Guest access Guests have exclusive access to the entire lodge and its surrounding 440 private acres, including: All four bedrooms and bathrooms Fully stocked kitchen and common living areas Game room with pool and poker tables Outdoor patio, fireplace, and grill Hot tub Fishing pond and kayaks Private hiking trails A code for keyless entry will be provided prior to check-in. Parking is available on-site. Other things to note *Entertainment included: karaoke machine, pool table, poker table, hot tub, kayaks and life jackets, frisbee golf, and a storage box that is filled with outdoor games, including volleyball, badminton, cornhole, and fishing gear. *Hunting, horse riding, and use of any ATV/UTV or any type of off-road vehicle is prohibited unless approved in writing by the property owner. *We're on 400 acres of beautiful Kansas countryside, which means peace, quiet, and yes... bugs. Despite regular pest control, you may see a few critters inside and out. It's part of the charm of country living! We recommend bringing bug spray so you enjoy the outdoors during your stay.* EXTENDED STAY NOTICE: Reservations exceeding 21 nights are subject to an additional $32 damage protection fee for each additional 21 nights of the reservation. Any applicable fees will be billed separately after booking. *RENTAL AGREEMENT - We require the booking guest to digitally sign a rental agreement outlining all house rules once booking is confirmed. *MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property. *PARTIES - All gatherings must be limited to 16, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED. *PETS - We do not allow pets at this property. There is a $500 fine for any unauthorized pets. *POND - Please note: there is an unfenced open body of water on the property. Guests are responsible for supervising children and non-swimmers at all times. Use of the pond and kayaks is at your own risk. *CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in. *LIABILITY WAIVER - Due to the body of water on the property, guests are required to sign a liability waiver before check-in.
