Comfort, space & relaxation await your stay The space 🏡 About the house The house has four bedrooms and generous common areas, with space for up to 8–10 adults as well as children and infants: • Upstairs there are: Bedroom 1: 1 king size continental bed, wardrobe, one of which also has a cot in the same room. Bedroom 2: king size continental bed, wardrobe. & private balcony. Bedroom 3: A bedroom that is a walk-through room, furnished with a bookshelf and toys for children (including a large rug) + two 90-beds (full-size adult beds - even adults sleep comfortably here) Bathroom 1: Upstairs in front of the stairs, there is a pink bathroom with Toilet & Bathtub 🛀 and sink/mirror. Downstairs: Bedroom 4: Queen size bed with four built-in wardrobes + balcony door out to the back garden. Bathroom 2: By the entrance hall is a modern renovated bathroom from 2022 with shower 🚿 toilet and bathroom cabinet with towels and sink/large mirror and electrical outlet for shaver/electric toothbrush/hair dryer. Laundry room: • Changing table is in the laundry room, easily accessible • Double air mattress is available upon request (for an additional cost) * Iron and ironing board are available * Washer and dryer (exclusive of laundry products) * Cloth drying racks 🛋️ Living room The living room is spacious and inviting, with: • A large 3-seater sofa • Two armchairs • TV stand • 50-inch Smart TV, where you can connect your own devices or log in to your own streaming accounts (e.g. Netflix) From the living room there is a balcony door that leads out to the terrace and jacuzzi, making it easy to move between indoor and outdoor environments. The living room also has a cozy wood-burning stove. For safety reasons, we ask that you follow our instructions for use: • Only adults may light and handle the fire • The wood-burning stove must not be left lit without an adult present in the room • See our guide for correct and safe use • 1 Extra safety gates are available (Must use if you have children in the house for safety). 🍽️ Dining room The dining room is bright and airy, with: • A large dining table with space for 8 people • A second wood-burning stove, which creates extra warmth and atmosphere on cooler days The entire wall facing the garden consists of windows, which provides a beautiful light and view of the greenery - a place that feels open and pleasant from morning to evening. 🍳 Kitchen The large kitchen is fully equipped and adapted for both everyday cooking and shared dinners. The kitchen is equipped with: • Stove • Microwave • Dishwasher • Coffee machine • Toaster • Airfryer • Fridge & freezer There is complete kitchen equipment here, including pots, pans, crockery, glasses and kitchen utensils. The kitchen also has a kitchen island that provides extra work space – perfect for food preparation or baking – and two higher chairs, making it a natural place to gather around even while cooking. ⸻ 🌿 Garden & patios The large garden is perfect for both children's play and adults' relaxation. There are fruit trees and berry bushes, several patios, a sun deck and the possibility of grilling. For those who want, there is also a jacuzzi, which gives a little extra holiday feeling. The large garden offers several different patios for both sun, shade and community. • Sun loungers: • Two sun loungers in the garden • Two sun loungers on the balcony on the upper floor • Outdoor areas for meals & coffee: • A larger seating area in the garden, perfect for outdoor coffee or longer dinners * A grill is also available • Another outdoor table with chairs in the garden • ♨️ Jacuzzi & separate terrace: On the side of the house there is a separate terrace with jacuzzi, as well as a table with four chairs - a secluded and quiet place to relax. IMPORTANT TIP: Use is according to house rules (see separate details under house rules about temperature and energy use), we want to be clear that additional costs may apply in case of excessive electricity consumption). Our goal is not to charge extra, but to avoid abuse 💛 Fruit from the garden may be enjoyed with care. As a farewell greeting, you are welcome to take a small bag of apples home with you.🌿 📍 Location & Excursions The location makes it easy to get to Ystad by bus, car or bike, as well as to restaurants, golf and excursions along the coast - while the house is located in a quiet and peaceful location. (Tips on local favorites can be found in our guidebook.) Guest access Guests have full and private access to the entire house and garden during their stay. This includes: • All indoor living areas • Bedrooms, kitchen, bathrooms, and common spaces • Garden, outdoor seating areas, and jacuzzi • One designated parking space on the property Please note: • The locked garage and one storage room next to the garage are not accessible to guests • Only registered guests are allowed on the property The house is intended for quiet family stays and relaxed time together, and is not suitable for parties or events. Other things to note 🇬🇧 House Rules – Jacuzzi & Electricity Jacuzzi – usage & temperature The jacuzzi is available for guest use and is normally set to 26°C to reduce electricity consumption and environmental impact. • Guests may increase the temperature to a maximum of 38°C, approximately 1–2 hours before use. • After use, please lower the temperature back to 26°C. • Always keep the cover closed when the jacuzzi is not in use. Thank you for helping us keep energy use and environmental impact at a reasonable level 🌱 ——- • Electric vehicle charging (not permitted) • Plugging in motorhomes, campervans, or similar vehicles is not permitted ——- Electricity – Fair Use Policy Electricity is included in the booking price for normal household use. This corresponds to approximately 8 kWh per day. If consumption exceeds this level, additional usage will be charged at €0.35 per kWh. The property is equipped with electricity monitoring to identify unusually high consumption, such as: • Prolonged use of the jacuzzi at maximum temperature • Continuous or excessive electricity usage beyond typical household levels In cases of significantly higher-than-normal consumption, an additional charge may apply. If so, it will always: • Be clearly documented • Be communicated transparently with the guest • Follow Airbnb’s policies on fairness and disclosure Our goal is simply to ensure responsible use of energy, not to apply extra charges 💛 _____ Wood-burning stoves – rules for use There are wood-burning stoves that guests are welcome to use for extra coziness and warmth. For safety reasons, the following rules apply: • Only adults may light and handle the wood-burning stoves • The wood-burning stove must never be left lit without an adult present in the room • Children must not handle or play near the fire • Only use the intended fire • Follow the instructions in our guide for correct and safe use • Make sure the fire is completely extinguished before you leave the house or go to bed Thank you for helping us keep the house safe for everyone 🌿 ______ Sheets and towels are provided for a fixed fee per stay.
