THE SPACE Inside the main residence, spacious living areas welcome gatherings of every size, framed by windows that draw in the surrounding landscape. The kitchen is beautifully arranged with high-end appliances, dual center islands, and effortless connection to dining and living spaces. A private home theater, fully equipped gym, and custom wine cellar offer elegant ways to spend time indoors. The main residence provides a series of private bedroom suites, each arranged with a sense of space and calm. The primary suite is a true retreat, offering a sitting area, spa-inspired bath, and direct access to the outdoors. Additional bedrooms are elegantly finished and have easy access to luxurious baths. A full bathroom can be conveniently accessed directly from the pool and back patio. The full laundry room offers a hanging bar to dry wet swimsuits. The hot tub and pool are open year-round (however the pool is not heated in the off-season). Please Note: Guests must request that the hot tub is turned on remotely. Each additional guest beyond the first 6 (age 3 and over) is $30 per person, per day. Select the correct number of guests at booking time and the system will calculate this fee automatically up to the limit of the platform. Additional guests at the property will be charged manually. Children 2 and under stay free and do not need to be included in your guest count. This fee applies to anyone who comes onto the property, not just overnight guests. It helps cover additional wear and tear, increased cleaning/disinfecting, and higher utility usage. Events Events may be possible depending on the type of event, number of people, and number of cars. All events must be approved by the host. Typical cost is $30 per person. Smoking No smoking inside the house or garage. Evidence of smoking indoors will result in a $1,000 fine. General Rules - Respect neighboring properties—no trespassing into yards or driveways. Neighbors are aware that guests stay here—please treat them with courtesy and respect. - Keep outdoor noise at a reasonable level at all times. - Quiet hours begin at 10:00 PM. - Any amplified outdoor music must be pre‑approved by the host. - Park only in the garage or driveway. There is ample parking on the property. No street parking is permitted. - Fireworks are prohibited anywhere on the property. - Lock all doors and windows when leaving the home. - The host is not responsible for accidents, injuries, illnesses, or loss of personal belongings during your stay. - No off‑road vehicles are allowed on the property. - Refund Policy: - 100% refund (less 3% credit card fee) up to 30 days before arrival - 50% refund (less 3% credit card fee) up to 14 days before arrival - A pre-authorized damage deposit hold of $2,000 is required or a non-refundable damage waiver of $100/day up to $400. If the damage deposit is chosen it is released a few days following check out provided there is no damage during the guest stay. - Do not attach anything to walls or ceilings with tape, tacks, or adhesives. Damage will result in charges. - Return any moved furniture to its original position. A $100 fee applies if items are not reset before checkout. - Early arrivals (before check‑in time) and late departures (after check‑out time) - incur a $200 fee. - Pool & Hot Tub: - Pool is open May 1st through mid‑October, weather permitting. If your stay is near these dates please contact us to confirm if the pool is open. - Maintained at 75°F during pool season. - Heating above 75°F is $50 per degree, per day (request at least 24 hours in advance). There is a 2 day minimum for increased pool heat. - Pool is not heated in the off‑season and will be too cold to use. - Hot tub is heated year‑round. - Maintenance staff visits once per week, typically for 30 minutes. - No climbing on the pool waterfall rocks. - No driving in the pool. - Pets are allowed at this property for an additional fee of $300 per pet per stay. - Minimum rental age is 25. - Neighbor complaint: $500 fee. - Security dispatched: $500 fee. - Police called: $1,000 fee and guests may be required to vacate immediately without refund. - Unregistered guests: $500 - penalty plus $60 per person for anyone on the property not included in the reservation. - Guests must sign the rental agreement prior to check‑in. Instructions will not be released until the agreement is signed.
