Our beautiful ranch is tailored to meet your needs and create lasting memories at our ranch! The space PLEASE read the entire listing before booking: Escape to our private Farmhouse in our peaceful but lively 10-acre ranch with our family of horses, ponies & minis, guinea hens, ducks, roosters, chickens, goats, & very lovable turkeys. Enjoy petting the animals, giving them treats, belly rubs, BBQ grilling, making s’mores at the fire pit, and enjoying the farm life! NOTE: We Do Not offer horseback riding at this time. (See our guestbook for great alternate options.) The space Our recently built private Farmhouse is detached and separate from the main house on a 10-acre lively Farm. You can enjoy and have the private, securely gated Farmhouse space all to yourself. The guest house is approximately 400 sq ft. and has everything you need to feel more than comfortable! It has a private gated entrance and offers a charming 2-bedrooms and 1-full bathroom, with a full kitchen, living room, and dining/working area. Enjoy Private Wi-Fi internet access and a 32” smart flat-screen TV. You will hear and be close to our family of farm animals during your stay. Enjoy the farm noises for those who miss that, if you live in the city. They do sleep at night. lol! Guest access Guest Access Areas: You will have the entire Guesthouse all to yourself. The exterior amenities, including a private BBQ grill, parking area, separate entrance, and spacious fire pit, are available for your use. You will have access to the barn, chicken coops, peacock, and emu areas, but they will only be open/accessible at scheduled times. No one will be allowed to wander around without management supervision. Please ensure that your children or guests do not sneak through gates or fences. Please DO NOT OPEN any barn stalls or closed doors. There are cameras OUTSIDE the entire Ranch (located outside the Farmhouse entrance door, 4 corners of our barns, birds, cows, and goat areas), 24/7 audio and video recording. We care deeply about the safety of our animals and our guests. The exterior acres- away from the Farmhouse area- will be considered shared. Please note this is a lively, active farm and you will see us around the property feeding the animals, bathing them, moving them around etc. We will do our best not to start too early, but tell us if you want to join us and learn a bit about the animals and how they are cared for. We love meeting our guests! The Farmhouse is situated across from our biggest horse pasture. You will have access to several of our beautiful tame horses that will come up to you if you call them, or just if they see you outside, they get curious and want to meet you. You can take pictures with them if you'd like. They will pose for you, lol!. Please do not feed the horses or any other animal that you come in contact with unless the caretakers approve the treats. You will be given a code to the gate so you can access/exit the property from/to the street before you check in. Your entire entrance and driveway, parking, and front yard are securely gated and only accessed by you. There is another gate by the Farmhouse that is locked and will be opened only by the caregivers, and if you schedule an appointment with us. That gate gives access to the barn and other animals in the ranch area. Please book your tours a day in advance if you would like to see and pet the animals. You can message us through the Airbnb message portal or contact me directly using my cell number sent earlier. Please do not hesitate to ask us if you have any questions or requests. Other things to note Rules/Regulations/Notices ATTENTION: Please read fully before booking! 1) All children must be under 100% adult supervision at ALL times. All of our farm animals are friendly, but animals can be unpredictable. Horses spook easily and can cause injuries if children go into their stalls, pastures, pens, or walk behind/under them. Please make sure all children understand our farm rules and the importance of respecting the Horses for their safety. There are several signs posted throughout the ranch for your safety and as a reminder. 2) Several different birds free roam the property and LOVE guests. They will come to greet you and ask for food, even though they run away from you if you try to pet them. Our roosters might wake up between 5 am and 6 am. If you are a very light sleeper, you might hear them. Sorry, it’s the farm life, and we cannot alter that option. Lol! 3) Our big horses are friendly, gentle, and love being pet. They are always in the pastures and/or barn stalls secured. However, they sometimes might escape! If you see a free-roaming horse, CALL US IMMEDIATELY. DO NOT APPROACH FREE-ROAMING HORSES. 4) Our minis roam the property frequently. A few of the ponies are escape artists and may sneak through the fencing into your area. They are adorable, but after they sneak in, they will not be able to get back out. Please let us know so we can come get them. Please NEVER feed any of the animals unapproved treats. Improper nutrition could cause them to colic (painful and dangerous for the animals). 5) We do provide firewood for you to light and maintain the firepit. Under no circumstances should fires be left unattended. There is a hose very closely located to the fire pit and large shaded trees that can catch fire. 6) Sorry, no outside animals are allowed at our ranch. 7) No large gatherings allowed other than those already pre-approved. If you want to book a family gathering, an event, or a party, please reach out to us before booking. We DO have other Airbnbs in the area, we can accommodate your friends and family, and even put the event together for you. 9) Quiet hours are between 10 PM to 8AM. No loud music after 11PM. 10) No candles allowed inside the guesthouse. 11) No smoking inside the guesthouse ($350 cleaning penalty). Please discard all cigarette buds if smoking outside in the cigarette dispenser that is placed by the entrance door to your right. Do not flick buds into any tree, shrubs, bushes, grass area, or outside your guest's secure area. Any of the animals can eat them and get sick and maybe die. Please follow this rule if you smoke outdoors. 12) If using the gas grill, please clean all utensils before and after each use. Please check the propane first, before cooking, to see if you have enough propane to cook. The host does not supply propane/gas. Any gas in the tank is from the previous guest, and you lucked in if you have enough for your meal. The gas station down the street has propane tanks for sale. Please turn off the propane tank after each use. Do not use charcole. 13) Please pick up after your children and always supervise them, as younger children can wander away through open gates and or oversized spaces. We are not responsible if your child enters a restricted area and gets hurt. Please keep an eye on them at all times. We will notify you immediately if we see anyone in your party without permission in a restricted area. Please follow all sign rules throughout the property. By booking our property, you acknowledge you have read, understood, and are going to follow all rules and regulations noted above.
