In addition, our house is the perfect starting point to explore Leipzig, Dresden, Wittenberg, Tropical Island or the Spreewald. The space Newly built in 2019 and stylishly furnished, our Swedish house offers all the amenities you could possibly need. Away from your own 4 walls, an extraordinary place to escape the ordinary. Since we offer 2 Swedish houses on the property, we can accommodate a total of up to 12 guests. Ideal for families who are friends or larger groups of travelers! Guest access Our house is completely at your disposal, as well as the terrace belonging to the house. On our property, there is another Swedish house, which is also offered for rent. The garden of the property is shared by the tenants of both houses. Other things to note Our house rules: Dear guests! Our vacation home is your second home away from home. We want you to feel comfortable and find time to relax. We have put a lot of effort into the furnishings and hope that you will find everything you need. The following house rules are an aid for a harmonious stay. We have also listed some rules that we hope you will understand. Our house is built in the Swedish style. In this country, it is customary for guests to view their temporary accommodation as their own home. Proper treatment of the house on your part is the prerequisite that you help us to continue to offer the house to you and other guests in a satisfactory manner in the future. Overall If you are missing anything in the property or need help, please contact us with confidence. The complete facility, which is located in the vacation home or on the outdoor premises and belongs to it, may and should be used by the guests. Please handle the entire facility and inventory with care and treat the rental property with care. Please ensure that your fellow travelers also comply with the rental conditions. Utilities Water, electricity, heating and garbage are included in the rental price. These costs are calculated for normal consumption. If these are above average, we reserve the right to charge an additional fee. Kitchen Please also be careful with the kitchen equipment and the technical appliances. Since no one likes a dirty kitchen, please place dishes, pots and cutlery in the cabinets only when clean and dry. Please only use trash cans and cosmetic buckets in the bathroom with garbage bags and dispose of them sealed in the residual waste bin. Do not throw or pour waste, food scraps, harmful liquids or the like into the kitchen sink, toilets, sinks and shower! Avoid anything that can lead to blockages of the pipes, such as do not place sanitary products in the toilet. The refrigerator must be emptied and wiped out before moving out. No food should remain in it. Garbage Since we are obliged to separate garbage according to the statutes of the recreational area, the garbage is to be separated according to: all packaging with the green dot in the yellow bag, no leftovers Organic waste - biological waste, as well as food leftovers paper Residual waste - everything that does not fall under the first three categories We provide you with garbage bags free of charge. With the house key you will receive a key for the “garbage area”. In this enclosed area, there are bins for the different types of waste. Cleaning Should you ever have a mishap (extreme dirt, liquids on the floor or work surfaces, etc.), we ask you to remedy this immediately. We ask that you leave the apartment swept clean on departure and put used dishes back clean in the cupboards. Quiet hours In the spirit of good neighborliness, we ask you to observe the usual quiet times in the recreation area, such as lunch, night and Sunday rest. In the vacation home and on the outdoor area, quiet hours should be observed between 10 pm and 7 am. Internet/WiFi Wireless Internet (Wi-Fi) is available in the vacation home. The necessary access code can be found in the vacation home. The use of the Internet with your own Wi-Fi-enabled device (notebook, PDA, smartphone, etc.) via the Wi-Fi connection is free of charge for the renter. You use the Internet at your own risk; the landlord excludes any liability in connection with the Internet use of the renter. Smoking Smoking is not allowed in the vacation home. Please leave the vacation home to smoke. Please do not dispose of the remains on the premises, but in the ashtray. It is mandatory to empty the ashtray in the residual trash before departure. Pets Animals are not allowed in the holiday home. Parking Parking is available directly in front of the vacation home. Other public parking spaces are in the immediate vicinity. In the event of loss or damage to motor vehicles parked or maneuvered on the property and their contents, the landlord is not liable, except in the event of intent or gross negligence. Right of Admission In the case of immediately necessary repairs, it may be essential that the landlord has to enter the apartment without the knowledge of the guest. Price reduction In the event of a short-term failure of furnishings, public supply or force majeure, there is no entitlement to a price reduction. Defects in the apartment must be reported immediately to the landlord. The guest grants the landlord a reasonable period of time to remedy the defects. Subsequent complaints will not be accepted and cannot be credited. Key Please never give the keys out of your hand. A loss of the keys must be reported immediately and the guest is liable up to the amount of the replacement costs. Please lock the front door on the day of departure and lock the keys in the key box provided. Inventory The furnishings in the vacation home - in particular blankets, towels, pillows, etc. - are exclusively intended for use in the vacation home. Consumables Consumables (toilet paper, dishwashing detergent) are available to get you started. After that, we ask for self-sufficiency. If the salt or rinse aid runs out in the dishwasher, we ask for a short message. Ventilation To avoid mold formation, we ask you to ventilate the rooms sufficiently, at least 1x ventilation per day for 5-10 minutes and especially after showering. Please leave the shutters open during the day. Liability. The landlord is not liable for valuables of the guest/guests. Visit Additional guests staying overnight must be reported to the landlord immediately. The maximum number of 6 guests per house must not be exceeded. Arrival and departure Arrival is possible on the day of arrival from 2 pm - by arrangement possibly also earlier if no departure takes place on the same day. On the day of departure, we ask our guests to vacate the vacation home by 10 am at the latest. When you leave, the vacation home should look the same as you found it. When you book the vacation home, we assume that the house rules are accepted.
