Set on an acre of private land with river access, this is a perfect getaway in all seasons. A great base to enjoy nature and explore the area. Convenient walking distance to Hobart's famous bookshops, dining, and wine store. Close to Stamford, Delhi, Bovina and Andes. A short drive to Cooperstown. The space The Historic Hobart River House is a true gem in the Catskills! A colonial home built in the 1800’s, it is nestled in the book village of the Catskills, with a charming backyard and private access to the west branch of the Delaware River. Enjoy all the area has to offer: hiking, biking trails, skiing, and more. Close to many wedding venues. The home has 4 bedrooms, and 2.5 bathrooms. The primary with en suite is on one side of the home, fit with a king size bed, claw foot tub and walk-in shower. The additional 3 guestrooms are on the other side of the home, two with queen beds, and one with a full bed. The second bathroom upstairs has a walk-in shower and separate toilet. All beds are cozy, with crisp white sheets and cushy duvets – what a perfect way to catch up on your rest in the country! Downstairs, the home has a full kitchen with everything you could possibly need to cook up a storm with your loved ones. Gas stove and oven, dishwasher, microwave, Nespresso machine, serving bowls and trays, spices, and more! The kitchen is also home to a second eat-in area with farm table and six chairs. Just off the kitchen is the parlor – a quaint seating area with vintage blue velvet sofa, record player, games, puzzles and more. It's the kind of space our guests love to pour a cocktail and relax with music and friends or family. The living and main dining rooms are next to the parlor and have a large open floor plan. The dining room sits 10 comfortably, in the alcove of a beautiful bay window. The living room TV has a 60" tv with ChromeCast, so you can stream Netflix, Hulu, etc from your own devices. You can also connect to the Sonos system to play music. The home has a laundry room/half bathroom downstairs off the generous mudroom where you can store all your coats, boots etc. The River House is the perfect home year-round – from cozying up in the colder months, to soaking up the sun in summer. The outdoor deck has a dining table and Weber propane BBQ. While grilling and relaxing on the deck, you have direct views of the yard the bar (complete with mini fridge and disco ball), the hammock, the outdoor fire pit, and the river. If you are licensed, you can fish right in your backyard in the Delaware River. The River House is located on Main St, and as such is walking distance to some of the charming amenities that historic Hobart has to offer, including seven book stores (it is the book village of the Catskills after all!), a fantastic wine and liquor store, gift store, vintage store, the Hobart farmers market (April-Oct), Book Village Inn & Bar, the Catskills scenic trail, local meat, milk & produce, and more. Stamford is 3 miles away for groceries, a Walgreens, Stamford coffee and other amenities. We are close to 4 ski mountains: Plattekill (15 miles from house), Windham Mountain (28 miles), Belleayre (28 miles) and Hunter Mountain (33 miles). Driving around the neighborhood is a feast for the eyes no matter the time of year. We would love to host you so you can see it for yourself! Guest access Guests can access the property via contactless entry any time after check in. The code for the key pad will be provided 48 hours prior to check in. Guests can use all areas of the home and yard, aside from three locked closets reserved for house supplies, and one locked shed for owner's tool and materials. Other things to note No smoking at all in the home. No open flames inside the house - in the firepit area only. Out of respect for our neighbors, please no loud noise or amplified music outside after 9pm. Pet rules: Dogs permitted with a pet fee. No pets over 35lbs. Max 2 pets per booking. Access to the river is at the guests' own risk. Please note that the pool in the background of the yard images is unavailable for summer 2025 due to repairs.
