Climb the stairs to the main level and use your personal door code to enter. Step inside to a bright, airy, and open-concept home designed for both comfort and connection. Expansive windows frame the tranquil water views, while natural light pours into every room. On the main level you will find the central area with cozy seating, a smart TV, and picture-perfect views of the river — the perfect backdrop for morning coffee or late-night conversations. The central living room is charming and comfortable with coastal decor, high ceilings, and views of the water. The living space flows easily to the kitchen for easy conversations and entertaining. Beyond the living room is a lovely porch overlooking the water. The fully equipped kitchen comes stocked with everything you need to cook and share meals — stainless appliances, ample counter space, cookware, and serving dishes. Whether preparing a seafood feast or a simple breakfast, you’ll enjoy both form and function. Off the kitchen is a convenient 1/2 bath and also a main level bedroom and full bath. Continue through the bedroom to the sunroom with expansive views that overlook the water. This room also has an entrance from the living room. Upstairs is a bedroom with 2 Queen beds, perfect for friends sharing or a small family, and a loft that overlooks the living space below and also has 2 queen beds for sleeping. There is no door to the loft. Each bedroom is thoughtfully furnished with plush bedding, high-quality linens, and restful décor inspired by the Chesapeake coast. Wake up to birdsong and water views, and fall asleep to the gentle rhythm of the river. Outdoor Living The outdoors at Sunset Point feels like your own private park. Relax on the spacious deck overlooking the water — perfect for morning coffee, yoga, or evening wine. The private dock offers a front-row seat to nature’s beauty: fish from the pier, launch a kayak, or simply sit and watch blue herons drift by. The large grassy yard in front invites outdoor games. Challenge someone to a fun game of corn hole! Spend the afternoon exploring all the Northern Neck has to offer and then return home to watch the setting sun put on a different show each night. As the sun goes down, gather around the expansive firepit with room for everyone under a blanket of stars. Roast marshmallows, share stories, and listen to the frogs serenade the night. As you crawl into the comfortable beds with crisp linens and cozy comforters, drift off to sleep cherishing the memories you made and thinking about plans for the next day. Parking is available on-site for multiple vehicles. Please do not park or turn around on the lawn, it could cause extensive damage to the septic system. Firewood is provided. Many people like to swim in the river, but there is also the option of swimming in the Chesapeake Bay at Hughlett Nature Preserve in nearby Kilmarnock. In the warmer months there may be jellyfish in the water. We also recommend wearing water shoes for added protection as there may be sharp oyster shells in the water. Stay safe and enjoy the water! +We warmly welcome dogs to our space. Please note there is a $25 per dog per night fee. We kindly ask that they stay off the furniture and beds as well. We provide dog covers. $40 extra charge for removing dog hair from furniture or bedding. Thank you for your understanding! +The house is located in a natural & wooded area, so you may see & hear bugs, furry critters of all sizes (including but not limited to deer, squirrels, and rodents), & reptiles. Our property has regularly scheduled pest control, however, we cannot guarantee that any such critters will not be visible in & around the property. Please try to keep the doors closed, do not leave food outside to prevent entry of unwanted critters. Do not feed any wildlife as they are wild animals. No refunds will be provided if a local critter visits the property. +To ensure transparency, please note that if your payment was processed via Stripe and you choose to cancel your reservation, the initial Stripe processing fees are non-refundable, as per Stripe’s policy. +Wi-Fi is available, though speeds may vary due to the rural setting. Most guests find it suitable for streaming and remote work. The dock and shoreline are natural and not fenced; please supervise children near the water. Cell service can vary by provider, but Wi-Fi calling typically works well. +Travel Protection Highly Recommended - we strongly encourage purchasing Travel Protection for your trip. If unforeseen circumstances such as sickness or injury prevent you or a family member from traveling, Travel Protection can reimburse 100% of your prepaid, nonrefundable costs.
