There are two modern, well-equipped bathrooms, providing all the essentials to ensure comfort and privacy throughout your stay. The bright living area opens onto a fully equipped kitchen, perfect for preparing traditional Tuscan dishes or simply enjoying quality time together. With its thoughtful layout and amenities, the house comfortably accommodates up to four guests, making it an ideal choice for families or friends seeking an authentic experience in the heart of the Crete Senesi. Guest access Guests have access to the entire house. The property is located in the Crete Senesi, and to reach it you’ll need to drive about 3 km on a well-maintained gravel road. We recommend arriving during daylight hours to make your arrival easier. In case of rain, please stay on the main road and avoid muddy tracks. There are no shops at the property, so it’s important to do your grocery shopping in advance (Asciano has good supermarkets). If you have any questions, feel free to contact us. Other things to note Booking Terms and Conditions 1. General Information These general terms and conditions form an integral part of the contract entered into with the OWNER and are intended to regulate the booking conditions in addition to and supplementing the applicable legal provisions. Each GUEST declares and accepts that these conditions are binding upon themselves and the persons indicated by them at the time of booking. 2. Contract Conclusion Accommodation bookings may be made in various ways: directly with vacanzealcivico, via portals or OTAs, or through other retailers. By making a booking, you propose to the OWNER the conclusion of a binding contract. The contract is deemed completed upon confirmation of the booking by vacanzealcivico, which will be sent within 7 days in writing via email or portal. The information stated in the booking confirmation will be binding between the parties. 3. Special Conditions and Notes A) Security Deposit The Landlord or Key Holder has the right to request an appropriate security deposit upon key collection. If required, the deposit is generally paid in cash or via a credit card form to be signed upon arrival. Acceptance of credit cards will be indicated in the booking confirmation. The deposit will be refunded within 2 days of departure following the proper return of the rented property. B) Cleaning The property is always delivered clean, sanitised, and supplied with bed and bath linen, and the cost for this service has already been charged. Upon departure, the property must be returned in a tidy and reasonably clean state. Rubbish must always be disposed of according to the rules provided by your host. C) Basic Equipment Holiday homes and apartments are equipped with sufficient crockery and cutlery for the number of people who have booked. Appliances are provided as specified in the listings. D) TV/Channel Reception The term “TV” in property descriptions generally refers to a colour television. If satellite or cable reception is available, this will be appropriately indicated. However, this does not guarantee the availability of programmes in all languages. E) Internet Wi-Fi Internet/WiFi connections are available only if expressly stated. We do not guarantee constant availability, connection speed, compatibility, or security. You must ensure proper protection of your devices. Usage may be restricted. These connections are generally intended for holiday purposes and may not be suitable for business use or similar activities. Use of Internet/WiFi is at your own risk and subject to current legislation. F) Garden Furniture If garden/terrace furniture is listed in the holiday home description, this does not necessarily mean that there is a garden chair or sun lounger for each person. If the furniture is damaged or broken during the season, it will be replaced as soon as technically possible. G) Swimming Pool or Hot Tub Your booking confirmation will indicate whether a property or facility has a swimming pool, usually specifying seasonal opening periods. Please note that these dates may vary due to weather conditions. Diving is always prohibited. Minors under 18 must always be supervised by adults and are under their exclusive responsibility. H) The Property As tenants, you have the right to use the entire property or the rented portion, including furniture and consumables. You agree to treat the property with utmost care. You are obliged to compensate for any damage caused during the rental period by your actions or those of your companions. Damages may be deducted from the security deposit. I) General Prohibitions It is not permitted to bring or connect items that consume significant resources, such as air conditioners, mini-pools, electric cars, etc. J) Number of Occupants The rented property must not be occupied by more people than indicated at the time of booking and confirmed with online check-in. K) Check-in The usual arrival time is between 15:00 and 20:00. If you anticipate a delay during your journey, please promptly inform the key holder, who will endeavour to accommodate you but cannot guarantee arrival outside these hours. L) Identification Documents On arrival, you must present your identification and travel documents to the key holder, even if these details have already been provided. 4. Non-Conformities If, upon arrival or within the first 48 hours of your stay, you notice any damage to the accommodation or non-conformities, you must report this immediately to your local contact. In the absence of such reports, the accommodation will be considered free of any issues. External factors such as adverse weather conditions, stray animals, insects, or the condition of public roads are not considered damages or non-conformities. 5. Privacy The parties mutually authorise the sharing of their personal and identification data with third parties in connection with obligations arising from the execution of this contract or related to the rental relationship, in accordance with current regulations. 6. Final Provisions For any communication regarding this agreement, the parties elect domicile at the property subject to this contract. For matters not covered by this contract, the parties expressly refer to the provisions of the Civil Code, Law no. 392/1978, Law no. 431/1998, and all other applicable laws and local customs.
