The space Inside Moat Farm: This beautifully restored Grade II listed farmhouse offers over 2,700 sq ft of stylish and spacious accommodation spread across two floors, full of historic charm and countryside comfort. Living Room – A large yet cosy space with exposed beams, wooden floors, a log-burning stove, and French doors opening to the garden. Snug – A smaller second sitting room with its own log burner, perfect for quiet evenings or reading. Kitchen & Breakfast Room – Shaker-style with an AGA, central island, stone flooring, and a walk-in pantry with wine fridge. A relaxed spot for cooking, dining and spending time together. Dining Room – A formal yet homely space overlooking the gardens, ideal for family meals or celebrations. Utility Room & Boot Room – Practical spaces for coats, muddy boots, and laundry, with direct access to the rear garden. Guest WC – Located on the ground floor. Upstairs: Principal Bedroom – Kingsize bed. A large, light-filled room with high ceilings, a luxurious ensuite (roll-top bath, walk-in shower), and a dressing area with island and wardrobes. Bedroom 2 – Twin room with fitted wardrobes and classic country decor. Bedroom 3 – Twin room. Spacious and stylish, ideal for adults or teens. Bedroom 4 – Double bed. Cosy with storage, perfect for children or solo guests. Family Bathroom – Serves bedrooms 2–4, fitted with both bath and shower. Outside Patio Area – Secluded outdoor seating framed by a curved oak sleeper wall, accessed from several rooms. Wood Fired Hot Tub - Set within woodland near the house, enjoy evenings under the leaves and the stars in complete privacy Gardens – 2 acres of landscaped gardens, mature trees, and open green space. Fire Pit – A sunken area surrounded by trees for evenings under the stars. Treehouse – A fun, rustic addition nestled in the front garden. Guest access Guests have exclusive use of the entire main farmhouse, garden studio, landscaped gardens, patio, fire pit, treehouse, and parking areas—including the oak-framed car port. Please note: the adjoining private fields beyond the main garden are not included in the rental and are not accessible to guests. Other things to note This is a historic Grade II listed home—full of character, including low beams in places and slightly uneven floors. Children are very welcome, but please supervise around the fire pit, pond, and treehouse. No parties, events, or amplified music. The adjoining private fields are not accessible to guests. A cot and high chair are available on request. Pet Policy 🐾 We welcome well-behaved dogs at Moat Farm by prior arrangement—after all, they deserve a countryside escape too! Please review the following before booking: • A pet fee of £40 per stay applies. • Maximum of 2 dogs per booking. • Dogs must be house-trained and not allowed on beds or furniture. • Please clean up after your pet, inside and out. Waste bins are provided. • Dogs should not be left alone in the house unless securely crated. • The garden is spacious but not fully enclosed—please supervise at all times. • We kindly ask that you bring your dog’s bedding, towels, and food bowls. 🐾 If you’d like to bring your dog, please message us with some details before booking so we can approve your request. ➤ Please book with the correct number of guests. The nightly rate covers up to 4 guests. Each additional guest (up to a maximum of 8) is charged at £35 per night.
