We are so glad to share our cozy renovated luxury mountain home. With a modern rustic decor, beautiful mountain views, large fire place, spa like bathroom with 2 sauna's, 6 ft soaking tub and separate shower, you are sure to relax and enjoy your stay with us. This is the perfect place to return after a day of adventure whether its hiking the many nearby trails, tubing, enjoying the fall foliage or skiing at Sugarbush or Killington approximately 30-40 minutes away. Covid 19 Protection and Rules; Our home is always kept spotlessly clean but now we have added extra cleaning measures. After the home is thoroughly cleaned, all surfaces are wiped down again with disinfectant. All bedding and towels are washed on the long disinfectant cycles to assure added cleanliness. Weather permitting, the windows are opened to allow fresh air to circulate prior to guests arrival. We have a camera for the walk way and driveway. Occasionally guests bring more guests than the reservation indicated which the camera flagged. This is a safety hazard to both the community and to our home and guests violating the rules are asked to leave immediately as well as pay the extra UNAUTHORIZED guest fee of $100.00 per night, per guest. Our House rules below, specify no events, parties or loud music. People who come to our area, come for the solitude and quiet of the area. Parties and heavy drinking are not permitted. Please do not book our place if you wish to engage in this activity. We had our first incident with guests who violated these house rules, which created complaints in our community. I wish to avoid a recurrence by highlighting our house rules. Thank you for understanding. IMPORTANT MESSAGE FOR Winter guests: IF YOU DO NOT HAVE ALL WHEEL DRIVE OR 4 WHEEL DRIVE WITH SNOW TIRES OR CHAINS, PLEASE DO NOT ATTEMPT TO COME UP OUR MOUNTAIN IN THE WINTER WITHOUT MAKING OTHER ARRANGEMENTS WHICH ARE PROVIDED BELOW. IT IS TOO RISKY. HOUSE DESCRIPTION: Our house is located in the quaint, historical town of Rochester, Vermont and was designed by the well known architect, Robert Williams who was greatly inspired by Frank Lloyd Wright. It is beautifully perched on the side of a mountain with breathtaking views of the Green Mountains. Robert Williams believed in not taking up farmland but instead building on the side of hills, where you could appreciate the vistas that Vermont gives us and look through the trees to the distant mountains beyond. His designs blend into the trees while still allowing much natural light into the homes. This home has been fully renovated to add a touch of luxury to this rustic setting. This rental includes three full floors, with the 3rd floor studio being set up as a separate suite with its own kitchen and spa bathroom with sauna which provides privacy for in laws or other guests. This home is perfect as a romantic getaway or for family gatherings. The home was named "Magic Happens" because of the wonderful experiences our guests had when visiting. There was something about the majesty of the mountains, the tranquility of the surrounding nature and the magical feeling of the morning mists and evening sunsets that allowed guests to experience an awe not felt elsewhere. Our ice cold water (filtered) which comes from a mountain aquifer on our property, nearly 2000 feet underground, also has its own untouched "Magic". The home has two king beds, two queen, two twin beds and one queen sofa bed. All beds have fluffy comforters with duvets and guests have complimented the great mattresses and cozy bedding. In the Summer fluffy comforters are exchanged for soft lightweight blankets. All 4 bathrooms are full size with modern showers, soaking tubs and Vermont Verde marble counters. The kitchen has modern appliances and counters made of Vermont Verde Marble, mined in the town of Rochester. The kitchen is well stocked with everything you need including Kitchen Aid Mixer with attachments, blender, electric tea kettle, 3 coffee makers, waffle machine, espresso machine, food processor, and lots of pots, pans, and accessories for those who love to cook. We have a large assortments of spices and staples for your cooking needs. The 3rd floor kitchen is a well equipped efficiency kitchen. The large fireplace with field stone masonry is a signature Hawk creation and adorns our Hawk homes. All rooms have amazing views looking out on the mountains and the lovely decks provide ample space to enjoy the beauty of surrounding nature. The 3rd floor has its own separate entrance and also can be accessed from the upper floors. Our home is one of the few luxury rentals in this rural area and is perfect for those who wish to enjoy the solitude of mountain nature, with the comforts of a 5 star hotel. The house also offers much privacy for groups who wish to congregate together but also have plenty of individual space. We have a membership to the Hawk tennis courts and guests have free access to the courts. A tennis court key will be left in the house. Please bring your own equipment. SUMMER GUESTS, please note that we have air conditioning upstairs, but bedrooms and lower floors have either ceiling fans or floor fans to cool the room during the evening. Vermont evenings are generally cool but guests should know in case this is an