the trash, NOT in the sink disposal. 3) Avoid using any harsh chemicals. WILDLIFE & INSECTS • Keep all doors & windows closed after sunset. • Bugs are extremely attracted to the light and will swarm inside. • Only open doors and windows equipped with screens. • Do not feed or interact with the wildlife, just look and take photos from a safe distance! HOT TUB SAFETY ACKNOWLEDGEMENT & RELEASE • By using the hot tub during your stay, you acknowledge and accept full responsibility for the safety of yourself, your group, and any guests present. Please follow the guidelines below to help ensure a safe and enjoyable experience: 1) Supervision is key to preventing drowning accidents: Never leave children unsupervised in the hot tub or surrounding area—not even for a second! 2) Someone should always watch children around the hot tub. Do not rely on barriers to keep children from reaching the jacuzzi. No barrier is childproof. Barriers only slow a child's access to the hot tub. 3) In case of an emergency: act immediately. 4) Shout for help. 5) Pull child or person out of the water. 6) Stay with the child or person and dial 911 (or the local emergency number) for help. 7) Check the airway and breathing. If trained, start CPR immediately. ADDITIONAL HOT TUB SAFETY GUIDELINES: • No glass near the hot tub • No jumping into hot tub. • Exit the hot tub and/or lake immediately if anyone feels faint, dizzy, or nauseous. • Do not use the hot tub or swim in the lake while under the influence of drugs or alcohol. If you think you’re pregnant, consult your doctor before using the hot tub. • Limit soak time to 15–20 minutes, especially for children and elderly guests. • Always secure the cover after use. LAKE SAFETY GUIDELINES • There is no lifeguard on duty. • No diving from the dock or shoreline. • Children must be supervised at all times. • Always wear a life vest while swimming in the lake. —We ask that children under the age of 5 wear a life vest at all times while in the backyard as there are many points of entry to the water and their safety is our main concern. • Do not enter the lake after dark. • No glass near the lakefront or on the dock. • Be mindful that the lake depth and conditions can change quickly — **swim at your own risk.** ** These rules are not intended to be harsh but to ensure the safety of our guests, protect the property, and maintain peace with our neighbors. We appreciate your understanding and support in our efforts to keep this home a safe and fun place for you and our future guests. ** Guest access Guests have access to the entire home, dock, and yard. The garage, shed, and cleaners closet located in the living room, are for storage and not accessible to guests. Other things to note Important things to know before booking to ensure a pleasant stay! GUEST SCREENING | TRUVI • Your TRUVI application must match the primary guest on the reservation, and your background check must be completed within 48 hours of receiving your booking confirmation. Your booking is NOT confirmed until these requirements are fulfilled. Once the reservation is confirmed, and prior to check-in, guests must sign a Rental Agreement stating that they agree to: • Abide by our rental terms and conditions; provide a copy of a valid government-issued ID and matching credit card prior to check-in; and pay a non-refundable damage waiver of $35 via TRUVI, which covers you for any accidental damage during your stay. Please look out for TRUVI to contact you for next steps! THE COMMUTE • Your stay is in the hill country, close to the point of the peninsula with stunning views along your drive. Please note that during the final 45-60 minute commute to the property there is no reception, so please do not close your maps application until your drive is complete. LANDSCAPING • Landscapers come every Thursday to ensure a clean and well maintained exterior for you and your guests. PARKING • The drive way can accommodate up to 3 cars, please do not obstruct access to the road or block neighbors homes. Be sure to pull your vehicle fully into the rock or paved driveway space. Please do not park on the septic risers, that are large green marked circles at the end of the property. PUBLIC BOAT LAUNCH • Redbud park, about 20 minutes | 7.5 miles away, has free boat launching for your boats, jet skis and more. You can then dock your boat on our private boat lift during your stay, making taking your boat in and out a breeze. Please be sure to have your boat inspected prior to launching. CLEANING • We partner with a highly quality professional cleaning service to guarantee a clean and safe environment for our guests. You may request a mid-stay cleaning at an extra cost for stays over 1 week. Please notify us in advance to arrange. LAKE FRONT & WILD LIFE DISCLOSURES • We believe in complete transparency about our environment. As temperatures rise, it's not uncommon to encounter some of Clearlake’s native wildlife, including mice and insects, particularly around the garage and garden areas. To keep the out of the home, keep all doors and windows unequipped with screens closed after dark as they are extremely attracted to the light. Despite our best efforts to keep the premises clean and inviting, these creatures are a natural part of the lake’s ecosystem. Deer, otters, pelicans, herrings, eagles, bobcats, skunks, and more are exciting guests to see, however please refrain from interacting with these animals as they are wild and not friendly. PLEASE DON’T LEAVE ANY FOOD OPEN INSIDE OR OUTSIDE! Critters, especially the ants, will find it! The flood light may be triggered by furry friends. • Clear Lake is one of the oldest natural lakes in the world. Due to the abundance of algae, it makes it one of the best bass fishing lakes in North America. Algae blooms, typically between June and Oct. During this time we recommend paddling or boating out to swim in clearer waters. • The string lights over the deck are to be turned off by 10:30pm nightly. You'll want them off and to go inside at this time anyway, as the bugs are extremely attracted to the light. GUEST SAFETY • The Homeowner is NOT responsible for any accidents, injuries or illnesses that occur while on the premises or for the loss of a guest's personal belongings or valuables. By accepting this reservation, guests agree to assume all risk of any harm arising from their use of the premises or others whom they invite to use the premises. DRINKING WATER • This home’s water supply is from the lake, using a brand new 2025 high-powered filtration system, far above the recommended standard for water filtration, however we still advise filtering your drinking water through the Brita pitcher supplied or bringing bottle water. SECURITY & CAMERAS • There are outdoor surveillance cameras for security & guest safety, as well as to monitor water levels. The cameras do not infringe on the guests privacy during your stay.
