Sleep in comfort with one Super King ensuite and one Double ensuite bedroom, both with hairdryers, wardrobes, full-length mirrors, and electric toothbrush chargers. Egyptian cotton linen, fluffy towels, and toiletries are included for a relaxing Norfolk stay. The space Escape to this beautifully renovated hayloft barn on the edge of the historic market town of Wymondham. Sleeping up to four guests, this unique retreat combines character, comfort, and thoughtful design, making it the perfect base for exploring Norfolk or simply unwinding in peaceful surroundings. Ideally located just 20 minutes from Norwich and Snetterton, 45 minutes from the Norfolk Broads, and within an hour of the coast, you'll be perfectly placed for days out. A local Pitch & Putt course is just a 5-minute walk away, several excellent golf courses can be reached within 20 minutes, and guests are welcome to enjoy our private tennis court during the summer months. The barn has been finished to a high standard throughout, with calming neutral tones, stylish furnishings, and plenty of natural light. Downstairs, the open-plan living space provides a welcoming place to relax, featuring comfortable seating, free WiFi, and a large Sony Smart TV. The dining area sits beneath a striking galleried ceiling with gramophone-inspired lighting, creating a memorable setting for meals together. A modern, fully equipped kitchen is separated from the dining area by a sliding oak door and includes a fridge-freezer, dishwasher, oven, hob, Nespresso coffee machine, kettle, toaster, and all the cookware, crockery, and glassware needed for a self-catering stay. A separate downstairs WC and washing machine add extra convenience. Upstairs, two ensuite bedrooms provide comfortable and flexible accommodation. The first features a cosy double divan bed, fitted wardrobe, bedside lighting, full-length mirror, clothes rail, and fan for warmer days. The second bedroom offers a luxurious super king Loaf bed, fitted wardrobe, hairdryer, bedside tables, and a calm atmosphere for a restful night's sleep. Both ensuite shower rooms include a shower, WC, basin, and complimentary shampoo, conditioner, and shower gel. Outside, enjoy your own private patio with seating for four and a BBQ, ideal for relaxed summer evenings. Private parking for two cars is available directly outside the property. Travel cot and highchair available on request. Please note: no pets, no smoking, and no parties. Tennis court access is available between 10am and 6pm during summer months. Use is at guests' own risk and the owner may occasionally require access. Guest access Arrival is simple and stress-free. Park directly outside the barn and make yourself at home. If we're not available to greet you, you'll be able to access the property via a secure key safe, with full arrival details provided before your stay. The property benefits from private parking for up to two cars, making it an ideal base for both holidaymakers and those working locally. Please note that EV charging is not available on site. Each property within the grounds enjoys its own private garden space, ensuring guests have their own area to relax and unwind. To maintain our high standards between guests, we operate a tight cleaning schedule and are therefore unable to offer late check-outs. Other things to note The fully equipped kitchen includes a dishwasher, integrated microwave, Nespresso coffee machine, and everything needed for a comfortable self-catering stay. To help you settle in, we provide a small starter supply of dishwasher tablets, washing-up liquid, and Nespresso pods. Guests have access to the rear garden and patio area, complete with outdoor dining furniture overlooking the tennis court and open countryside beyond. You're welcome to enjoy the tennis court during permitted hours—just remember to bring your own rackets and balls. The driveway is shared with two neighbouring properties, each with their own private garden and outdoor space. The tennis court may be used by the owners from time to time but this very occasionally. For your convenience, USB charging points are available in the living area. Bedroom pillows are medium-support and made from soft-touch synthetic fibres. Wymondham offers excellent local amenities, with Morrisons, Waitrose, Lidl, and Co-op all nearby for grocery shopping. Wymondham railway station is just a 5-minute drive away, with direct services to Norwich and Cambridge. Please note that this is a non-smoking property. Fans are provided for warmer weather, however there is no air conditioning. EV charging is not available on site. We also kindly ask guests to switch off the exterior lights when not in use to help reduce energy consumption.
