The space The Main Residence On the ground floor, guests can enjoy 100 sqm of elegant open-plan living space featuring: • A spacious dining area • A cozy living room with a fireplace • A fully equipped modern kitchen • A 65” Smart TV • Wi Fi throughout the property Large windows open directly onto the pool terrace, creating a seamless indoor–outdoor living experience. Every space enjoys views of the infinity pool, countryside, and sea. This floor also includes two double bedrooms, each with its own private bathroom. The Independent Residence On the lower floor, accessed through an ornate stone staircase, guests will find a 40 sqm independent apartment featuring: • Two bedrooms • One bathroom • A small kitchenette This self-contained space comfortably accommodates up to four guests and offers additional privacy and flexibility. Design & Atmosphere The villa’s architecture celebrates the timeless beauty of stone and wood, combining natural textures, earthy tones, and handcrafted details to create a warm, elegant, and inviting atmosphere. Guest access It will take you less than 2,5 hours to drive by car from Athens International Airport (ATH) to Nea Styra from the Chalkida bridge. The distance from the Athens International Airport (ATH) to the port of Agia Marina in Marathonas/Attica is 49 km and takes less than one hour driving. Then you have to take the local ferry from the port of Agia Marina in Marathonas/Attica to the port of Nea Styra/Evia, which takes less than 45 minutes. You can easily buy your ferry boat ticket directly at the port*, there is no prepayment/prebooking option. Other things to note Since January 1, 2025, Greece is charging a new Climate Resilience Fee per room per night, replacing the old tourist tax. The fee is · €15 per day from April to October and · €4 per day from November to March, and it must be paid upon arrival.
