Living room, dining room, brand new equipped kitchen, 3 bedrooms, 1 bathroom with large walk-in shower, separate toilet. Large wooden terrace, small rubble house with open fire and barbecue, ecological swimming pool, trampoline, petanque, pingpong. Ample on-site parking. Facilities: Furnished and equipped, table/chairs/cabinets, fridge and freezer, dishes, fire extinguisher, washing machine, dishwasher, kitchen/oven/microwave, television (TNT), Wi-Fi Internet, baby bed and chair, games, books and comics. Garden furniture. Sleeping and storage: 1 large double bed (king size 180 x 200 cm, one-piece mattress) in the large mezzanine bedroom at the top + 2 single beds, 1 bedroom with 2 single beds (90 x 200 cm) at the bottom, 1 other smaller bedroom at the bottom with 1 double bed (140 x 200 cm). Pillows and blankets/duvets. Sheet/Bedding provided. Cabinets and storage bins are available. Sheets and towels provided. Land: The South/Lower part contains the house and is of the garden type, the North/Upper part is of the meadow/plantation type. The northern part is in a protected Natura 2000 area, in the morning you will sometimes have the chance to see deer looking towards the small wood. Caretakers: A discreet couple guards the house and maintains the grounds. They live in the annex behind the house. Games: There is a large (430 cm) trampoline with protective net. Open fire and Barbecue: an outdoor barbecue is available to tenants (to be cleaned after use). Charcoal is sold at the supermarket nearby. Miscellaneous: Many supermarkets a few minutes away by car, as well as the Cognac covered market which is also open on Sunday mornings. There is a military air base near Cognac, the planes pass from time to time in squadron which offers an interesting spectacle. Ecological swimming: Central element of the property, the ecological swimming pool 13.2 m × 4.8 m is the place for all pleasures and discoveries. Principle: Excellent hydraulicity and powerful UV and Ozone sterilization allow the use of a strict minimum of products. The coating is a large format tile. The water height in the swimming area is 1.40 m everywhere, the paddling pool area is 40 cm deep. Special precaution: No external product should be added to the water. Avoid drinks and food nearby as they may accidentally fall into the pool. Limit or even avoid sunscreen before swimming. Precautions: Do not damage the filtration systems. Important: Swimming shared with the caretaker: Swimming is available to tenants, but it remains a shared space with the caretaker who regularly accesses it for maintenance and safety. Outdoor cameras: As with the outside, the swimming area is equipped with a declared and visible video surveillance device. These cameras do not film the interior of the accommodation or exclusively private spaces. Their purpose is the safety of property and people, as well as the prevention of damage. Guest access The entire property is available for guest use except the caretaker's annex, the cellar, the dressing room, the plantations/vegetable gardens/meadow, the henhouse, the technical rooms.
