This 12-bedroom property sits on a scenic rise with panoramic views of the rolling hills, and it has room — real room — for the kind of group that's hard to fit anywhere else. Up to 48 guests spread out between the Main House and Guest House, so a family reunion, milestone weekend, or big group of friends never feels crowded. Inside, the main living room anchors the house with deep, comfortable seating and tall windows that pull the hills right into the room. A stone fireplace gives the space its center of gravity, and the light shifts across it all day long. The chef's kitchen is built for cooking at scale: stainless appliances, wide stretches of counter, two dishwashers for the inevitable pile-up, and a dining table that seats ten when everyone finally sits down together. When people aren't gathered around food, they drift toward the game room, where a blackjack table, ping pong, foosball, and air hockey keep a little friendly competition going. A bar and lounge make an easy spot for evening drinks, and a Sonos system runs sound through the gathering spaces so the soundtrack follows the crowd. Outside is where the estate really opens up. There's a heated pool and a hot tub for slow afternoons, a firepit for the hours after dark, and a BBQ grill with a picnic table for meals eaten in the open air. Folding tables and chairs are on hand when the group grows. And then there's the part that sets this place apart: a private lake just beyond the lawn, with a canoe included for easy paddles across still water. Other things to note Home Truths: Pool Heating — Please Read Before Booking The pool is heated with an electric heat pump, which works best in consistently warm weather. It runs 8–10 hours daily and heats the water gradually. During cooler periods (typically May–mid-June and after Labor Day in the Catskills), the pool may lose heat overnight faster than it can recover. As a result, it may not reach or maintain comfortable swimming temperatures. This is normal and not a malfunction. What to expect In early spring and late fall, the pool may be cooler than expected. Please plan accordingly. Pool season The pool typically opens in early May and needs about one week to be ready for swimming. It closes the weekend after Columbus Day. Guests booking near opening or closing dates should expect cooler conditions. - All bookings require a security deposit of $800 to be charged after booking.
