"The Annexe" modern self-contained detached studio

Modern detached studio set on an equestrian property, on the outskirts (2miles away) of the beautiful village of Quainton. Quainton offers wonderful walks and views, a working Windmill, a delicious cafe, a shop and a friendly pub - perfect for that much needed getaway. Whether you are staying for business or time off, there are plenty of lovely restaurants and pubs to visit locally. Convenient location for Bucks Railway centre, Waddesdon, Bicester and within 30min of Silverstone and MK Bowl. The space The Annexe has its own entrance, off-road car parking space, underfloor heating throughout, comfortable double bed, 2 comfy swivel chairs, Wifi, TV, fully equipped kitchen (fridge, washing machine, dishwasher, oven, hob, toaster, kettle and microwave), bathroom with electric shower. There is a patio where you can enjoy some sunshine (we can’t guarantee the sunshine!), and if you time it well, you might even see the horses exercising in the adjacent arena. Bring some coals and use the BBQ if you so fancy! For an extra fee, you can book the on site private indoor pool and make it a mini spa day! There is also an equestrian yard on site and the possibility to rent up to 2 stables so you can bring your horse(s) - either to attend local competitions or to explore local hacking spots (Woburn Woods, Asheridge estate, Wendover woods, Stowe …) Guest access You will enter the property via a gated entrance onto a shared car park with the property’s owners. The main house is in front when you come in and the Annexe is the building on the left. The Annexe is detached from the main house and for your sole use. There is a lawn at the front of the annexe where you can have your morning coffee, and a furnished patio at the back, where you can enjoy some fresh air, and sun loungers, or a night cap (there are lights) access to this is through a shared patio area. Check in is from 4pm and check out is at 11am. There is CCTV on the property. The car park is shared with the main house. If you book the pool, the poool will be for your sole private use during the times you have booked it. Access to the pool is via a shared patio area but once in the pool house, it is private and you have access to a toilet/shower/changing room, and there a blinds to offer privacy if you so desire. The pool is shared with the family on site, so when you are not using the pool, it might be used by the family. this is why we request times for your use and to tend to the pool maintenance without interfering with your enjoyment of the pool. Other things to note - You are welcome to charge your electric vehicle, an additional charge of £16 per charge will apply. - You are welcome to use our indoor swimming pool, there is an additional charge of £25/day of use for this and a time slot(s) will be requested for your pool booking. Pool bookings must be made at the time of room booking and will be charged at the same time through the Air bnb reconciliation feature. The pool hire fee is non refundable if you cancel less than 48hours from booking. If you decide not to use the pool during your stay, the fee will not be refunded as the cost to prepare the pool for you will have still been incurred by ourselves. The Pool is available between 8am and 8pm and timings must be agreed in advance. - Baby travel cot is available on request. - Air conditioning unit can be hired additionally at a rate of £15/night of your stay, please note that to put the air conditioning unit in we have to access the room (we can install it in advance if you know you will want it). - up to 2 stables available to rent on site on DIY basis, with use of facilities and an individual turnout paddock, for an extra fee/night. 12x12 with rubber matting and auto drinkers. Space for trailer or small lorry. We are local to Addington, Bury Farm and places like Wendover woods, Asheridge, estate, Woburn Woods, Rushmere Country Park.
