Shelves are stocked with board games and fun extras — perfect for game nights, quiet evenings, or family bonding time. 🛏️ Bedrooms & Work-Ready Setup • Primary Bedroom: A plush queen memory-foam mattress awaits — ideal for restful sleep. • Second Bedroom: A full-size bed and a dedicated desk with basic office supplies make this a great spot for remote work or study. 🛁 Bathroom & Essentials • Fully remodeled with elegant tile, a tub/shower combo, and custom flooring. We use decibel readers (they do not record conversations) to monitor levels. 🔇 Quiet hours: 10 PM – 8 AM 💸 Excessive noise may result in a $500 fine due to past neighbor complaints. 🚭 Smoking No smoking inside the house — $500 fine for violations. Smoking outside is allowed. 🚫 Strictly Prohibited • Underage drinking or drug use • Parties or large gatherings • Unauthorized guests 🎉 No mini waste: Please avoid confetti, glitter, water beads, balloons, or any tiny plastic/glass/metal pieces. 👫 We respect our neighbors and community, and strictly enforce these rules. Any gatherings, parties, or unauthorized guests will result in immediate removal from the property with no refund for unused nights. 🐾 Pets • Max 2 dogs: $125 flat fee • Requests for 3rd or 4th dogs require approval (+$100) ❗ Pets must be disclosed and approved in writing before your stay. Undisclosed pets will result in a $150 fee and may lead to cancellation without refund. 🚫 No cats allowed. 👟 Shoes Off Inside Please remove shoes indoors to keep the home clean — the asphalt driveway can track in dirt. Thank you! 🚿 Bathroom Ventilation Please open the bathroom window halfway to 2/3 down OR keep the bathroom fan on during showers and for 20–30 minutes afterward to prevent moisture buildup. 🌡️ Even in cold weather, the bathroom will stay warm. 🧺 Before You Leave We only ask a few simple things to help us prepare for the next guest: • Place used towels in any laundry basket located in the bedrooms • Load any dirty dishes into the dishwasher • Ensure all trash is placed inside the outdoor bins (next to the garage in the backyard) — please do not leave trash on the floor or in bags inside the unit, as this will result in an additional cleaning fee • Lock all doors Set the thermostat to: • 70–75°F for A/C, or • 67–70°F for heat depending on the season 😊 Checkout Note We leave a short list of optional checkout steps — not mandatory, but always appreciated.
