Stay in a charming and beautifully converted building, full of character and history — perfect for couples or solo guests looking to relax in the Kent countryside. The Lavendrye sleeps up to 2 guests and offers a bright, thoughtfully designed space with a comfortable sitting room, well-equipped kitchenette, and a peaceful bedroom — ideal for a relaxing break or longer stay. The space Steeped in history, The Lavendrye was originally the laundry building for the Miller’s house at Bartley Mill, with origins dating back centuries. Today, it has been carefully converted to retain its character while offering modern comfort, with features such as exposed beams and a light, airy interior. Despite its historic charm, the property is well equipped for contemporary living. The compact kitchenette includes a combination microwave oven, 2-ring electric hob, dishwasher, washer-dryer, fridge/freezer, and coffee machine — everything needed for self-catering stays. The sitting room is a cosy and inviting space, with comfortable seating and French doors opening directly onto a private south-west facing patio, creating a seamless indoor-outdoor feel. The double bedroom is bright and restful, with dual-aspect windows bringing in plenty of natural light. A modern wet room with walk-in shower, WC, basin, and heated towel rail completes the accommodation. Outside Guests can enjoy a private patio with outdoor seating, as well as access to a shared garden overlooking the mill pond (fenced). The setting is peaceful and secluded, surrounded by landscaped grounds and countryside. The Lavendrye sits within Bartley Mill Farm’s 30 acres of rewilded grassland and woodland, with a public footpath leading through the land to the river and beyond — ideal for walking and exploring. Private parking for up to 2 cars is available directly outside the property. Important information The Lavendrye is a self-contained unit adjoining the main farmhouse There is a small step up into the entrance The garden is partially shared with the neighbouring farmhouse Due to the proximity of the mill pond, guests should take care outdoors, particularly with children The Lavendrye sleeps up to 4 guests. • 1 double bedroom (2 guests) • 1 sofa bed in sitting room (2 guests) Please note: use of the sofa bed must be arranged in advance and may incur an additional charge. And note: bed configuration is based on standard occupancy (2 sharing beds). A cot (for a baby up to 2 years old) and/or a camp bed (suitable for children under 12) can be provided on request. The Farmhouse is not included in this booking but can be added separately for larger groups. When booked in addition to The Lavendrye, it can accommodate up to 8 extra guests and includes: • 3 double bedrooms • 1 kitchen • 2.5 bathrooms • 1 sitting room • 1 dining table seating 10 The Farmhouse has its own separate entrance from the front driveway The Lavendrye is set within the peaceful grounds of Bartley Mill Farm, surrounded by 30 acres of rewilded grassland and woodland—an ideal setting for switching off and enjoying the countryside. A public footpath runs through the land, offering easy access to scenic walks across fields and along the nearby river. The setting is quiet and secluded, with landscaped gardens and views over the mill pond (fenced), creating a calm, rural atmosphere. Guests can relax on the private patio or enjoy the shared garden space—perfect for a morning coffee or unwinding after a day exploring. Despite its tranquil feel, The Lavendrye is just a 5–8 minute drive from the centre of Tunbridge Wells, known for its cafés, restaurants, independent shops, and the historic Pantiles—making it ideal for a weekend escape from London. Guest access The Lavendrye is arranged on a single level once inside, offering easy and convenient access throughout the property. There is a small step up at the entrance. The layout makes it a comfortable option for guests seeking fewer stairs and a more accessible stay, although it may not be fully suitable for wheelchair users due to the width of the doorways, or for those requiring completely step-free access. Other things to note Mobile phone signal is patchy, depending on your provider. Wifi provided can support mobile wifi use if you have this function downloaded. Working from home: although we offer Wi-Fi and fibre broadband, this is a residential address so facilities for “working from home” are not guaranteed. Our Wi-Fi is supplied by a third-party and we do not always have 100% control over its functioning. If you need guaranteed Wi-Fi access and have lots of Zoom calls and meetings during your stay, you should ensure that you make arrangements for alternative office rental during the day. The Lavendrye is designed to be a holiday accommodation, not an office. Please note the kitchen is small and not designed for cooking large or complicated meals. The Panasonic combination microwave oven is a regular size, but the electric induction hob is for two pans only. There is a kettle, toaster and Nespresso Citiz coffee machine to help with drinks and meals, and a dishwasher and washing machine/tumble dryer plus clothes drying rack overhead. There are also great local pubs and restaurants which we can recommend nearby, and local food and farm shops too. We can arrange to take food deliveries in advance of your visit if you arrange this well in advance. Pets are permitted by prior arrangement only and will incur an additional charge. Perfect for up to 2 adults in a comfortable double bedroom, with the option to accommodate up to 2 children on the sofa bed. If you’d like to use the sofa bed—whether for little ones or simply for extra space—just let us know in advance, as there is an additional charge. Please note that you must state the total number of guests at the time of booking. If more than two people are staying, we will automatically charge for the use of the sofa bed and provide an extra set of clean linen, unless the third guest is a child under 2 and you are bringing your own cot. Kindly use only the linen provided for the sofa bed, as using other bedding may lead to additional cleaning charges. Any bookings which have to be cancelled as a result of either UK Government restrictions or guest illness will be rescheduled for free. If you wish to have a full refund, then please make sure that you have adequate travel insurance and your own travel insurance covers this.