issue. Please do not forget to read the "OTHER THINGS TO NOTE" section below. WINTER GUESTS: PLEASE NOTE THAT SNOW TIRES OR CHAINS ARE NEEDED TO REACH OUR HOUSE IN THE WINTER. Guests will use front door to access the space. A lockbox with key is on the wall next to the front door. Pull the door towards you as you insert the key since it can be a little sticky. Press on the button light over the lock box to supply more light. I will not be available in person, however, I can be messaged and receive texts at any time of day and will respond promptly. On the premises, I have phone numbers of Hawk Management as well as all my phone numbers, in the event you need to access me. I also have a co host who lives at the base of the mountain who will be available to help and can provide parking and rides in the event you are unable to make it up the mountain. His phone number will be provided. The neighborhood is populated by the famous Hawk Homes designed by Robert Williams. The environment is true Vermont rural with dirt roads, beautiful forests, pond, hills and winding roads. Deer, fox, owls and Hawks enjoy their homes in this setting. Our home is located on an exclusive Hawk development which is very quiet and private. You can take long walks around the mountain, run up and down to get an excellent workout, swim in the pond or explore the woods and trails. I will have brochures and lists of our favorite places in a binder, as well as important phone numbers and things to know regarding coming and going. In the Summer neighbors have their windows open, since most do not have air conditioning, and we ask guests to be aware that sound is amplified by the surrounding mountains and can be heard by neighbors. For those who don't have 4wd with snow tires or chains, we do have someone who helps manage our property about 20 minutes away where you can park your car and obtain a ride up and down the mountain. He does charge a fee and needs advance notice if you will be needing his service. I can help set that up for you. IMPORTANT MESSAGE REGARDING FIREWOOD AND GARBAGE DISPOSAL AND MORE: Our location on top of a private mountain road offers magnificent views and privacy, but also causes deliveries and services to be expensive because of the steep hill accessing the home. We do supply a limited amount of firewood for guest use (approximately 40-60 pieces of 16" logs) depending on the length of the stay which we have left inside the house next to the fire place and in most cases that has been more than enough for guests use. Although we have wood stacked outside, this is for owners use only. Please message me if you need more wood. Our town does not offer garbage pick up and private garbage pick up and disposal is expensive in Vermont. Our nightly rate includes disposal of 3 - 33 gallon bags of garbage per day which we found is more than adequate for most guests needs. We have cell phone service but it can be limited and although the wifi is good, it is sometimes interrupted by power outages. We recently had EC Fiber internet installed which provides excellent, faster WIFI service and is much faster than our former internet. If WIFI is interrupted, then unplug the modem on the kitchen counter and after a few seconds, turn it back on. This usually works to restore WIFI. We do offer a land line phone for calls made in the USA. Our TV service is Direct TV and in heavy snow storms the satellite dish on the side of the house may need to be swept off. We encourage guests to open kitchen cabinets and closets and look around. Table extension and extra chairs are found in the coat closet as well as a kiddie gate for the stairs. A bench for extra table seating is in the upstairs bedroom. Table cloths and placemats are in the kitchen cabinets under the island counter. These are the items guests ask about frequently. Feel free to message us if there is something you can't find. We have spices and staples for your use and ask that you replace items that run low for future guests. In the winter it is essential to have snow tires with either 4 wheel drive or all wheel drive to be able to get up our mountain. Although the roads are plowed, the steep slope can make it difficult and dangerous at times without snow tires or 4 wheel/all wheel drive. We do have a generator and once a month, it turns on automatically for a few minutes as a test run to make sure it's working. It can be heard inside and can startle if you don't know in advance what it is. If power goes out due to a storm, the generator will kick in and the sound will be audible, but you will have heat and electricity until power is restored. For Summer guests, please note that we only have air conditioning upstairs and bedrooms and downstairs have either ceiling fans or standing fans to cool the rooms. For the most part, Vermont evenings are cool and many homes don't have air conditioning. We are considering adding air conditioning in the future if there is need and will update our listing accordingly. PLEASE DO NOT BUILD A FIRE ON OUR DECKS OR ANYPLACE ON THE PROPERTY OTHER THAN IN THE INDOOR FIREPLACE. THE CHARCOAL GRILL IS TO BE USED ONLY WITH CHARCOAL FOR GRILLING. ANY OTHER USE IS A FIRE HAZARD. Please bring your own charcoal. Thanks for your consideration of these details.
